The Franciscan Park Introduce
Welcome, Californians, to an in-depth exploration of The Franciscan Park, a substantial mobile home community nestled in the bustling city of Daly City, California. For many across the Golden State, particularly those navigating the competitive housing market of the San Francisco Bay Area, manufactured home communities offer a unique and often more accessible pathway to homeownership or long-term living. This article is crafted to provide a clear, engaging, and factual overview of The Franciscan Park, aiming to help local users in the California region understand what this large community has to offer. We will delve into its prime location, the array of services and features it provides, and critically, significant insights from current residents, to help you determine if it's the right fit for your housing needs.
Mobile home living, or manufactured housing, has steadily evolved, presenting a viable and often more affordable housing alternative compared to traditional stick-built homes, especially in high-cost areas like the Bay Area. The Franciscan Park stands out as a large, established community, reportedly comprising 501 individually-owned mobile homes set on a vast 68-acre country club setting. It is described as a family community, welcoming all ages, which distinguishes it from 55+ or senior-specific parks. While the allure of community living, shared amenities, and the potential for a more accessible form of homeownership is strong, understanding the day-to-day realities and recent experiences of residents is paramount for anyone considering a move here. Our goal is to present a balanced perspective, allowing you to make an informed decision for your next California home.
The Franciscan Park is strategically located at 700 Hoffman St, Daly City, CA 94014, USA. This address places the community in Daly City, a vibrant and diverse urban center on the San Francisco Peninsula. For Californians, this location offers an unparalleled blend of suburban comfort with incredibly convenient access to the world-class amenities, employment opportunities, and cultural attractions of San Francisco, which is just minutes away. Hoffman Street is a local thoroughfare, suggesting a residential environment within the larger urban fabric. The community is described as being nestled "next to the majestic San Bruno Mountain," providing scenic views and a natural backdrop.
The accessibility of The Franciscan Park is a significant advantage for its residents. Its location in Daly City provides excellent connectivity to major roadways. Highways 280 and 101, critical arteries for Bay Area commuters, offer easy access to San Francisco to the north and the entire Peninsula and Silicon Valley to the south. This makes commuting for work, accessing healthcare facilities, or enjoying leisure activities remarkably convenient. Public transportation is a major highlight, as the park is "on the bus line 130," with the "bus stop at the park entrance and arrives at the BART station." This direct bus service to BART (Bay Area Rapid Transit) provides residents with extensive regional rail access throughout the entire Bay Area, connecting them to San Francisco, Oakland, Berkeley, and beyond, often negating the need for a personal vehicle for many urban explorations. Furthermore, the community's location ensures convenient access to a wide array of local amenities. Hospitals, schools, shopping centers (such as Serramonte Center and Westlake Shopping Center), diverse dining options, and essential services are all "just moments away." This superb location, being "commuter friendly," allows residents to experience the best of Bay Area living with ease.
The Franciscan Park, as a large, privately owned mobile home community with 501 individually-owned mobile homes on leased land, offers a range of services designed to provide a comfortable and managed living environment. However, it's crucial to acknowledge the severe concerns raised in recent customer reviews regarding the efficacy and professionalism of management. Common services typically include:
Lot Leases: Homeowners lease the individual spaces their manufactured homes occupy. This lease includes access to the community's common areas and infrastructure.
Utility Billing: Residents are typically billed for utilities by the park, which is then responsible for collection and payment to utility providers. However, a significant issue raised in a review highlights that management "wouldn't have an itemized bill of rent and utilities" and were "demanding payments for payment already made." This points to severe disorganization and potential financial mismanagement impacting tenants.
Community Management: On-site management is responsible for overseeing park operations, enforcing rules, and addressing resident concerns. Alarmingly, a recent review states, "The NEW management is horrible the worst I ever seen in my life. Unpolite unethical unprofessional I mean really unprofessional. They do not know what they are doing." The reviewer details being "forced" to pay estimated amounts due to a lack of itemized bills, and experiencing a manager laughing and hanging up the phone when trying to resolve payment issues, calling it a "horrible never ending stressful situation for more than a year." This indicates a profound breakdown in management-resident relations and basic administrative competence.
Maintenance of Common Areas: The park is responsible for the upkeep of shared spaces like roads, landscaping, and community facilities, contributing to the overall appearance and function of the environment.
24-hour Gated Security: This service is explicitly mentioned as a feature, aiming to provide a secure living environment for residents.
Laundry Facilities: Multiple laundry facilities are available for resident convenience.
The Franciscan Park boasts several features and highlights that are typically attractive to residents seeking mobile home living in the Bay Area. These amenities are designed to enhance the quality of life within the community:
Extensive Green Space: Situated on a "68 acre Country Club Setting," the park offers abundant lush greenery and common areas, providing a peaceful and spacious environment for residents.
Clubhouse and Recreational Facilities: The community features a "4800 Sq. ft. Clubhouse with Adjacent Kitchen" and a "Clubhouse w/ Fireplace," serving as central hubs for social activities and gatherings. Additional recreational amenities include a "Refreshing Pool/Spa" (also listed as a "Heated Pool (Seasonal)" and "Indoor Spa/Hot Tub"), a "Pool Room," "Billiards Room," "Card Room," "Exercise Facility," "Saunas," and a "Gazebo/BBQ Area" with a "Barbecue Patio." These amenities offer diverse options for relaxation, fitness, and social engagement.
Library: A library provides a quiet space for reading and learning.
Pet-Friendly Policy: The community is noted as "Pet Okay," allowing residents to live with their beloved animals (specific restrictions may apply).
Individually-Owned Homes: The park consists of "501 Individually-Owned Mobile Homes" where "Spaces are Leased to Homeowners," offering residents a sense of true homeownership without the complexities of HOAs or Co-Ops for the land itself. A review explicitly states, "Finally, a Home you can call your own with no H.O.A. or Co-Op," which is a significant advantage for many.
Proximity to City Amenities: Its location provides convenient access to hospitals, schools, and essential services, making daily life practical and well-supported.
However, the overwhelming negative feedback regarding management is a critical factor. The review detailing demands for payments already made, lack of itemized bills, unresponsive phone calls, and perceived unprofessional and unethical behavior by the "NEW management" paints a concerning picture of resident experience. This directly contradicts the idea of a "caring management staff" presented in some promotional materials and signifies a major challenge for residents.

In conclusion, The Franciscan Park in Daly City, California, offers a potentially appealing opportunity for local Californians seeking mobile home living, especially given its advantageous location. Its vast 68-acre setting, proximity to San Francisco, excellent public transportation access to BART, and a wealth of on-site amenities like a clubhouse, pools, and recreational facilities, present a picture of comfortable and convenient community living for all ages. The benefit of owning a home without the complexities of an HOA or Co-Op for the land is a significant draw in California's housing landscape. However, for any Californian considering The Franciscan Park, it is absolutely paramount to acknowledge and thoroughly investigate the severe and consistent negative feedback regarding the "NEW management." Allegations of unprofessionalism, unethical behavior, disorganization, demanding payments already made, and unresponsiveness are critical issues that deeply impact resident well-being and financial stability. While the physical amenities and location are attractive, the operational challenges described by current residents suggest a potentially stressful living environment. Therefore, proactive and diligent personal investigation, including direct communication with management about these specific concerns and seeking clarification on their resolution strategies, is not just recommended, but essential to determine if The Franciscan Park can indeed provide the comfortable and well-managed home environment that Californians seek.

The Franciscan Park Reviews
The park is nice but the NEW management is horrible the worst I ever seen in my life.Unpolite unethical unprofessional I mean really unprofessional. They do not know what they are doing. They put us THE TENANTS in I horrible never ending stressful cituation for more then a year. Still is not fixed ( their demanding payments for payment already made.)Where they wouldn't have an itemized bill of rent and utilities. When we call the office IF they ever answered ALL they say we don't know what's going on ( just pay equal of you last month payment.)We were forsed to do that instead of no payment at all.Today I got I letter demanding this month payments ( all my payments are up to date)I called the office the manager answered and say let me put on a brief hold and hang off after 30 minutes of waiting.I did call back couple more times she will answer I could hear her on the background laughing and hand up.Any legal advice will be extremely appreciated.
