Trask River Mobile Home Park Introduce
The **Trask River Mobile Home Park** provides a foundational resource for long-term and affordable housing in the Tillamook area of the Oregon Coast. Located near the confluence of the Tillamook and Trask Rivers, this community serves as a combined **mobile home park and RV park**, catering to individuals and families seeking permanent residence or extended stays in this scenic region. The park, situated at **3370 Gienger Rd**, is a significant local housing provider, reportedly featuring **66 spaces** across an estimated **8.75 acres**.
Affordable housing options are critical in coastal Oregon, and this park helps address that need. However, it is important for prospective residents to conduct thorough due diligence, as the property has faced challenges. Customer reviews have noted issues regarding maintenance ("very tiny run down park") and the reliability of shared facilities like the laundry room ("always broken"). Furthermore, reports of community problems such as theft and poor management ("ruins tenants homes") suggest a need for careful consideration before choosing to live here, especially for families with children. Despite these concerns, the park’s primary value lies in its status as a cost-effective, long-term base near Tillamook.
Trask River Mobile Home Park is located at **3370 Gienger Rd, Tillamook, OR 97141, USA**. This address places the park conveniently on the outskirts of Tillamook, the primary commercial and governmental hub of Tillamook County. The location is an asset for residents who need easy access to town amenities while retaining proximity to the region’s stunning natural environment.
The park's location offers key logistical benefits:
- **Proximity to Tillamook:** The park is just a short drive from downtown Tillamook, where residents can access the famous Tillamook Creamery, major shopping centers, restaurants, the public library, and healthcare facilities.
 - **Coastal and River Access:** The area is a gateway to the **Trask River Valley** and the **Tillamook River**. This location offers quick access to renowned fishing, kayaking, and other water-based recreation opportunities that the Oregon Coast is famous for.
 - **Transportation:** The park is close to **US Highway 101**, the major north-south coastal route, facilitating regional commuting and travel.
 - **Local Environment:** The surrounding area often features scenic views and a quieter environment compared to being directly in the city center, offering a small retreat feel.

As a manufactured home and RV park, **Trask River Mobile Home Park** provides the fundamental infrastructure necessary for permanent residency and extended RV stays. The services are focused on the lot rental itself and shared community necessities.
- **Utility Hookups:** The park provides essential connections for both mobile homes and RVs, including lots with access to **water, sewer, and electric service**.
 - **RV Accommodation:** Specific spaces are designated for **RV Park** use, accommodating extended-stay RV living, which is a key housing option on the Oregon Coast.
 - **Laundry Facilities:** A communal **laundry room** with washing machines and dryers is intended to be available for tenants, though past reviews suggest maintenance issues may compromise the reliability of this service.
 - **Community Infrastructure:** The park includes necessary infrastructure like roads, lighting, and general grounds management, although the visual appeal and maintenance level have been noted as a concern by past residents.
 - **Parking:** Lots typically include designated **on-site parking** for residents’ vehicles.
 - **Management:** While management is on-site or local, prospective tenants must clarify current management structure and responsiveness, given previous negative feedback concerning tenant-manager relations and property upkeep.

The core features of the Trask River Mobile Home Park are tied to its role as a budget-conscious residential base in Tillamook.
- **Affordability:** The park provides a lower-cost housing option compared to traditional site-built homes or apartments in the highly competitive coastal Oregon market, which is its most significant benefit.
 - **Mixed-Use Housing:** It serves a dual purpose as both a **mobile home community** and a base for **long-term RV residents**, addressing diverse housing needs in the area.
 - **Proximity to Recreation:** Its location near the Trask River and Tillamook Bay provides residents with immediate, easy access to some of the **best fishing and outdoor activities** in the region.
 - **Community Size:** Featuring **66 spaces** on nearly 9 acres, the park is a medium-sized community, potentially offering a more intimate setting than much larger parks, though this can also contribute to concentrated community issues.
 - **Strategic Tillamook Base:** The location is highly practical for individuals working or commuting in the Tillamook area, minimizing travel time to work, school, and essential services.

Its fundamental advantage is the provision of budget-friendly, long-term living spaces on the Oregon Coast, a market where housing costs are frequently prohibitive. The location provides easy access to the city of Tillamook and the incredible natural recreational opportunities of the Trask River and surrounding area.
However, potential residents should be aware of past community concerns regarding maintenance, shared amenities (like the laundry room), and security issues. It is highly recommended that any potential tenant visit the park in person, speak with current residents, and thoroughly vet the current management’s responsiveness and policies to ensure the environment meets their standards for safety and cleanliness before committing to a tenancy. The choice to live here should be weighed carefully against the significant benefit of securing a necessary, lower-cost base in Tillamook County.

Trask River Mobile Home Park Reviews
The manager is a tweaker who ruins tenants homes and leaves the problems to them to fix
May 27 · John PeterIt's a very tiny run down park. The 2 washing machines are always broken as well as the dryers. The people that live there leave something to be desired and there is a lot of theft happening. I would most definitely look for a different park to live in, especially if you have children
November 03 · Meghan WilsonThanks to the new owners, this is the LAST place on Earth you want to live. Do yourself a huge favor and look ANYWHERE else. You were warned!
October 12 · Fire FarterI thought this location offered rv and camping according to a Google search, but when I arrived, I found it to be a older mobile home park and the rv spaces were full and a longterm living situation.
June 11 · Alex WTheres 3 rows of trailers, the 1st row is pretty nice, the 2nd row could use a little work and then we call #3 skid row because well..........you know...
