March 2025: I’ve lived here for four plus years now and for me it’s perfect. For my tastes it’s a high-amenity location, with a level of un-governed chaos that I’m comfortable with. If things get too unlivable, the county police will come if you just call them.For others, however, about a third of the park either has a for-sale sign in their window or intend to sell but have not yet posted with a realtor. So…as in the song Hotel California, “you can check out any time you like but you can never leave”. You will pay lot rent until you sell your house…..and homes here are not selling.But again, for me: this park rocks!July 2024. Yow! My rating of The Reserve goes up to four stars from three! Reason: The Reserve and Gemstone paid to remove a tree that fell across the canal into my yard: it’s gone! They are trimming other trees as well. The clubhouse and pool area are primo! The only reason why not five stars is the shrouded June $35 per month water/sewer increase.So prospective home buyers: given improved park management/ownership: this location becomes a hot rock. If your lifestyle choices match those professed by the authors Stanley and Danko, strike now like a bass on a worm and buy a home here.My July 2023 writeup:Don’t move here unless you can actually afford to “retire”. Unforeseen expenses happen such as $4800 to cut an unstable oak tree down before hurricane season, a $35 per month base increase in water and sewer for which no by-dollar explanation has yet surfaced, and rent increases with inflation. Lot rent increases WILL happen yearly.If, however, you want an unbeatable high-amenity location, don’t mind some chaos but not much violent crime, love forrest, jungle, birds/critters, and want to get out of a large state income nest egg tax: this is your jackpot. The Reserve still retains the sense of "old Florida", with all amenities close by but without the hassle of big city noise, traffic etc. The property manager Kay has been helpful and informative throughout and the long time maintenance man Clay has given us much needed help and advice as new owners of a manufactured home.

She has great people skills. I'm proud of my community. It's came such a long way it's beautiful. I'm sure it's out of her control but the front mobile home is pink and to me it's embarrassing it looks like low income. That's the sore eye about the entrance. The landscaping and design in the clubhouse the beautiful pool. There's a lot of work that has been done in such a short time. I'm very thankful we have someone who cares so much to keep everything so nice. I just wanted to let the company know THANK YOU!
