The park's position on a major state highway ensures easy commutes to nearby towns and cities, including Rochester, which is approximately a 30-40 minute drive away, offering a wide array of employment, shopping, and entertainment options.
The convenience of this address extends beyond major thoroughfares. Residents benefit from close proximity to local amenities in Canandaigua itself. As a mobile home park, Thomas Estates (Heron Landing) primarily offers leased lots for privately owned manufactured homes. While the scope of services in mobile home parks can differ from traditional housing, there are core provisions that ensure a functional living environment for residents.
- Lot Rental: The fundamental service provided is the rental of individual lots on which residents place their manufactured homes. This lot rent covers the cost of the land lease.
- Garbage Pickup: Residents benefit from included garbage collection services, a standard amenity that simplifies waste management for the community.
- Snow Plowing: During the winter months, the park ensures that common roads within the community are plowed, maintaining accessibility for vehicles even after snowfall. This is a crucial service for residents in the New York climate.
- On-site Office Support: While many decisions may originate from off-site management, there is an on-site office with staff available to assist residents with general inquiries, administrative tasks, and to act as a point of contact for daily operational matters. Based on resident feedback, the woman in the office is highly regarded for her helpfulness.
It is important for prospective residents to understand that the lot rent covers these essential services, while maintenance of individual homes and, to some extent, the broader park infrastructure, falls under different responsibilities and financial allocations, which is a common structure for mobile home communities.
Thomas Estates, now known as Heron Landing, as a mobile home park, emphasizes a community-focused living experience. While certain amenities are under review or planned, the fundamental features provide a distinct lifestyle for its residents.
- Established Community: Having been in operation for an extended period, the park offers an established residential setting where neighbors often know each other, contributing to a sense of belonging.
- Affordable Homeownership: For many, living in a mobile home park like Heron Landing presents a more accessible path to homeownership compared to purchasing a traditional stick-built home, especially in desirable areas like the Finger Lakes region.
- Future Enhancements (Planned): The new owners have expressed intentions to introduce several significant improvements to the park. These planned features include:
- Community Playground: A dedicated area for children within the park, aimed at providing a safe and engaging space for play and social interaction among younger residents. This addresses a current community need as highlighted by existing residents.
- Dog Park: A designated area for residents' pets, offering a safe and controlled environment for dogs to exercise and socialize. This is a highly desired amenity for pet owners, promoting a pet-friendly community.
- Proximity to Canandaigua Lake: The park's location in Canandaigua offers easy access to Canandaigua Lake, providing opportunities for boating, fishing, swimming, and various water sports, a significant draw for outdoor enthusiasts.
- Access to Finger Lakes Attractions: Beyond the lake, residents are within a short drive of numerous Finger Lakes wineries, craft breweries, unique shops, restaurants, and cultural attractions, contributing to a rich local lifestyle.
It is worth noting that while current residents have expressed concerns regarding the pace of these promised improvements and the condition of some park infrastructure, the commitment to these future features indicates a vision for enhancing the community's appeal.

Thomas Estates Reviews
The former Thomas Estates is a mobile home trailer park.. no camp sites or Rv hookups. We don't even have a community playground for the children who live in the mobile home park. The new owners say.. they will put a playground and a dog park.. but nothing is to promising with them. Once they bought the mobile home park, the new owners changed its name to the Heron Landing. Our park roads have more potholes then the highway roads. My family and I lived here for 7 years.. we been told and seen nothing done about the new improvements. Plus rent goes up .3 % every year!
May 16, 2024 · Kim ReedNone of the lot rent. Goes back into the parks upkeep. Sure it pays for garbage pickup & for the roads to be snow plowed. But, not for new asphalt on the roads, etc. As it costs one [1] tires, shocks, struts & suspension to drive on 'em! Plus, they have no qualified help employed there. To adequately fix, anything ; - ( At least the woman in the office there is tops! She can't do anything really though. Due to everything being decided in a different part of the State. A bigger trailer park.
