This area is renowned for its beautiful beaches, waterways, and a relaxed coastal lifestyle, making it a desirable location for many North Carolina residents.
The park's address on East Chatham Street places it conveniently within Newport, likely offering residents relatively easy access to local amenities. - Lot rentals for mobile homes
- Basic infrastructure (roads, utility hookups)
Based on available public information and common mobile home park models, services primarily revolve around the provision of developed lots for manufactured homes. Residents typically own their homes but lease the land on which they are situated. While specific services can vary, they generally include:
- Maintenance of common areas (roads, shared spaces)
- Access to utility connections (water, sewer, electricity - often the responsibility of the resident to connect and pay)
- Community management for inquiries and issues
It is important for prospective residents to confirm which utilities are included in lot rent and which are the responsibility of the homeowner, as this can significantly impact monthly living costs.
- Community layout potentially reminiscent of "summer camp days," suggesting a potentially close-knit feel.
- Strategic location directly across from Fort Benjamin Park, offering significant recreational opportunities for families with children.
- Potential for a family-friendly environment given its proximity to a park with "endless activities."
Public reviews offer mixed perspectives on the current state and potential of Sunset Pines Mobile Home Park. One review highlights significant concerns regarding maintenance, specifically mentioning "horrible" roads, a "busted septic tank" causing odors, and "trash everywhere." These issues point to challenges in the upkeep and cleanliness of the park. However, another review expresses a strong belief in the park's "potential," appreciating its layout and envisioning it as a "great looking, drama free and a family park." This reviewer particularly emphasizes the benefit of being "right across from Fort Benjamin Park," suggesting a major amenity for families with children.
These contrasting views suggest that while there may be current maintenance challenges, the park's physical layout and its advantageous location relative to a public park present significant opportunities for improvement and could, in the future, fulfill its potential as a desirable family community. Prospective residents should weigh these points carefully and, if possible, visit the park to assess its current condition and discuss any concerns directly with management.

Sunset Pines Mobile Home Park Reviews
The roads are horrible and in the back of the park there is a busted septic tank the kids were running through what they thought was a mud puddle and the smell from the septic could literally be smelt coming through my friends air vents. Trash was literally everywhere where it seems the dumpster never gets dumped. Very poorly maintained I feel bad for the people having to pay rent due to having no where else to go.
Jun 12, 2022 · Crystal JohnsonThis place has so much potential. The way the park is laid out makes me nostalgic for my summer camp days as a kid. I would love to see this place become great looking, drama free and a family park. It is right across from fort Benjamin park so anyone with kids should want to live here. The activities would be endless.
Apr 15, 2023 · Andrew WillisFrank Sides DOESN'T own it anymore and hasn't for a while. He sold it before he ever passed away. When he did own it he kept it clean and up to date. He's still listed as the owner and I have pictures showing he's still listed as the owner. I'm going to post them as soon as I can. This day 5-11-2023.
