Terrace Park MHP Introduce
For many Colorado residents entering their retirement or active senior years, finding the right blend of affordability, independence, and a quiet community atmosphere is paramount. **Terrace Park MHP** in **Evans, Colorado**, presents a well-known option designed specifically to meet the needs of this demographic. It is an established **55 and older manufactured home community** (MHP), offering a dedicated living environment that is distinct from an RV park or a community open to all ages.
Situated in Weld County, Evans is a growing city near Greeley, providing a more relaxed pace of life while maintaining access to all necessary urban amenities. Terrace Park MHP offers a housing model where residents own their manufactured home structure and lease the land it sits on. This often results in a significantly lower overall cost compared to traditional homeownership in the high-demand Colorado real estate market, making it an attractive choice for those looking to manage their budget in retirement.
The community prides itself on offering a **quiet and well-maintained** setting for its residents, as noted by one customer who mentioned it is "Very quiet.. Soon to be my new home." This sense of calm and order is a primary draw for seniors seeking a peaceful environment. However, it is important for prospective residents to be aware of the community's operations. A review from a current resident highlighted a serious concern regarding the maintenance of common areas, specifically mentioning **road and sidewalk conditions** that may pose **trip hazards**, and noting a perceived lack of proactive maintenance from regional management, especially concerning snow and ice removal in common areas.
This feedback emphasizes that while the concept of a quiet, affordable senior community is appealing, **prospective residents should always perform due diligence** regarding the current state of infrastructure and the responsiveness of the park's management to ensure their expectations for safety and upkeep are met. The manufactured home community model is governed by specific state regulations, and residents have rights regarding the maintenance of common areas.

For seniors in Colorado, Terrace Park MHP is worth choosing primarily because of its **specialization as a 55+ community**. ★ 5★ 4★ 3★ 2★ 1This is a 55 and older mobile home community, not an RV park. The management has no desire to obtain the sidewalk or road conditions, even though it’s required for safety by DOLA, unless there is a complaint!! The Regional Manager, Jennifer Peters is not one who cares how to maintain our community unless there’s a written complaint by a resident! She has no care in putting ice melt in the common areas, nor does she shovel the snow until there’s a complaint! She is the WORST PERSON in management who has no desire to do anything regarding our community!!Unfortunately, I’ve had to make multiple complaints about her duties as a manager and what is REQUIRED BY HER BY LAW!!!!!Our sidewalk have multiple problems, cracks, trip hazards that are in need of repair. The lot rent keeps going up and yet they have not done any improvements here to show for it!It’s cheaper than renting and cheaper than owning a home but the management is AWFUL!
March 16 · Sheri BodeVery quiet.. Soon to be my new home
June 28 · Stevie FerrisJust a friend of mine lives there it's a nice neighborhood
February 28 · Sylvia DavilaNewer owners keep raising lot rent. Original owner set this park up for Elderly people on fixed incomes. How can the elderly survive on fixed incomes when they keep raising the rent. It is getting very frustrating to see happen. Park is kept clean. But snow removal could be better. Offer removal to renters that can't do it themselves.
June 30 · Jennifer ElsburyWhy is the rent so expensive. Just got a notice that rent will be $959.00 per month effective April 1, 2024. The are no amenities on the property. Living on a fixed income barely making it month by month now. Stoney Brookes rent is $600.00 a month. Why so expensive!
