It's a place where residents typically own their homes but lease the land, a model that provides flexibility and can make homeownership more accessible for various budgets.
A mobile home park, or manufactured home community as they are increasingly known, is designed to foster a sense of belonging. Unlike isolated single-family homes, these communities often feature common areas and a structured management presence. This can lead to a more organized living experience with shared amenities and often a greater sense of neighborly connection. For those in Wisconsin seeking a place to put down roots without the full complexities of traditional real estate, a mobile home park like TOWN & COUNTRY can be a fitting choice.
The evolution of manufactured housing has brought about significant improvements in home design, energy efficiency, and overall quality. Modern manufactured homes are built to rigorous standards, offering comfortable and contemporary living spaces. When placed within a community like TOWN & COUNTRY MOBILE HOME COURT, these homes benefit from the infrastructure and management provided by the park, including utility hookups and maintenance of common areas. This arrangement can simplify the responsibilities of homeownership, as residents typically don't have to manage their own well or septic systems, for example.
Living in a mobile home park in Wisconsin can be particularly appealing due to the state's diverse landscape and strong community values. These parks provide a stable base, allowing residents to enjoy the local attractions, outdoor recreation, and community events that Wisconsin has to offer. TOWN & COUNTRY MOBILE HOME COURT, being located in Janesville, offers the advantages of a medium-sized city with a blend of urban amenities and natural beauty, including its proximity to the Rock River and numerous local parks.
It's important for prospective residents to understand that mobile home parks are regulated by both state and local ordinances, which dictate aspects like lot size, utility provisions, and tenant rights. This regulatory framework ensures a baseline level of quality and protection for residents. While individual park conditions and management styles can vary, the fundamental structure aims to provide a reliable and community-oriented living environment.

TOWN & COUNTRY MOBILE HOME COURT Reviews
Nice clean mobile park.Great people live here there's always a bad apple in the bunch, though overall, nice, clean and very great place to live
May 10, 2025 · Troy TrolingerAs a previous manager of this park for 4 yrs I worked super hard to get this cleaned up and received compliments from the city, then Rocket Realty tuned that all around, rented out disqusting mobile homes to anyone that were very unfit to live in, this photo for the park image is very deceiving, there are very few newer homes , less than 10, the rest are 40-50-60 yrs old! Getting rid of Rocket Realty after I quit was good on the owners part! The water issue is true the lines are over 60 years old and a constant issue of leaks! The city asked me what happened when I quit managing, the code violations during inspections skyrocketed! Glad I moved , that park has alot issues with water sewer lines and nasty trailors! Park needs complete underground do over! This is an honest review of this park! One mobile home of a few for sure did not have water or a furnace that worked, need a few ripped down! The sewer line will backup the whole park under mobiles from tree roots overgrown with raw sewage and toilet paper. This place has really turned into a toilet! Needs new makeover some them trailers not fit to live in! Nasty!
Oct 30, 2023 · Cindy JuddI have lived in this park for 3 years and I love it neighbors are great and the park manager and owner go above and beyond to make sure all is well in the community. The lot rent is cheaper then any other park near by plus way cleaner . Good job to Rocket Realty and The owners. Only reason their are bad reviews is because those ppl either got kicked out for not paying lot rent or are just upset they didn’t get approved to live in park. I would rate this park 5 stars compared to all the surrounding parks plus the location is great , nearby to many restaurants and etc
Jun 14, 2019 · Angelica RodriguezI used to manage this park and the owner is a very pompous individual. They would charge people extra for water. They have a massive leak that’s flooding the entire park. They have FAKE cameras up because they are too cheap to get real ones. The owner has stolen things from tenants and even robbed a disabled veteran. I would not recommend doing any business with them
Nov 01, 2020 · Brenden BoutonOwner and manager do not care about anyone and if you live here they are quick to bring charges in court. My brother lived here for awhile in a room mate situation. Not good!
