The manufactured home communities managed by Toy's Manufactured Housing Inc, such as Cocheco River Estates, are characterized by several key features and highlights, often emphasizing a particular type of community living:
- Strictly Enforced Community Rules: A prominent feature, as evidenced by resident testimonials, is the rigorous enforcement of park rules. This includes policies on occupancy limits (e.g., "no more than 2 people per residence"), pet policies (which may restrict certain types or numbers of pets), and property maintenance standards. While some may find these rules restrictive, many residents appreciate them for maintaining a consistent quality of life and preserving property values within the community, preventing issues like unkempt yards or loose animals seen in less-regulated parks.
- Commitment to Quality of Life: Feedback suggests that the Toy family, who operate the parks, are "fiercely protective of the quality of life in their communities." This indicates a strong dedication to ensuring a pleasant and well-ordered environment for residents.
- Well-Maintained Communities: Due to strict rule enforcement, it is generally expected that the common areas and individual lots within Toy's managed parks are kept in good condition, contributing to the overall aesthetic and appeal of the neighborhood.

- Proximity to Rochester Amenities: Living in a Toy's Manufactured Housing Inc community means enjoying the conveniences of Rochester, including local businesses, services, and recreational opportunities, all within a reasonable distance.
As a manufactured home dealer and park operator, Toy's Manufactured Housing Inc does not typically engage in short-term promotional sales or "special offers" in the way a retail store might. Their value proposition for New Hampshire residents lies more in the long-term affordability and stable living environment their communities provide. The core "offer" is access to well-maintained manufactured home communities and the opportunity for homeownership at a price point often more accessible than traditional housing in the Rochester area. Any specific promotions would likely revolve around individual manufactured homes for sale, which may occasionally be listed with price adjustments by individual sellers or through real estate agents working with Toy's Manufactured Housing Inc. Prospective buyers interested in purchasing a home within a Toy's managed park should inquire directly about current inventory and pricing, as well as any incentives that might be available on particular units. The enduring appeal for many residents, as highlighted in reviews, is the commitment to strict community standards, which, while not a "promotion," is a significant value-add for those seeking a well-regulated and pleasant living experience. Therefore, the long-term benefit of a high-quality, rule-abiding community can be seen as an ongoing "special offer" for its residents.

Toy's Manufactured Housing Inc Reviews
We called the office today and spoke with Dawn, who I believe is the park manger, to speak about my 80 year old parents possibly purchasing 40 Mondnock at Cocheco River Estates , she was very receptive to the idea until I told her about my adult mentally handicapped brother that lives with them. At that point the conversation went south. She rudely said that he could not live with them as they only allow 2 people to live in a unit, once you add a third it is now a family, and they do not allow that. I would be interested to see if there are any “family’s” living in the park right now. Or perhaps it’s another reason she would not want them to live there. Regardless I have never had the displeasure of speaking to a human being that was as rude as Dawn was during our conversation. I welcome feedback to this review to perhaps get a better understanding of why this person would conduct themselves in this manner.
Mar 29, 2017 · Ron BrownTo former reviewer Ron Brown. Rules in this park are very strict. I don't believe your brother's condition was the exception, it is a "no more than 2 people per residence" ironclad policy. The policies are publicly posted on the website and available for all to see prior to contacting the park - or they were last time I looked. We are residents of the community and love the rules. Having lost a lot of money on a mobile home in a Maine park because although the owner posted Rules, they did nothing to enforce them , so there were old couches in front yards, dogs running loose, and burned out homes left to rot. Made it very difficult to sell there and sold at a loss. As I tell people, a cloister is both protective and restrictive at the same time. The Toy family is fiercely protective of the quality of life in their communities in my opinion. I could see how this zeal could be misconstrued in a phone conversation.
