Based on common practices within the industry and insights from resident feedback, these services typically include:

- Utility Hookups: The community provides the necessary hookups for essential utilities at each lot, such as water, sewer, and electrical connections. Residents are generally responsible for their individual utility consumption and associated bills.
- Community Management: An on-site or accessible management team is responsible for the overall operation of the park, including enforcing community rules, addressing resident concerns, and facilitating communication between residents and ownership. Positive reviews highlight "hospitality and contact we have with not just our Park Management but our Owner also."
- Common Area Maintenance: Management typically maintains common areas within the park, which can include internal roads, lighting, and shared green spaces. However, some reviews indicate concerns regarding the state of "Park Grounds, roads, and certainly no improvements to the water drainage," with mentions of flooding.
- Lawn Services: While some residents may maintain their own yards, some mobile home parks offer or require specific lawn maintenance services. One review noted "lawn maintenance people hired to do the bare minimum," suggesting this service is provided, but with varying satisfaction.
- Pet-Friendly Environment: The Park on 46th is a pet-friendly community, allowing residents to bring their furry family members, though certain breed restrictions may apply as is common in many pet-friendly communities.
Prospective residents are strongly encouraged to contact The Park on 46th directly to obtain a comprehensive and current list of all services included in the lot rent, any additional fees, and detailed information about the park's policies and maintenance schedules.
The Park on 46th offers various features and highlights that contribute to the living experience, reflecting both the intended atmosphere and the realities reported by residents.
- Community Focus: A significant highlight, as expressed by a long-term resident, is the strong sense of community. The park fosters a "blessed and happy" environment with "hospitality and contact" between residents, management, and even the owner. This includes efforts to build community through initiatives like:
- Yard of the Month: An "opportunity for yard of the month" encourages residents to beautify their properties, enhancing the overall aesthetic of the park.
- Meet and Greet & Other Giveaways: These social events help foster connections among neighbors.
- "Lazy Laid Back" Atmosphere: The park is described as having a "Lazy Laid back" ambiance, suggesting a relaxed pace of life that can appeal to those looking to downsize or enjoy a more tranquil retirement in Florida.
- Downsizing Opportunity: For those who have sold larger homes, like one reviewer who downsized from a house in Pinellas Park, the park offers a "lock and go" lifestyle, ideal for residents seeking less maintenance and more freedom to travel.
- Individualized Homes: Residents have the opportunity to personalize their manufactured homes, with positive feedback noting "the beautification other residents have done to there trailers," indicating a sense of pride in homeownership.
- Age Restriction (55+ community): Public data indicates this is a 55+ community, with the 80/20 rule allowing 20% of units to be occupied by those under 55, with a minimum age of 40. This creates an environment typically geared towards adult living and retirement.
However, it's crucial for prospective residents to also be aware of concerns raised in some reviews, which highlight potential challenges. These include:
- Maintenance and Drainage Issues: Significant concerns have been raised about "no improvements to the Park Grounds, roads, and certainly no improvements to the water drainage." Reports of the "Park floods like a river" and "constant standing water" due to inadequate drainage are serious issues that could impact quality of life during Florida's rainy season.
- Management Responsiveness: Some reviews indicate dissatisfaction with management's handling of these issues and general resident betterment, with claims of verbally abusive maintenance staff and management twisting "REGULATIONS to serve their purposes." There are also serious allegations of residents being "railroaded right out the door" and their trailers being taken and resold by management.
These conflicting reviews paint a complex picture, and direct investigation and discussion with current residents, if possible, are highly recommended to gain a comprehensive understanding of the living environment.
For those considering The Park on 46th, direct contact with the management team is essential for obtaining accurate and up-to-date information, addressing specific questions, and inquiring about current availability.

When contacting The Park on 46th, it would be beneficial to inquire about lot rent specifics, any included services, community rules and regulations, the process for applying, and how the park addresses maintenance and drainage concerns, particularly given the previous resident feedback. A personal visit to the property, if feasible, would also allow prospective residents to observe the community firsthand and assess the current conditions of the grounds and common areas.
For locals in Florida, especially those in the St. Petersburg area, The Park on 46th offers a distinctive living option that caters to a specific lifestyle. Its suitability for locals hinges on several key factors. For those seeking to downsize, embrace a more "lock and go" lifestyle, or find a potentially more affordable housing solution compared to traditional single-family homes, this mobile home park can be an attractive choice. The reported strong sense of community, fostered by activities like "Yard of the Month" and "Meet and Greet," indicates an environment where neighbors can connect and support one another, which is a significant draw for many seeking a close-knit neighborhood feel. The pet-friendly policy is also a plus for animal lovers.
However, it is crucial for prospective residents to conduct thorough due diligence, taking into account the mixed reviews, particularly concerning maintenance of park grounds, drainage issues, and aspects of management's responsiveness. Florida's rainy seasons make proper drainage a vital consideration for comfort and property protection. While some residents express immense satisfaction and happiness, others voice serious concerns about the upkeep and management practices. Therefore, for Floridians considering The Park on 46th, it is highly recommended to visit the park multiple times, if possible, during different weather conditions, speak with current residents to gather diverse perspectives, and engage directly with park management to address any concerns. Ultimately, for those who find the community atmosphere and the benefits of mobile home living align with their needs, and who are comfortable with the perceived challenges, The Park on 46th could indeed become a blessed and happy home in St. Petersburg.

So when we sold our house in Pinellas Park. We were looking to downsize to a place we can just lock and go anytime we wanted to So my husband found this Mobile home Park thru a Manager at the time. My husband and I have been here going on 6yrs. And we are truly blessed and happy with this Park. The hospitality and contact we have with not just our Park Management but our Owner also. They offer opportunity for yard of the month. Meet and greet. And other give always. So with that said we would recommend others to come and look at our properties and look at the beautification other residents have done to there trailers. So ty all for being great neighbors we have.
Sep 02, 2023 · patricia MinderThis Park on 46th is set in the back. The sign is at the second, west, driveway entrance. The Park is described as a Lazy Laid back. The lazy part are the lawn maintenance people hired to do the bare minimum. The Park maintenance people have been known to be verbally abusive and the Park management does not instruct them to be apologetic. The Park management seems to think they can twist the REGULATIONS to serve their purposes and they have very little interest in the betterment of the residents. They, the park management, have on multiple occasions railroaded a resident right out the door and then took their, (the residents), trailer as their own property. Then after basic cosmetic rehab resell the property for their own profit. There has been, "no", as in Zero, none, nada improvements to the Park Grounds, roads, and certainly no improvements to the water drainage. The Park floods like a river and not just the street. The flooding is due to lack of proper drainage canals so the water has no run off and floods your yard and forms lakes and rivers which only absorbs with the passing of much time as the Park has not graded the land properly and the water comes in, but is slow to go out, flooding right up to your front door and the Park management will do nothing to correct this issue. The only drainage installed was by the mail boxes. It was incorrectly installed and that whole area of street is one big puddle until the sun finally dries it all up. The east side of the Park has constant standing water and it runs like a river through the yards all rainy season. The Parks only response is to raise the lot rent a lot and do nothing about the problems of water running through the property like a river every time it rains. Thank you Park on 46th for nothing. That is all you do for us, nothing.
Oct 25, 2024 · Robert LaneI thought I had submitted when you sent out the 1st invite. We have been here 3 years in November. We love our little trailer. My sister and I were not together during our lives, and now in our old age we can be. Everyone has ups and downs but I live sitting out on my patio with my coffee ☕️ in the mornings. We have all sorts of birds and squirrel families. I find that most relaxing.
Sep 15, 2023 · Renee DelzellBeen here a whole 2weeks now. The girls next door are SO friendly. It’s a lovely quiet park. And the dude across the street has a Harley!! Can’t wait to get mine! I am looking forward to coming home and relaxing!!! Thanks for accepting me!
