Sunshine Mobile Home Park is located at 7403 46th Ave N, St. Petersburg, FL 33709, USA. This address places it within St. Petersburg, a vibrant city on Florida's Gulf Coast, known for its beautiful beaches, cultural attractions, and abundant sunshine. The park's location offers a blend of accessibility and proximity to essential amenities. While it is situated off a main thoroughfare, contributing to a quieter internal environment, it provides relatively easy access to major roads for convenient travel around Pinellas County and beyond.
One of the key aspects of its location is its proximity to Florida's famous Gulf Coast beaches. Residents can enjoy being "close to the beaches like Treasure Island," offering opportunities for sunbathing, swimming, and enjoying stunning sunsets. Beyond the beaches, the park is also conveniently located near numerous local establishments including cafes, parks, pharmacies, medical facilities, restaurants, places of worship, and theaters, ensuring that daily needs and entertainment options are within easy reach. While a review mentioned "Joe's Creek" running through the back, described as not ideal, the primary draw remains the overall proximity to a wide range of St. Petersburg's attractions and services.

Accessible management is crucial for addressing resident concerns, facilitating community operations, and ensuring a well-maintained environment.

- Mature Shade Trees: The presence of mature shade trees throughout the community provides natural beauty, enhances the park's aesthetic appeal, and offers welcome relief from the Florida sun.
- Strategic Location for Leisure and Necessities: The park's placement near a variety of unique restaurants, galleries, top retailers, banks, and medical facilities ensures that residents have easy access to all necessities and entertainment options without extensive travel.
It's important to note that while the park advertises "waterfront property" and mentions a "little river," one review expresses concerns about Joe's Creek, describing it as "infested with gators, rats and snakes" and "dirty." This is a specific viewpoint, and potential residents should assess the creek area directly if this is a concern. Additionally, a strong point of contention in one review is the monthly lot rent, which the potential buyer found to be "over a $1,000 a month," leading them to feel it was too high given the area. This perspective highlights the importance of clarifying all financial aspects directly with the park management, as lot rent is a significant component of mobile home living expenses. The same review also mentioned a perception of the area as "sketchy" and a "lower income area of St Petersburg" with a "high crime area." For precise information on crime rates in any specific neighborhood, official local law enforcement statistics should always be consulted for factual data.

Sunshine Mobile Home Park Reviews
Tina, the park manager is extremely kind, patient, and helpful! I love being close to the beaches like Treasure Island! And not to mention manatees on dolphins at the little river in the community
Jul 26, 2024 · Jordyn RoeThis is a review from a potential buyer. I've been looking for a trailer for quite some time now and I've noticed that there are a TON of mobile homes for sale in this park and they are pretty inexpensive. Upon further investigation, I see it's probably because the lot rent is over a $1,000 a month. If that's the case, I'll just by a place and own my property. You advertise waterfront property. You mean Joe's Creek that runs through the back and is infested with gators, rats and snakes? It also ran through my property when I lived near there and my kids were never allowed near the canal. It's dirty. I feel bad for the retirees trying to make ends meet and living here. First off, it's not even in a nice part of Pinellas County. It's literally in a sketchy area where there are very few nice homes around. It's in a lower income area of St Petersburg and also a high crime area. I'm writing this to let the greedy owners know that I see your greedy people and I think you are the WORST. The neighboring parks in this area have reasonable lot rents and very few homes for sale. This place? It seems like every other home for sale on Zillow is here. They must have at least 80% of the homes here for sale. Also, for people out of state, yes, it's a few miles from the beaches but how many times are you really going to go to the beach? Is it enough times to justify this high rent. Owners, you are running your residents out of this park. Shame on all of you greedy corporate American.
Jan 28, 2025 · Honey BunchI would like to have the owner of Sunshine Mobile Home Park contact me personally to discuss the concerns that are never addressed by the appointed manager. I have spoken to her several times with zero results
Jun 10, 2025 · Allen LatherowManager was nowhere to be found post Milton. Dogs yapping all the time. Neighbors parking all over your lot until you say something. Lot rents are high claiming we are not low income housing. Take a walk thru Sunshine sometime especially the east side and if this isn't low income housing conditions I don't know what is. The grounds are still a mess for Milton .Manager seems like she only cares about her lame clubhouse food pantries little bulletins and secondary things that do not matter. Cigarette buts everywhere and dogs walked past lot borders. This park was way nicer 3 years ago before legacy and Ms Mastry was the manager.
Nov 27, 2024 · Allen LatherowOwned by heartless corporation that keeps going up on lot rents beyond any other place in town. Not worth the price for the lack of amenities offered. Retired people on fixed incomes are being priced out of homes that they already own. Shame on you Legacy! All you care about it making more money. Making residents pay your property taxes on top of ridiculously high lot rents? I hope Florida puts new laws into place to protect seniors and stops you from this madness.
