As a residential manufactured home community, Swan Harbour Dell provides a core set of services typically covered by the monthly lot rent, designed to ensure a well-managed and maintained living environment for its residents. Based on common practices in such communities and elements mentioned in reviews, the following services are generally provided:
- Lot Rental: The primary service is the lease of the individual land plot where a resident's manufactured home is situated. This monthly "lot rent" covers the cost of the land usage. Public data indicates monthly lot rent is approximately $700 (buyer to verify).
- Common Area Maintenance: This includes the upkeep of shared spaces within the community, such as internal roads, landscaping, and community-owned facilities. Reviews mention "a little paving" and "new fancy street signs," indicating visible efforts in this area. Additionally, common area maintenance is listed as part of the $40 additional monthly fee alongside trash and sewage.
- Trash Removal: Waste management services are typically provided for residents, often consolidated into the monthly fees. Public data confirms trash removal is part of the additional $40 monthly fee.
- Sewer Services: Maintenance and provision of sewer lines are part of the park's responsibility. Public data confirms sewage is included in the additional $40 monthly fee. While a review mentioned "sewer lines back up and several have collapsed," indicating past issues, this is an infrastructure service the park is responsible for.
- Water Services: The community provides water access to homes. The Annual Drinking Water Quality Reports confirm that Swan Harbour Dell Mobile Home Park has a contracted water treatment plant operations firm (Prostart) and routinely monitors for contaminants, indicating an active provision and management of the water supply. Although a review mentioned "water going out for several unannounced hours every month," water provision is a core service.
- Snow Removal (Common Areas): For Maryland's winter weather, snow removal services for internal roads and common areas are typically handled by park management to ensure accessibility. This is listed as part of the additional $40 monthly fee.
- Community Management: A management team or property manager oversees the daily operations, enforces community rules, and serves as a point of contact for residents. While some reviews express concerns about responsiveness, a resident did note "New Park management seems to be doing everything they can to make improvements," suggesting active management efforts.
- Park Approval Process: For new residents, there is a park approval process, typically involving an application and a one-time fee (public data mentions a $50 application fee). This is a service to vet prospective residents and maintain community standards.
Prospective residents are always advised to contact Swan Harbour Dell directly to confirm the exact scope of services, current lot rent, and any associated fees, as well as to inquire about ongoing improvements related to the infrastructure concerns mentioned in older reviews.
Swan Harbour Dell, as a manufactured home community, offers several features and highlights that can appeal to Maryland locals seeking a residential living option. While some past challenges have been noted, recent information indicates a focus on improvements and existing benefits:
- Quiet Residential Environment: Despite any operational challenges, at least one recent review describes it as a "Quiet trailer park." This peaceful atmosphere is a significant draw for residents looking for a tranquil living space away from urban noise.
- Ongoing Community Improvements: A key highlight is the visible effort being made by "New Park management" to implement improvements. Reviews specifically mention "a little paving," "new fancy street signs," and the removal of "Old, run down trailers...to make space for newer, nicer models." This indicates a commitment to upgrading the aesthetic and quality of the community.
- Affordable Path to Homeownership: Manufactured homes often present a more accessible entry point to homeownership compared to traditional site-built homes in Havre de Grace. The lot rent model, coupled with potentially lower home prices (a 3-bed, 2-bath mobile home from 1996 was recently listed for $55,000, with lot rent at approximately $700/month), makes it a financially viable option for many.
- Individual Home Lots: Residents own their manufactured home and lease an individual lot, providing them with their own outdoor space. This allows for personal landscaping, gardening, or simply more privacy than apartment living.
- Proximity to Havre de Grace Attractions: The community's location is a significant feature. Residents are just minutes away from the charming waterfront town of Havre de Grace, offering access to the scenic promenade, lighthouse, unique shops, restaurants, and community events without having to travel far.
- Central Air Conditioning & Heating: While specific to individual homes, available listings for homes within the community mention features like "Central A/C" and "Baseboard - Electric" heating, indicating that homes within the park offer modern comforts.
- Public Utilities: Access to public sewer and a community water system (monitored by the Maryland Department of the Environment, as shown in water quality reports) are essential features that provide reliability for residents, despite past reported issues.
- Driveway Parking: Homes typically come with dedicated driveway parking, providing convenient and off-street parking for residents.
These features, particularly the ongoing improvements and the inherent affordability of manufactured home living within a quiet setting, highlight Swan Harbour Dell as a evolving and accessible residential choice in Harford County.
As a residential manufactured home park, Swan Harbour Dell does not typically offer short-term "promotions" or "special offers" in the way a retail business or even some recreational RV parks might. Its value proposition is centered around providing a long-term, stable, and affordable housing solution. However, prospective residents in Maryland can consider the following as inherent "offers" or advantages:
- Affordable Homeownership: The primary "offer" is the opportunity for homeownership at a generally more accessible price point than traditional stick-built homes in the Havre de Grace area. Combined with the monthly lot rent (approximately $700, plus an additional $40 for trash/sewage/snow removal/common area maintenance), this model often results in lower overall monthly housing costs.
- Value of Renovated Homes: As new management is "removing old, run down trailers to make space for newer, nicer models," and some homes are being "beautifully renovated" with "brand-new flooring, modern countertops, and fully updated bathrooms," the park is essentially offering improved housing quality at potentially competitive prices for entry into the community. This presents a tangible benefit for buyers.
- Fixed Lot Rent (for a period): While lot rent increases can occur (as noted in one review, a $45 increase), these are typically annual or less frequent, providing a degree of predictability in housing expenses compared to rapidly fluctuating rental markets.
- Community Amenities Included in Fees: The additional $40 per month for services like trash removal, sewage, snow removal, and common area maintenance means these essential services are bundled, simplifying budgeting for residents.
- Direct Sales Opportunities: For those looking to sell their homes within the park, while there's a park approval process for buyers, the community's established nature means there's a market for resale homes, offering an exit strategy for owners.
For the most current and precise information on lot rent, any associated fees, and available homes for sale within Swan Harbour Dell, interested Maryland locals should contact the park management directly. This direct communication is essential for understanding the full financial commitment and the opportunities available within the community.

- Phone: (410) 272-1850
- Mobile Phone: +1 410-272-1850 (This is the same primary contact number, often listed to ensure direct mobile accessibility.)
- Management Responsiveness: It is important to note that a previous review indicated challenges with management being "seldom in the office, rarely answers the phone and doesn’t respond to emails." While this was a past concern, and "New Park management" is noted to be making improvements, prospective residents should be prepared for potential delays and may need to be persistent in their communication attempts.
- Inquiries: For information on current lot availability, homes for sale (new or resale), park rules, lot rent specifics, and the application process, it is recommended to call the provided phone number. Secondly, the community offers a tranquil living environment. Despite any past issues, the park is described as "Quiet," providing a serene retreat from the hustle and bustle of daily life. This peaceful atmosphere, combined with the presence of individual home lots that offer personal outdoor space, contributes to a comfortable and relaxed lifestyle. This forward momentum suggests a growing, more desirable place to live for current and prospective residents.
Finally, the strategic location in Havre de Grace adds immense value. Residents benefit from being part of a charming waterfront town with unique local attractions, while also enjoying convenient access to major employment centers like Aberdeen Proving Ground and seamless connectivity to larger metropolitan areas via I-95. Swan Harbour Dell Reviews
Swan Harbour Dell, from the outside it looks like a nice place to live but what you don’t know ….They just has a big lot rent increase $45 and did a poor job justifying it. Oh yes they did a little paving, put up new fancy street signs but did little else. The money should be spent on infrastructure - can’t keep the water running. It seems to go out for several unannounced hours every month. Sewer lines back up and several have collapsed taking days to get repaired. They have pages of rules which are selectively enforced which the management seems exempt from. The resident management is seldom in the office, rarely answers the phone and doesn’t respond to emails . They ignore complaints and basically allow selected residents to do whatever they want but if you let the leaves stay on your grass, need gutter cleaning and the such and they are on you with a violation. And if you want to sell your house they bring out their regional manager who nit picks your property before you can sell. If I had known about this I would have NEVER bought a home there - and I am very glad to be out!
May 24, 2022 · Edward NarvidQuiet trailer park. New Park management seems to be doing everything they can to make improvements. Old, run down trailers have been removed to make space for newer, nicer models. Ive lived here for over a year and never had any issues.
Oct 13, 2020 · Sarah Cramer-RuthNice place, quiet, not 400000 kids I. Had family that lived there. According to them ground rent sucks an extremely high for a little maintenance. New Management has taken over since I wrote the top section of this. Let's see how it goes from here.
Nov 06, 2018 · A RakesAfter 5yrs., I still really enjoy the reminder of where I grew up, with trees & stream, in Broad Creek B.S.A... with more people. I enjoy my neighborhood, with kind people & park rules that keep the good ones here & neighborhood in order. I Love the security cameras that are for protection.
Sep 20, 2016 · Jennie HallI live at the other park in Fountain Green. I've been here for 5 1/2 yrs. now and I'm actually in the process of moving into a bigger home. Sara B. is the park manger and she's helped me so much with my questions about selling my home. Sara even went out of her way to make sure the buyer who fell threw didn't take advantage of me! She's amazing and I'm thankful for her help. I do have a few friends who live at Swan and EVERY time I've came over for a visit its always been a quite and well kept park. The maintenance man is awesome as well. I think his name is "Dan" I can't count how many times I've asked him questions about my plumbing or how to fix something and he's always taken the time to explain to me how to fix whatever it maybe. I will miss living here at Fountain Green Mobile home park. It's quiet, the homes that are occupied are well maintained. It's bitter sweet leaving here and I'm so thankful I found a buyer who will appreciate this home and make it look even better than i could. Thanks again Sara Betts you're the best!!!! Daina.
