Sundance RV Park Introduce
For many Texans, the open road and the freedom of RV living are central to their lifestyle. Whether seeking a convenient overnight stop or a longer-term community, finding the right RV park is crucial. Sundance RV Park, located in Baird, TX, presents itself as an option for those exploring West Texas. Positioned for easy access, it aims to cater to both transient travelers and those looking to settle in for an extended period. However, like any property, it has generated varied feedback from its guests, making it important for prospective visitors from our state to have a comprehensive and factual understanding of what to expect.
Texas offers a diverse array of landscapes, from the bustling urban centers to the serene open plains of West Texas. Baird, a historic small city along Interstate 20, provides a distinct rural Texas experience. Sundance RV Park, in this setting, endeavors to be a welcoming place for RVers. While it boasts a list of amenities designed to enhance the stay, recent customer reviews highlight significant concerns that potential guests should consider. This article aims to provide a clear, balanced, and factual overview of Sundance RV Park, combining advertised features with direct customer experiences. This transparency is vital for our local RV community, empowering them to make informed decisions for their travels and ensuring their time on the road across the Lone Star State is as comfortable and free from unexpected issues as possible.
Sundance RV Park is conveniently located at 1055 I-20, Baird, TX 79504, USA. Its address directly on Interstate 20 (specifically, "Exit 307 right off Interstate 20 on the south side") makes it exceptionally accessible for RVers traveling along this major east-west corridor in West Texas. This "easy on, easy off" proximity to the interstate is a significant advantage for those needing a quick stop or using Baird as a waypoint for longer journeys across the state.
Baird itself is a charming small city in Callahan County, offering a quieter, more relaxed atmosphere compared to larger urban centers. While providing a peaceful environment, the park's location still affords convenient access to local services within Baird, such as supermarkets, gas stations, and local eateries. Furthermore, Baird is just a short drive—approximately 15 minutes—east of Abilene, a larger city that offers a broader range of amenities, including major retail outlets, diverse dining options, medical facilities, and cultural attractions. This balance of being in a tranquil small town with quick access to a larger city's services is a common preference for many Texas RVers. The straightforward interstate access ensures that even the largest rigs can navigate to and from the park with ease, contributing to a stress-free travel experience for locals.
Sundance RV Park advertises a comprehensive list of services designed to provide a comfortable stay. However, it is crucial to note that some customer reviews raise concerns about the consistency and reliability of certain amenities and management, which should be taken into consideration.
Full Hookups: The park offers full hookups (water, sewer, and electric) at its 48 RV spots, with 30/50/20 amp service to accommodate various RV sizes. This is a fundamental service for any RV park.
Fiber High-Speed Internet / Wi-Fi: High-speed Wi-Fi is advertised as a key amenity, suitable for streaming and remote work. However, a customer review explicitly states that the Wi-Fi would only work "when the residents would have to go figure out why it wasn’t working then go spend there own money to fix it." This suggests significant inconsistencies in its reliability and management.
Laundry Room: A debit/credit card operated laundry room is available on-site, providing convenience for campers.
Restrooms and Private Showers: The park advertises clean men's and women's bathrooms with private showers, a crucial amenity especially for those without full bathroom facilities in their RVs.
Stocked Fishing Pond: A well-stocked pond for catch-and-release fishing (bass and catfish) is a notable recreational amenity, allowing guests to relax and unwind in nature.
Dog Park / Dog Run: A grassy pet park with benches is available for guests traveling with their furry companions.
Putting Green: A putting green is offered as a recreational feature.
Horseshoe Pit: The park also includes a horseshoe pit for outdoor games.
Extra Long & Wide Sites: The park features "Extra Large Pull Through Spaces" designed to accommodate any size RV with ease, ensuring comfortable parking and ample space.
24/7 On-Site Security: This is advertised as a feature for peace of mind.
Inclusive Rates: The park states it offers low daily, weekly, and monthly rates with inclusive utilities, simplifying budgeting for guests.
Sundance RV Park's advertised features promise a comprehensive and comfortable stay. However, it is imperative to present these alongside critical customer feedback regarding their actual implementation:
Convenient Interstate Location: Its direct placement off I-20 (Exit 307) is a significant highlight, offering "easy on, easy off" access for travelers. This makes it a highly practical stop for both short and long-term stays.
Clean and Quiet Environment (Advertised, but with caveats): The park officially promotes itself as "clean and quiet." One recent review indeed supports this, stating, "it was the most peaceful place to stay at!" and highlighting a "quiet campground." However, another review alleges that the park is "only mowed and cleaned up when the owner is coming into town," suggesting inconsistent maintenance.
Large, Big-Rig Friendly Sites: With "Extra Large Pull Through Spaces" and 48 total spots, the park can comfortably accommodate large RVs and ensures ample space for slide-outs.
Recreational Amenities: The stocked fishing pond, putting green, dog park, and horseshoe pit offer various on-site activities for relaxation and entertainment, enhancing the overall experience for guests.
New and Clean Amenities (Initial Impressions): As a "brand new RV park," its amenities, including bathrooms and laundry, were initially presented as new and clean. While a positive review noted "laundry and showers on site! Dog park on the property as well makes for a great stay!", another more critical review indicated that mowing crews have damaged water connections, leading to outages, and the Wi-Fi requires resident intervention to function.
Management Concerns (Reported by Reviewers): A very serious complaint from a former employee alleges that the owner "still owes me $1,400 1/2 my salary since 2021" and was "substantially behind in his bills or mailing out payments to myself or contractor labor." This review also highlights issues with utility disconnections ("power would always be turned off due to nonpayment") and a generally unresponsive property manager, Mary ("Mary the property manager doesn’t like to get out of the office of the RV, she lies about almost everything to get whatever she need accomplished"). This paints a picture of significant operational and management issues that can severely impact guest experience.

It is strongly recommended to check the park's official website and, if possible, to gather the most recent independent reviews from various platforms. Given the serious allegations from a former employee and a critical customer review, prospective guests should consider contacting the park directly to inquire about these specific issues and their resolution before making any commitments.
For Texans considering Sundance RV Park in Baird, the park presents a complex picture that requires careful consideration. On one hand, its prime location directly off I-20 offers unmatched accessibility, making it highly suitable for quick overnight stops or as a convenient base for exploring West Texas. The advertised amenities, including spacious full-hookup sites, a fishing pond, dog park, and laundry facilities, suggest a comfortable and enjoyable stay, as supported by one positive review praising its "peaceful place" and "great management" with Savannah being "lovely and helpful."
However, it is crucial for our local RV community to be aware of significant and severe concerns raised in other public reviews. Allegations of unpaid wages, substantial delays in bill payments leading to utility disconnections (water and power), inconsistent park maintenance ("only mowed and cleaned up when the owner is coming into town"), and unreliable Wi-Fi that requires resident intervention, paint a concerning picture of operational stability. Furthermore, direct criticism of the property manager's responsiveness and honesty ("lies about almost everything") is a red flag for those seeking reliable service. While the park's potential for peace and its physical amenities are appealing, the reported issues regarding consistent utility service, general upkeep, and management reliability directly impact the quality of an RV stay, particularly for long-term residents. Therefore, while its location is excellent, Texans should exercise extreme diligence, seek very recent feedback, and ideally confirm the resolution of these reported issues directly with the park before committing to a stay at Sundance RV Park.

Sundance RV Park Reviews
The owner William Burden still owes me $1,400 1/2 my salary .since 2021I left property in top shape went way beyond my job tasks showed excellent work ethics . My biggest complaint is he was substantially behind in his bills or mailing out payments to myself or contractor labor . The park in itself is nice quiet .
Jul 07, 2025 · Teresa CAUBLEStayed here for 3 nights, it was the most peaceful place to stay at! Low prices and great management! I will definitely be coming back! Savannah was very lovely and helpful!
Mar 21, 2025 · Rainy PExcellent RV park,, especially for those traveling through. The bathrooms are clean, showers and laundry enormous. The best part, though, is the giant fields where the owner lets you take your dogs off leash, as long as you can collect them if other dogs show up or they are not aggressive. I was going to deduct one star because the cavernous bathrooms are not heated, but the ability to let my dogs run and fetch sticks more than makes up for it. I definitely recommend staying here!
Jan 23, 2022 · Shannon GarrettI stayed at the sister park just up the road and it was awesome. I was allowed to use the available amenities that here at Sundance such as the shower house, the wash room and the fishing pond! The lady who manages both parks is attentive and always answers any questions. She provided an awesome packet that showed local restaurants and more. I really encourage you stop for a stay rather just passing through or in town for work like I was. Great people great surround great experience. I'd give 10 stars if I could. I'm kinda sad to leave. Thanks Mary for all your help!
