Timber Ridge Introduce
Timber Ridge Mobile Home Park is an established community in Fort Collins, Colorado, providing a dedicated space for those seeking manufactured housing and specifically operating as a **Retirement Community**. This dual classification means Timber Ridge offers a living environment where residents typically own their homes while leasing the land, geared toward creating a serene and independent lifestyle, often within a 55+ age-restricted environment. Located in the highly sought-after Northern Colorado region, Timber Ridge presents an alternative housing option to conventional stick-built homes, potentially offering a more cost-effective approach to living in the Fort Collins area.
As with any community, the experience at Timber Ridge is shaped by various factors, including the condition of the physical amenities, the engagement of the residents, and the responsiveness of the management team. The community is recognized for its well-defined structure and the potential for a quiet, stable place to live, which is often a priority for senior residents. It is designed to foster an independent living experience where residents are responsible for maintaining their own homes and lots, contributing to the overall aesthetic and function of the park.
Prospective and current residents should maintain a clear understanding of the community's rules and regulations, as is common in manufactured housing environments. These rules govern everything from lot maintenance—including the appearance of yards and landscaping—to parking, pet ownership, and the use of common areas. Following these guidelines is essential for ensuring a harmonious living environment for all residents and for avoiding potential fines or disputes with management. Open and effective communication between residents and management is crucial for resolving issues and ensuring that the advertised amenities and community standards are upheld consistently.

Residents are within a short distance of essential services such as grocery stores, banks, pharmacies, and medical facilities. The location provides a good balance, offering a quieter residential setting while still being well-connected to the main arteries of Fort Collins, including quick access to Harmony Road and Horsetooth Road. This positioning facilitates easy travel to downtown Fort Collins, Colorado State University, and the beautiful natural areas surrounding Horsetooth Reservoir.
Recognizing the needs of its senior and independent living population, the park is designed with a focus on accessibility. Key accessibility features include:
- Wheelchair accessible entrance
 - Wheelchair accessible parking lot

These features demonstrate a commitment to ensuring that the community is navigable and comfortable for all residents, including those with mobility challenges. Additionally, the location's closeness to public transit options along Taft Hill Road allows residents who do not drive to maintain their independence and access the wider Fort Collins area without difficulty.
As a professional mobile home park and retirement community, Timber Ridge provides various services essential for community maintenance and resident comfort, which are integrated into the monthly lot rent.
- **Professional Management:** Dedicated on-site or regional management is tasked with overseeing the park's operations, collecting lot rents, and enforcing community rules.
 - **Community Maintenance:** Includes upkeep of common areas, internal roads, and essential infrastructure, such as the electric boxes and perimeter fencing, which is necessary for safety and aesthetics.
 - **Pet-Friendly Policy:** The community has a clear rule stating **Dogs Allowed**, recognizing the importance of companion animals for many residents. Residents must adhere to specific rules regarding pet size, breed, and on-leash requirements.
 - **Overflow Parking:** The park attempts to provide designated overflow parking areas to accommodate visitor vehicles or extra resident vehicles, helping to keep residential streets clear.
 - **Utility Services:** While residents are responsible for their individual utility hook-ups and usage, the park manages the infrastructure for essential services to each lot.

The initial appeal of Timber Ridge often lies in its advertised amenities and its specific focus on the retirement community demographic. The park's features are designed to enhance the quality of life and provide recreational opportunities for its residents.
- **Retirement Community / 55+ Focus:** The designation as a retirement community contributes to a typically quieter and more settled environment, catering to independent senior living preferences.
 - **Community Pool:** A significant highlight, the pool offers a place for recreation, exercise, and social gathering during the warmer Colorado months. However, the functionality and availability of this amenity are dependent on consistent management and maintenance.
 - **Well-Maintained Lots (Self-Managed):** While the responsibility rests with the individual homeowners, many residents take considerable pride in their property, contributing to a generally pleasing streetscape across the park.
 - **Accessible Facilities:** The presence of wheelchair-accessible entrances and parking lots makes the common areas more inclusive for all residents.
 - **Established Fort Collins Location:** The park benefits from being in a mature neighborhood with excellent access to city resources, medical facilities, and retail services along South Taft Hill Road.

Choosing Timber Ridge Mobile Home Park offers the opportunity for seniors in Colorado to own an affordable home in the desirable Fort Collins area, coupled with the potential benefits of a dedicated retirement community. The value proposition is centered on independent living within a defined, established neighborhood with specific amenities. For a resident looking for a permanent, non-rental housing solution that is more accessible than a traditional single-family home, Timber Ridge provides a clear option.
The presence of advertised features like a community pool, combined with a generally convenient location near key city services, makes the community appealing. Furthermore, the explicit pet-friendly policy is a significant plus for seniors who rely on their dogs for companionship. The accessible design features, such as wheelchair ramps and parking, are critical considerations for the mobility and comfort of the 55+ demographic.
However, potential residents must also conduct thorough due diligence regarding the current state of community operations. It is worth choosing Timber Ridge only after establishing a clear understanding of the lot rent increase history, the current functionality and maintenance schedule of the amenities (like the pool), and the strictness of rule enforcement concerning maintenance and parking. A transparent review of the community rules and a candid conversation with the management about maintenance issues—such as broken fencing, unrepaired electric boxes, and challenging landscaping due to soil conditions—will help in making an informed decision. The park has the underlying structure and location to be a wonderful home, provided that the management and resident communication are consistently strong and that the community's promises are reliably delivered upon. By prioritizing open communication and understanding the resident's maintenance responsibilities, Timber Ridge can offer a stable and economical retirement option in Northern Colorado.

★ 5★ 4★ 3★ 2★ 1Amenities look amazing but have lived here 2 years and never been able to use the pool. Manager Dora could care less until your year is up and it is time to increase rent. Yards are up to the owner but growing grass in sand is impossible. Our fence for the park and resident lot was broke down and never replaced. Our electric box putside and vandalized never fixed. Overpriced and falsely advertised. Wouldn't recommend.
May 26 · Diane ZieglerThe staff has done a poor job communicating with us, explore your options before moving here. We had a friend stay over so they wouldn't drive home drunk so we moved our car onto the grass for 8 hours so they could sober up and drive home in the morning. They provide overflow parking but we didn't want our intoxicated friend driving through the neighborhood. Before we could move our car back they towed it and since it was in park it tore up our grass and they have already threatened us with fines if we don't fix our lawn. They offer no solutions, they just make demands and threaten fines. So far I regret moving here. I should of read the other reviews.Edit: they gave us 1 warning a month and a half ago for parking on the rocks, many people park on the rocks in this neighborhood, they recently issued a rule change forbidding this. They do state in the rules that you are not supposed to park on the grass but I fully expect a warning before action is taken. They also informed us we have received "like 3 warnings" which is not true. Our lawn is brown because it was dying when we moved in and have been trying to rehabilitate it. The neighbor across the street is struggling with the same issue, they moved in a few weeks ago. Management has been threatening fines if we can't get it rehabilitated. I am worried they will receive the same notice. I am genuinely concerned writing this review that the staff will retaliate with fines. If we could talk this over and get this issue figured out I would change this review. The park is generally in good condition and alot of good people live here. I will update this review so people are aware of how the park faculty handle this situation.
August 07 · Nick SingletonGood place to live. Nice people and the amenities are great
July 29 · Elder Jay WhitakerBuyer's regret after less than a year living here - a shame because we like the house and the neighbors are nice. The manager is vindictive if she decides for any petty reason, many with overt racist overtones, that she's doesn't like you or if you question her. She takes retaliatory actions in kind. Furthermore, she and the others in the office do not uniformly enforce existing rules, make up their own to suit them, and they ignore state statutes. We feared, when every neighbor we met upon move-in warned us about management, that we were in a bad situation. Our neighbors weren't kidding. I see that the person responding to reviews is labeled as "owner." Is that really the case?
July 08 · MSI’ve been living here for about 2 months and it’s been a poor experience so far. A couple weeks after moving in I got a notice on my car for parking on the rocks in front of my home and they told me I needed to move or I would be towed. There were 4 other people on my street at the time who were parked in the same area at their homes and none of them received notices. Now today, my car was towed without notice out of my own yard. I had pulled my car up into the yard for a few hours since there’s not sufficient parking at my home, and had not had a chance to move it yet. I woke up to my car being towed. I called the office and the woman working said they had given me “multiple warnings” that I’m not supposed to be parking there, but I have not received any. Now I have to waste $250 to get my car back because management has poor communication skills. I understand I’m not supposed to be parking here now, but it would have been nice to have a warning so I simply could have moved my car. In addition, the towing company messed up my lawn because my car was in park when they towed it. Management is already upset about my lawn because it was dying when I moved in, but they just messed it up even more.
