The Woodlands Manufactured Home Community Introduce
The Woodlands Manufactured Home Community, nestled in picturesque Oakland Township, Michigan, offers a unique opportunity for individuals and families seeking an affordable and community-focused living environment. As a manufactured home community, The Woodlands provides a distinct housing solution where residents typically own their homes while leasing the land, or "lot," on which their home is situated. This model often presents a more accessible path to homeownership compared to traditional housing, especially in a desirable area like Oakland County.
Operated by RHP Properties, a large owner and operator of manufactured home communities, The Woodlands aims to provide a well-managed and enjoyable living experience. Many residents appreciate the community's commitment to maintaining "very well kept grounds" and "nice homes." Some even prefer the "tighter rules" mentioned in reviews, noting that such regulations contribute to a "good place for families" with a consistently well-maintained appearance. This suggests a structured environment where community standards are upheld, which can appeal to those looking for a neat and orderly neighborhood.
However, it's also important to acknowledge that, like any community, resident experiences can vary. Some feedback points to concerns regarding infrastructure maintenance, specifically "potholes" at the entrance, and issues with water quality, stating, "every month we have notices not to drink the water." Other residents have expressed dissatisfaction with tree maintenance and snow removal, leading to "dangerous" conditions, as well as finding the office manager "very rude and disrespectful." These differing perspectives underscore the importance of thorough investigation by prospective residents. This article aims to provide a balanced and factual overview to help Michigan locals make an informed decision about The Woodlands Manufactured Home Community.
The Woodlands Manufactured Home Community is conveniently located at 1441 W Romeo Rd, Oakland Township, MI 48363, USA. This address places the community in a desirable and scenic part of Oakland County, known for its blend of natural beauty and suburban conveniences. Oakland Township offers a quieter, more residential feel while still providing excellent access to amenities and attractions in the surrounding areas.
The community is situated just about 5 miles from Lake Orion, a vibrant downtown area known for its specialty shops, delicious restaurants, and various activities on Lake Orion itself, including sunbathing, boating, and kayaking. This proximity means residents can easily enjoy a mix of peaceful community living and active town life.
For everyday needs, the location provides convenient access to major retailers like Target, Meijer, and Kroger, ensuring that groceries and household items are just a short drive away. Dining out is also easy, with local favorites such as Lakeville Yacht Club and Kruse & Muer Roadhouse nearby.
Beyond immediate conveniences, The Woodlands is situated within a top-rated school district, which can be a significant draw for families. For recreation, residents can explore nearby attractions like Addison Oaks County Park, Bald Mountain State Recreation Area, and Blakes Orchard and Cider Mill, offering diverse options for outdoor enjoyment throughout the seasons. The community also boasts "convenient access to major highways," facilitating travel throughout Southeast Michigan for work or leisure. While walkability and public transportation may be limited, as is typical for many suburban communities, the overall accessibility by car is excellent.
The Woodlands Manufactured Home Community, managed by RHP Properties, strives to provide a comfortable and convenient living experience for its residents. Standard services typically include:
- Lot Rental: The primary service involves leasing the land on which residents' manufactured homes are placed. This monthly fee covers the use of the lot within the community.
- Utility Hookups: The community provides hookups for essential utilities such as water, sewer, and electricity to each home site. Residents are generally responsible for their individual utility consumption, though details can vary and should be confirmed with management. Some reviews, however, raise concerns about water quality, noting "notices not to drink the water" and issues with "waterheater and all your faucets" being damaged, which suggests a need for clarity on water-related services.
- Professional On-Site Management: The community is managed by professional staff who handle day-to-day operations, aiming to ensure a "comfortable and worry-free living experience." However, some residents have reported difficulties with management, describing the office manager as "very rude and disrespectful" and alleging a lack of responsiveness to problems.
- Maintenance of Common Areas: Management is responsible for the upkeep of shared spaces, including amenities like the clubhouse, pool, and playground, as well as common landscaping. While the park is generally described as "very well kept," specific complaints mention a failure to maintain the "entrance way" due to "bad potholes" and a lack of maintenance for "very large trees," posing potential safety hazards.
- Road Maintenance and Snow Removal: While these are typically services offered in a managed community, resident feedback indicates issues with "salt the roads" and maintaining "sidewalks for the kids to get to the bus stop during winter," forcing children to "walk in the ice road." This suggests inconsistent provision of winter maintenance.
- Pet-Friendly Environment: The Woodlands is a pet-friendly community, allowing residents to bring their "furry family members" with them. Standard pet policies (leash laws, waste cleanup) would apply.
The Woodlands Manufactured Home Community offers a range of features and highlights designed to enhance the living experience for its residents:
- Community Amenities: The park boasts several attractive amenities for residents, including a swimming pool, a playground, a park-like setting, and a clubhouse. The clubhouse is described as "spacious" and "fully equipped with a kitchen, billiard's table, fitness center and a warm fireplace to cozy up to in the winter," providing a central hub for social activities and recreation.
- Family-Friendly Environment: The community is marketed as a "good place for families," with "contemporary amenities planned with your family in mind" and a "community adventure playground." Proximity to a "top-rated school district" also makes it appealing for families with children.
- Well-Maintained Grounds (Generally): Many residents commend the "very well kept grounds," contributing to an aesthetically pleasing and desirable environment. This indicates a general commitment to landscaping and cleanliness in many areas of the park.
- Tighter Rules for Community Standards: Some residents view the "tighter rules" as a positive feature, believing they contribute to maintaining the park's quality, ensuring "nice homes," and fostering a respectful environment. This suggests a community that values order and appearance.
- Variety of Homes Available: The community offers a selection of manufactured homes for sale, ranging from 2-bedroom, 1-bath units to spacious 3-bedroom, 2-bath homes, some of which are "move-in ready" or have recent renovations.
- On-Site Management: The presence of a dedicated "on-site management team" aims to ensure a "comfortable and worry-free living experience," although resident experiences with this service vary.
- Pet-Friendly Community: Residents are welcome to bring their pets, making it an inclusive environment for animal lovers.

The Woodlands Manufactured Home Community Reviews
Nice park, very well kept. Have heard some comments such as rules a bit tight, little bit too strict. However after knowing someone in the park and passing through several times as well as considered buying hime here, I like the tighter rules. That is how you have a park with very well kept grounds, nice homes, and a good place for families.

Jan 14, 2025 · josh taylorThe most incompetent property management staff, if you’re going to buy a trailer from here move it immediately. Terrible plumbing, terrible water quality, they tell you it’s drinkable but leaves an orange film in your brand new bathtub. Seriously a joke of a trailer park. Overgrown trees that are falling all over the place destroying homes and families. People let their dogs run all over the place, I have at least one dog run up on my kids every week riding their bike. Ghetto.
May 31, 2024 · Zach ShieldsAvoid at all costs!!! I've lived here for only 2 months, and it's nothing I'd subject my worst enemy to. We are spending 600$ per month for absolutely nothing. We have to cut our own grass, pay for all utilities, and can't even access the gym because we work past 5pm. On top of all of that, your "new" home will have dented walls, holes in the floor, drawers that can't open, doors that can't shut, abysmal water pressure, nonexistent hot water... just don't. This place sucks.
Nov 08, 2023 · JakeOwners raise the amount that you must pay at least once a month, as well as gives only a 24 hr notice to mow the lawn 2 weeks after it stopped snowing. Do not move here. It is way to expensive and you will never be able to leave with how much you will be paying.
