Three Palms Mobile Home & RV Park Introduce
Three Palms Mobile Home & RV Park is a long-standing, mixed-use residential community located in Fresno, California, serving as both an all-ages Mobile home park for long-term residents and a facility for RV camping travelers. Situated conveniently off the main corridor of the Central Valley, the park provides an affordable and functional option for those seeking residency or a temporary stopover in Fresno. It offers a total of approximately 45 sites and is managed by an experienced team that is reportedly focused on ongoing maintenance and upgrades to the property.
The park's official information highlights several desirable features that contribute to a comfortable living environment. These include a swimming pool, clean restrooms and showers, and a modern, convenient, coin-free laundry system that uses an app for payment, which is a significant upgrade from traditional facilities. One customer review reflects this positive experience, noting "The people I've met have been very nice. Great neighbors! The manager is very sweet and she's keeping the property in good shape. The pool is clean... and the laundry room is coin free and uses a convenient app." The atmosphere is generally described as friendly, with the park welcoming both RVs up to 40 feet and four-legged family members, as it is Dog friendly.
However, potential California residents must be fully aware of the stark contrast presented in another public review, which raises serious, alarming concerns. This review alleges an extensive cockroach infestation across the park and within trailers, describes management as "rude" and unhelpful, and claims the park's actual appearance does "not look like the pictures at all." This reviewer strongly advises against moving into the park, stating "You would be a fool to move your trailer or anything into that park." Furthermore, the management's public response to this review, where they deny the claims and attribute the problem to the resident, demonstrates a contentious relationship and differing views on property maintenance and pest control.
Given this duality, any individual or family considering Three Palms Mobile Home & RV Park, whether for short-term RV stays or long-term mobile home residency, should approach with extreme caution. A mandatory step is an in-person visit to inspect the facility's current condition, speak with multiple residents, and obtain explicit written guarantees regarding pest control protocols, maintenance schedules, and management's dispute resolution policies before making any financial commitment. The park's appeal as a location with affordable rates and convenient access must be weighed heavily against these serious reported maintenance and social challenges.

 - Modern and Clean Amenities: The presence of a clean swimming pool, clean restrooms/showers, and a highly convenient, app-based laundry system provides better-than-basic amenities for the price point.
 - Friendly Community & Management: Positive reviews highlight a sweet manager who is keeping the property in good shape and a community with "very nice" and great neighbors, creating a welcoming social environment.
 - RV Access: The park is Big Rig friendly, accommodating RVs up to 40 feet, and offers easy-access sites, making it a functional overnight or long-term stop for road-weary Californians.

In conclusion, Three Palms Mobile Home & RV Park provides an economically sensible option for both RVers and long-term mobile home residents in Fresno, with functional amenities and a reportedly friendly atmosphere. However, due to the conflicting and serious reports of cockroach infestations and management issues, interested parties must exercise extreme caution. It is imperative to inspect the property thoroughly and obtain clear, written assurance from management regarding pest control and maintenance before signing a lease or paying for a long-term stay.

August 18 · Tonya Knappif it’s possible to put a negative rating I would put a -5. The park is filled with cockroaches after one year My trailer now is filled with cockroaches. Park management is rude. They will not help you in anyway. You would be a fool to move your trailer or anything into that park trust me people it does not look like the pictures at all. ps. you can say whatever you want I’m telling the truth.. everybody complains about it half the park having cockroaches throughout their trailers you can try to make up excuses but it’s still a -5 You would be a fool to move your trailer into that park. That’s why it’s about half empty now and you’re freaking out trying to save your job. I hope nobody is stupid enough to go in there. in response to you saying that I came in with the cockroaches and that you spray the property that is a total outlaw I came in with nothing and left with three months worth of trying to kill cockroaches. Please don’t lie that’s the truth believe it or not try spraying the property you never did that once only your house did you spray believe it or not people it’s your choice
December 03 · Bryan WrightI will be honest. Without Gina being the manager, this rating would be lower. The park is not 4 stars, but she herself makes it that way. Always accommodating and friendly, she really mitigates any unpleasantries you may experience during your stay. The main thing keeping this park from a higher rating, is the loose animals and animal waste that frequently coated the bottom of our shoes, which we constantly needed to look out for. We also had very questionable neighbors that would fight, very loudly, at 2-3 in the morning with their very young child screaming and crying, often. These issues listed are by no means due to Gina, and she did her best to get the neighbors (that were squatting in a relatives RV) to leave, but they would not leave despite notice of eviction. The pool at the park is excellent, but the young kids that frequent it can be excessively rowdy and inconsiderate. A mother of the children basically did a u-turn donut at about 30mph and parked in front of the fence into the pool instead of just parking on the concrete and having the children walk 5 extra feet….Once again, Gina makes the park feel much more like home and the pool is a life saver for the summer.
August 07 · BlaiceMy brother lives here and I stayed with him a short the and in that time I found out that the water is toxic and your not suppose to took or drink or bath in it so I'm assuming the pool is closed because the bathroom padlocked shut so there is no bathroom showers in the park like the website said there also isn't any grass to nice trees. Plus the RV's and mobile homes in the park are all pretty old and broken flown looking cat, and dogs run throughout the park kids are at play always, and neighbors aren't that friendly. I would never recommend this park unless you like living the lower class life style. The place is dirty and runner down. oh ! And my brothers trailer sunk in the ground about a foot in all the rain Fresno has been having so br careful. One star maybe
March 26 · Pezzy SmithSafe place to live, but mainly due to its isolation. Lots of nice trees ( slated for removal), beautiful lawn, they had torn up a few years ago leaving sand and weeds.Good place for cats, having all that sand to poop in. Rent is affordable. 24/7 sounds of freeway 99!!!
