Sunnyside Acres Introduce
For individuals and families seeking an affordable, stable, and convenient housing solution in Idaho Falls, Sunnyside Acres provides a unique offering. As a combined Mobile Home Park (Manufactured Home Community) and RV Park, it serves a diverse resident base, from those owning their manufactured homes to travelers needing a short- or long-term RV space. Located strategically in Idaho Falls, the largest city in Eastern Idaho, Sunnyside Acres positions residents close to employment, shopping, and major regional transportation routes.
The core philosophy of Sunnyside Acres is to provide a community environment where residents can establish roots without the prohibitive costs associated with traditional homeownership in a growing city like Idaho Falls. Manufactured home communities often represent the lowest cost of entry into homeownership, allowing residents to own their dwelling while leasing the underlying land. This model offers both financial savings and a sense of permanence, a major draw for families and retirees across Idaho. Furthermore, the community is an all-age park, welcoming individuals and families at every stage of life.
A significant highlight is the park’s commitment to providing excellent amenities for both the manufactured home community and the temporary RV guests. The recent establishment of a new clubhouse and laundromat facilities shows a dedication to improving the resident experience. The park aims to create a park-like atmosphere with lots of trees, offering a quieter, more relaxed setting than a busy apartment complex. This focus on community upkeep and resident facilities is key to a positive long-term living experience.
Prospective residents and RV guests should enter with clear communication, as management feedback in past reviews has sometimes highlighted slow response times regarding the application and approvals process, and firm adherence to community rules, particularly regarding pet size and policies. It is highly recommended that interested parties call ahead during posted hours and fully clarify all community rules, particularly the policies on pets (which are allowed, but with restrictions on size/quantity), prior to making a purchase or reservation. Understanding the process and the rules upfront is essential for a smooth transition into this community.
Living at Sunnyside Acres places you within easy reach of everything Idaho Falls has to offer. The proximity to Sunnyside Road and I-15 provides quick access to the city’s major employment centers, healthcare facilities like Eastern Idaho Regional Medical Center, and recreational areas such as the Idaho Falls Zoo, Tautphaus Park, and the beautiful Snake River Greenbelt, making it a highly practical place to live.
Sunnyside Acres is strategically located in a high-access area of Idaho Falls, a major advantage for both daily commuters and regional travelers. Its address on West Sunnyside Road provides quick connectivity to I-15 (via Exit 116), making it simple to travel north towards Rexburg/Yellowstone or south towards Pocatello.
The park is designed with necessary considerations for access and convenience:
- Wheelchair Accessible Entrance: Ensures ease of access for residents and guests into the main community facilities.
- Wheelchair Accessible Parking Lot: Provides designated, convenient parking for those with mobility needs.
- Off-Street Concrete Parking Patios: Dedicated parking spots are provided for mobile homes, preventing haphazard parking and keeping streets clear.
- Easy access to I-15: Allows quick travel for work or regional exploration.
The location is also excellent for families, as it is close to schools and various shopping centers, minimizing daily commute times for errands and school runs.
For your GPS and correspondence, the address is:
905 W Sunnyside Rd, Idaho Falls, ID 83402, USA
The park is equipped to provide full-service utilities and amenities, catering to the long-term needs of manufactured home residents and the temporary requirements of RV travelers.
- Full RV Hookups: For RV guests, the park offers pull-thru sites with full hookups, including water and sewer hookups, and a choice of either 30 or 50 amp electric service.
- Community Utilities: Manufactured home residents receive essential city services, including City Water, Sewer, and Trash/Garbage services, often bundled into the monthly lot fee.
- New Clubhouse Facilities: A newly remodeled Clubhouse features full restroom facilities.
- Laundromat: The new Clubhouse includes an on-site Laundromat, providing a critical service for all residents and RV guests.
- Connectivity: Cable TV is available, and the Clubhouse’s spacious Meeting Room offers a computer workstation with Free High-Speed Internet, and Free High-Speed Wireless Internet for personal devices.
- Secure Storage: A fenced storage area is provided for residents who need secure, off-site storage for vehicles or extra belongings.
- Payments: The office accepts Debit cards for easy payment transactions.
The primary attractions of Sunnyside Acres center on its dual community structure, comprehensive amenities, and focus on providing a pleasant living environment.
- Dual Community (Mobile Home & RV): The park serves both long-term manufactured home residents and short-to-monthly term RV park guests, adding to the diversity of the community.
- All-Age Community: Unlike 55+ communities, Sunnyside Acres is an all-age community, welcoming families with children.
- Clubhouse & Meeting Room: The remodeled Clubhouse, with its full kitchen, is a great spot for community gatherings, resident meetings, and personal use.
- RV Site Amenities: Each RV space is pull-thru and includes a barbeque grill and a picnic table for outdoor cooking and convenience.
- Pet-Friendly Policy: Dogs are allowed, but prospective residents must call the office to confirm specific restrictions on pet quantity and size (dogs must typically be under a weight limit, as noted in past customer feedback).
- Quiet and Safe Environment: The park promotes itself as a quiet, safe community with park-like surroundings and ample trees.

These amenities significantly enhance the quality of life for all residents, providing essential services and gathering spaces. August 25 · Rob HoctorWas planning to buy a single wide from a private seller here. I called to get info on the process for getting approved to live there on a Wednesday at 3pm. The answering machine said "Out office hours are 9 to 5 with lunch at 12." So I left a message. No response so I called Thursday afternoon again not during lunch hours again and still no response. Finally I call on Friday morning. Someone else answered and (because I would rather work with good management) asked why they hadn't called me back and the current receptionist said "Well you'll have to talk to Amber when she is in." This is one company. They should take responsibility and try to treat their customers kindly without attitude. Then I moved on to try to figure out the application process and I asked how long it would take. They said 7-14 days. I asked if they could expedite it since I had tried to call two days prior and they hadn't responded. They said "No we don't do that." Terrific.I then finally asked if we could bring our cute little golden doodle. They said we could only once we paid the trailer off. They assumed I was renting to own through them. I explained we were going through a bank. Then they said we could have our dog as long as he was under 20lbs. They would not bend the rules for our 28lb dog which was the first thing they did that was actually understandable to me but I thought I would ask.Sad to see this wonderful opportunity for my family go but glad I found out management is not customer service oriented before I signed anything.
January 19 · peoncupThis place is a total ripoff! Booked it over the phone before we got here, in 2 weeks of traveling it is the most expensive RV campground we have stayed in. Got here and I’m glad it was before her 5:00 quitting time. Our space had a vehicle in it, she didn’t even know whose vehicle. Moved us to another location and that also had a vehicle parked there. She did know who it belonged to so she had them move it. My husband went to check on a code for the shower room and laundry room. Attendant had left for the day. At 5, not 6 like the website says. No access to any amenities such as shower, laundry or club house. Then she won’t answer the phone to see if any of this can be addressed. To say we are upset is a gross understatement!
March 13 · Charlene LoperI hate the lay out and all the speed bumps
August 20 · Jon “Boston”Spaces are close but utilities are great, electric is reliable and good water pressure. Laundry facilities are clean but machines are old. The manager (April) is very accommodating and does whatever is needed when asked. No drug issues at all as a previous post indicated. Parked here in our 40’ motorhome with room for our car. Would certainly recommend to any of our friends.
