Sundown Manufactured Home Community Introduce
For Utah residents seeking an accessible path to home ownership along the Wasatch Front, the Sundown Manufactured Home Community in Clearfield, Utah, presents an excellent and affordable option. Located conveniently in Davis County, this community is more than just a place to live; it's a neighborhood designed to foster family life and a sense of belonging in a financially sound way. Sundown is an all-age community, welcoming families, individuals, and retirees alike, and is noted for offering modern manufactured homes for both purchase and rental, effectively serving as a Mobile Home Park, Mobile Home Dealer, and Mobile Home Rental Agency.
In a region experiencing rapidly escalating housing costs, the manufactured home model at Sundown provides a crucial alternative to traditional stick-built housing, significantly lowering the barrier to entry for homeownership. Many properties feature contemporary designs, avoiding the "shared walls" common in apartment living, and providing residents with their own yard space and greater privacy—all while maintaining a highly attractive price point compared to neighboring cities. The professional management team is committed to maintaining a clean and well-kept environment, striving to ensure the community is a pleasant place for all residents.
However, prospective residents should be aware of a common issue within manufactured home communities concerning internal rules and communication. One customer review noted a difficulty in getting in touch with the office: "I've tried to contact you through your social media and by phone, but you haven't responded. I'm looking for information about purchasing a mobile home. I'd appreciate it if you could contact me." While this indicates a need for improved communication responsiveness, it is an important reminder for potential buyers to utilize all available contact methods, including working through a real estate agent specializing in manufactured homes to ensure timely information delivery.
Another common concern raised in community living relates to policies, even in a generally welcoming environment. A resident mentioned receiving letters about their fence despite calling the office about their dog, suggesting potential inconsistencies in enforcement of community guidelines: "While it's a decent place to live, I called the office and let them know we have a dog and yet we keep getting letters about our fence. There are several other units around ours that have permanent fences." This highlights the importance of getting clear, written documentation of all community rules, particularly those related to lot improvements like fencing and specific pet policies, before moving in.

### What is Worth Choosing Sundown Manufactured Home Community?
For Utah residents, particularly those in the Davis and Weber County regions, choosing the Sundown Manufactured Home Community is a decision rooted in value, location, and a lifestyle upgrade. It is one of the most practical ways to achieve home stability and pride of ownership without the intense financial strain of traditional home buying.
The foremost reason to choose Sundown is its ability to deliver a genuine single-family home experience—meaning no shared walls, private outdoor space, and dedicated parking—at an entry price point that is often thousands less than a condo or starter home in the surrounding areas. This is combined with the convenience of an all-age, pet-friendly community that is close to work centers like Hill Air Force Base, major shopping hubs, and family parks, making it highly practical for modern Utah life.
Furthermore, the inclusion of wheelchair accessible entrances and parking demonstrates a conscious effort to make the community inclusive and accommodating, a feature that adds significant value for residents with diverse mobility needs. While all communities require residents to adhere to site-specific rules (like those regarding fences), the fundamental offer of a secure, affordable, and centrally located home in a quality school district makes Sundown a top consideration for any Utah family looking for smart, long-term living solution in Clearfield.

December 20 · Saria KayDefinitely over priced to live there! Seniors on a fixed income are struggling. They don't help you at all when your Social security comes in on the middle of the month and they expect payment on the 1st or you get late fees. It never gives us a chance to catch up. Management is very rude and doesn't care about their renters, just the money. Very sad!
February 29 · Judy DayIf you have another place to live please go for it !This place is good but every new manager want to apply the codes to it's convenience. If they can get rid of your trailer ,whether you have obtained with the office or from owner to owner due to a rule that your break for the manager they apply you the codes and they kick you out without mercy.I have lived here for years and I have seen many invocations just for being a few days behind in your rent and sometimes even for not attending to small details that apparently your are breaking the rules .Starter to sent you a break rules note and they kick you outIn this place many of residents feel thatRights or not worth it,it is only worth paying our rent monthly and the corporation doesn't care about the community and residents needs .Must all new managers always arrive with a rude attitude without seeing before what needs the community has.At this moment I thinking that they can even kick me out from the park in retaliation for putting this review.I hope 🙏 not.Note if you the manager and read this review, you need to introduce in each tenants and make few meetings and disscuse all the issues about this community has, I think will feel good and will be a better place to live not just bring it rude attitude .We need solutions in all our needs not families kicking out. With a good managers this place can be a good place and each tenants we can recommend with 5 starts for sure.
March 28 · jhonnypalma djoxigenoA HORRIBLE place to live. Your better off buying property and living on that in a tent. Spouse lost their job and we attempted to make some sort of payment arrangement with management and we where told the won't take partial payment at all. Lot rent raised all the way to 900 dollars without utilities. Our family lived there for over 10 years and suddenly we where told we couldn't be helped when ever we needed help because we where on some sort of "black list". Not to mention when you call the manager in office to tell them what corporate tells you to tell them they call back to tell you they will evict you for being "rude". Even the new one got in our faces and triggered my ptsd. Seriously AVOID this god aweful company ALL OF THEM. If the management doesn't scare you the pests from their unmaintained back area will.
