Terra Buena Terrace MHC Introduce
Welcome to Terra Buena Terrace Manufactured Housing Community (MHC), a well-established residential park located in the thriving city of Hillsboro, Oregon. Situated on 11 lush, well-maintained acres in the Tualatin Valley, this community is specifically designed for individuals seeking an active adult lifestyle. For Oregon residents, particularly those nearing or enjoying retirement, Terra Buena Terrace offers a unique opportunity for affordable homeownership within a dedicated, age-restricted neighborhood.
Operating as a 55+ age-restricted community, the park's primary goal is to foster a peaceful, comfortable, and socially engaging environment for its residents. It comprises 104 home sites, featuring a mix of double and single-wide manufactured homes. The community is generally characterized by wide, clean streets and homes with years of careful landscaping, creating a visually appealing and stable neighborhood atmosphere.
Living at Terra Buena Terrace means investing in a home and gaining access to a community lifestyle. It offers the benefit of owning your own home—often at a more attainable price point than traditional housing in the Portland metro area—coupled with the cost of a monthly space rent for the land lease, utilities, and access to on-site amenities. While the space rent is acknowledged by residents as a significant monthly cost that must be weighed against the benefits of land ownership, the trade-off includes a small private yard and the security of a managed community. The on-site management team is dedicated to maintaining the quality of life residents expect, which includes an application process with credit and background screening for all adult applicants.
The ethos here is one of community and active leisure. Social events, such as potlucks and game nights, are highlights that help forge a strong sense of belonging, making the transition to retirement living both less lonely and more supportive. The convenience of a prime Hillsboro location further solidifies Terra Buena Terrace MHC as a practical and desirable option for senior living in Western Oregon.

The location offers exceptional urban convenience and regional connectivity, which is vital for active adults.
The community boasts a truly great location for daily living and errands. Residents often highlight the ease of access to essential shopping and services. The appeal of Terra Buena Terrace MHC extends beyond its location, focusing heavily on providing recreational and social opportunities tailored to the active adult demographic. These features are key to building the "sense of community" that residents value.
- Community Clubhouse: The heart of the park's social life is the clubhouse, a central hub for gatherings and activities. This facility often includes a kitchen for communal dining during potlucks and events.
- Recreational Amenities: The clubhouse hosts various games and leisure activities, including billiards and ping pong, offering excellent opportunities for friendly competition and socializing.
- Organized Social Activities: The community actively fosters social interaction through organized events. Examples include regular "game night" on Fridays and community potlucks, which residents have specifically praised for creating a supportive atmosphere, especially during the holidays.
- Community Picnic Area: Outdoor gathering spaces, such as a community picnic area, allow residents to enjoy the fresh Oregon air and socialize outdoors.
- Small Private Yards: A significant highlight over apartment living is that each home site provides a small, private yard space, giving residents room for gardening, outdoor relaxation, or enjoying a sense of personal space.
- Potential Pickleball Court: While residents note that a pickleball court has been advertised for some time without being installed, it is still listed as a "coming soon" amenity on the property's features list, indicating a plan for continued improvement of the recreational offerings.
- Age-Restricted Peace: As a 55+ community, it aims to provide a quiet, stable, and predictable living environment, which is highly valued by many retirees and those on fixed incomes.

For the active adult in Oregon, choosing Terra Buena Terrace MHC offers a compelling mix of factors that appeal directly to the needs of those seeking a simplified and community-focused retirement lifestyle. The most significant draw is the combination of homeownership with minimal maintenance in a highly desirable location.
First, the ability to own your home and build equity is a strong advantage over renting, even when considering the monthly space rent. The manufactured home format often means lower property taxes and generally requires less intensive upkeep than a traditional stick-built home. You gain the benefit of having your own small yard—a luxury often missed in apartment or condo living—without the burden of managing a large property.
Second, the vibrant social calendar and community amenities are a major value-add. The existence of a clubhouse with billiards, ping pong, and frequent events like game nights and potlucks is crucial. As one resident noted, these events are vital for creating a sense of community and providing support, especially for seniors who may otherwise face isolation. This emphasis on community well-being and active living is central to the park’s appeal.
Third, the unbeatable Hillsboro location provides daily convenience and regional access that is hard to match. The proximity to bus lines, major grocery stores, and essential retail like Home Depot and Lowe’s means a highly independent and efficient lifestyle. Furthermore, being only 30 minutes from Portland and a short drive to the Oregon Coast allows residents to easily balance quiet residential life with urban exploration and natural escapes. While the cost of space rent is a valid concern raised by residents, the trade-off is often deemed worthwhile for the stability, amenities, and excellent location of this dedicated 55+ community.

Terra Buena Terrace MHC Reviews
- Location is great. Walking distance to bus lines, grocery store & other shopping.Home Depot & Lowe's are just across the street for your home repair needs.MHP has clubhouse with pool & ping pong, game night on Fridays, TV and other activities.Space rent is VERY high, considering you must buy your mobile home above & beyond that cost, could rent an apartment for the cost of space rent, but then wouldn't have the small yard of your own.Supposed to be a 55+ senior park, but there seems to be more & more younger folks moving in. Just saw a school bus in the park the other day.It has been advertised as having a pickle ball court for well over a year, but there isn't one.I've lived here for about 8 years. Many residents have been priced out of the homes they owned by space rent increases. As of mid 2024, move in space rent is at $1100. That is just so you can have water & electric hookups cause you have to buy the mobile on top of that. This cost is for seniors/disabled, on fixed incomes.Seems like there should be some kind of protection in place for our most vulnerable citizens...... - This was the first time while living in this park that we have had an event like this. For that I want to say thank you. The potluck was awesome. Holidays can be a hard and lonely time for many people. It is nice to be able to create a sense of community and get to know and support some of our neighbors within the park. - The Holiday Social was very festive, the music was a great touch, the lighting inside was just right. The food that was there was really well thought of from the meats to the veggies and the desert to finish it off. Seeing and meeting a lot of the residents was well received and fun to see everyone having a great time. December 26 · mark wilcox.
