Our aim is to present these points directly and factually, enabling you to conduct your own comprehensive research and make an informed decision that aligns with your housing needs and expectations.

We will delve into the park's location and accessibility within Silver Creek, outline general services typically offered, and candidly address the features and concerns highlighted by residents. By providing this detailed overview, we hope to equip you with the knowledge necessary to thoroughly investigate whether The Oaks Mobile Home Community is the right fit for you and your family in Georgia.
The Oaks Mobile Home Community is situated at 3184 Rockmart Rd SE, Silver Creek, GA 30173, USA. This location places it within Silver Creek, a community in Floyd County, Georgia. For local residents considering this area, understanding its accessibility to surrounding services and major hubs is essential.
Rockmart Road SE is a local thoroughfare in Silver Creek. While specific details about public transportation directly serving the park are not explicitly available, accessibility in this area generally relies on personal vehicles. The community's location offers a degree of a "rural" feel, as described by residents of Rockmart Road in general, with "quiet" living conditions often associated with such areas.
In terms of broader accessibility, Silver Creek provides residents with local amenities. The area is served by the Floyd County School District, with schools such as Pepperell Primary, Pepperell Elementary, Pepperell Middle, and Pepperell High School serving the vicinity. These schools are noted by residents as being a significant factor for staying in the area for families with children. Local stores and services within Silver Creek and the nearby city of Rome, GA, would be accessible via a short drive. Rome, approximately 15-20 minutes away, offers a wider range of shopping, dining, healthcare facilities (like Floyd Medical Center and Redmond Regional Medical Center), and employment opportunities.
However, it's important to acknowledge concerns raised by residents about the internal road conditions within the park itself, with specific mention of "many potholes" that could impact vehicle wear and tear. While the external accessibility to major roads like Highway 101 and the general area is reasonable for a rural setting, internal infrastructure within the park appears to be a point of concern for residents. Therefore, while the location offers access to schools and nearby towns, prospective residents should consider the internal accessibility and road conditions during a visit.
Mobile Home Lot Rentals: The primary service offered by The Oaks Mobile Home Community is the rental of lots for manufactured homes. Residents typically own their mobile homes and lease the land upon which the home sits.
Community Management: The park operates with a management team. Resident reviews suggest that interactions with management regarding maintenance, rent increases, and deposit refunds have been a significant concern. Georgia law states that there is no maximum limit set by law on the total amount a landlord can charge for a security deposit; however, it cannot exceed two months' rent. Landlords must return the deposit or provide a written statement of deductions within 30 days of a tenant vacating.
Utility Connections: While not explicitly detailed, mobile home parks generally provide hook-ups for essential utilities such as water, sewer, and electricity. Residents typically establish their accounts with service providers like Dominion Energy for electricity.
Waste Management: Basic trash collection services are usually provided. Specifics on bulk trash removal or recycling would need to be confirmed directly with park management.
Community of "Good People": One resident positively noted that "very good people... do live in here," suggesting a potential for friendly neighborly interactions within the community.
Family-Oriented (School Stability): For families, a significant draw appears to be the ability to avoid "changing school for the kids," indicating that the local school district (Floyd County School District, including Pepperell schools) is a reason for some families to remain in the community.
Affordable Housing Option (Despite Concerns): Mobile home living generally provides a more affordable housing alternative compared to traditional stick-built homes, which might be a primary reason individuals consider The Oaks, even with stated concerns about rent increases relative to conditions.
Concerns Highlighted by Residents:
Property Condition and Maintenance: Multiple reviews indicate significant issues with the park's upkeep, including it being "still trashed," "kind of trashy," and having "many potholes" that can damage vehicles. Some homes are described as "very rundown."
Management Issues: Residents have expressed serious dissatisfaction with "Poor Management." Concerns include uncalled-for annual rent increases, disputes over security deposits ("they took my original deposit and even if I live it in good condition they will not give me my deposit"), and perceived lack of remorse from owners regarding residents' struggles.
Uncontrolled Pets: A recurring issue is the presence of unleashed dogs running wild and an overpopulation of "cats that hide and make more babies under your trailer," creating potential sanitation and nuisance problems.
Late Fee Policy: A strict late fee policy is mentioned, with a "$100.00" charge if rent is not paid by the 5th of the month.
Move-in Condition & Required Repairs: One resident reported having to "fix wholes paint and repair multiple items" in their trailer prior to moving in, despite being a tenant, indicating that units may not be in move-in ready condition upon rental.
Noise: While one review mentioned a "quite atmosphere," the presence of uncontrolled pets and potential disrepair could contribute to varying noise levels.

The Oaks Mobile Home Community in Silver Creek, GA, presents a complex picture for Georgia locals seeking housing. While it offers a potentially more affordable entry point into the housing market and provides access to the Floyd County School District, which is a significant draw for families, prospective residents must be fully aware of the notable concerns highlighted by current and past residents.
For some Georgia residents, particularly single parents or those on fixed incomes (as one resident mentioned being on disability), mobile home parks can represent a necessary and viable housing option due to their lower cost compared to traditional homes. The stability of school districts can be a deciding factor, leading families to prioritize remaining in an area despite other challenges. The presence of "very good people" living in the community also suggests a potential for positive neighborly connections and support within the park.
However, the consistent feedback regarding "poor management," "trashed" conditions, "rundown" trailers requiring tenant repairs before move-in, recurring issues with "potholes," "flooding," uncontrolled "dogs run wild without leashes," and an overpopulation of "cats" cannot be overlooked. The concerns about uncalled-for rent increases and issues with security deposit refunds also point to potential financial and contractual disputes that prospective tenants should investigate thoroughly, referencing Georgia landlord-tenant laws.
In conclusion, The Oaks Mobile Home Community might be suitable for Georgia locals who are specifically seeking an affordable housing option in the Silver Creek area and prioritize maintaining their children's enrollment in the local school district. However, it is imperative that any interested individual conducts extensive "RESEARCH," as advised by a resident. This includes personally visiting the park at various times, engaging with current residents if possible, and meticulously reviewing all lease agreements, rules, and conditions. Understanding the potential challenges firsthand is critical to determining if this community aligns with your expectations for a safe, well-maintained, and respectful living environment.

Mar 30, 2023 · Ada MinterNone of the homes are up to code and no one will fix anything!! The wiring is awful and maintenance and management are very rude and do not comply!! I've been promised another stove since I moved in last January and I've written and turned in more than one maintenance request about ie, the plumbing (which we had to fix or do without water) the wiring ( which my brother had to do it in order to have power) I have to chase management down to pay rent!! I never get a response!! I had to have the fire department out here today because the same eye that was replaced started fire and now I have no stove!! Fire and smoke damage to deal with!! Not one person!! Management or the owner cares enough to contact me concerning this matter!! We need a inspector out here before something worse happens!!
