Sundown Mobile Home Park Introduce
For Utah residents exploring practical and affordable homeownership opportunities along the Wasatch Front, Sundown Mobile Home Park in Clearfield, Utah, stands out as a viable option. Located in the heart of Davis County, this community provides an attractive alternative to the continually climbing cost of traditional housing. Sundown is an established, all-age mobile home park, welcoming families, first-time homeowners, and anyone seeking a sense of community with lower financial barriers to entry.
The community is well-regarded for providing modern and well-maintained mobile homes, often referred to as manufactured homes, which offer comfortable living spaces and private lots. Reviews consistently highlight the quality of the residences, noting: “Really nice mobile homes.” Recently constructed homes, such as a 2023 model, feature contemporary updates like new roofs, windows, furnaces, water heaters, and updated kitchens with new cabinets and countertops, making the transition to homeownership feel fresh and appealing.
Owning a home in Sundown involves a crucial distinction: residents own the home but lease the land (lot rent), a common model in manufactured home communities. This lot rent, which includes utilities like water, sewer, and trash, along with access to desirable amenities, contributes to a highly structured monthly payment. While the upfront cost of the home is significantly lower than site-built homes in the area—with some homes priced around $100,000—the monthly lot rent must be factored into the total cost of living.
However, an essential consideration for any prospective resident is the relationship with community management, particularly concerning the process of moving in and out. One resident shared a difficult experience when a family member relocated: “A family member used to live there for years and when they sold their home, the process to leave was a nightmare. The manager was rude and didn't want to cooperate with the references since to apply in other places, they called there and the office manager (not sure if that's her title) actually sabotage their process and they were denied on another mobile home community.” This serious concern underscores the necessity for both sellers and buyers to secure all agreements and references in writing and understand the park's specific rules regarding the sale of a home and the approval process for new residents. The reviewer also noted a delay in receiving a deposit refund check—a reminder to clarify the exact timeline for financial processing with the management upon departure.

 - Community Management: Professional on-site staff handle the daily upkeep of community grounds, amenity maintenance, and enforcement of community rules to ensure a quality environment for all residents.

Choosing Sundown Mobile Home Park is an excellent financial decision for Utah users prioritizing homeownership and community amenities at an unparalleled price point in Davis County. This community provides the coveted independence of owning a structure—a modern, attractive house—while benefiting from the professionally managed shared resources of a park.
The significant combination of features—an on-site pool, clubhouse, and playground—adds substantial lifestyle value that is typically only found in much more expensive residential developments or HOAs. Furthermore, the inclusion of culinary water, sewer, and trash in the monthly lot rent simplifies household budgeting and reduces the number of monthly bills. Its strategic location near I-15 and major employment centers like Hill Air Force Base, combined with access to a highly-rated school district, secures its position as a practical choice for families and commuters.
Ultimately, while all community living requires careful due diligence regarding management policies (especially relating to move-out procedures as noted in resident feedback), the opportunity to secure a nice mobile home in a community with valuable amenities and excellent geographical placement makes Sundown a top contender for affordable, quality living in Northern Utah.

Sundown Mobile Home Park Reviews
A family member used to live there for years and when they sold their home, the process to leave was a nightmare. The manager was rude and didn't want to cooperate with the references since to apply in other places, they called there and the office manager (not sure if that's her title) actually sabotage their process and they were denied on another mobile home community. Thanks God, they found a really cute townhouse in another city close by. I just don't get it why it's hard to be nice and cooperate when families are leaving that community, they did everything right, sold the house, the new family was approved and it was all good. Another thing, they gave my address to send the deposit refund check and by now it's been 4 months and nothing came through, I will call my sister to check if they got their check in another way.
