The park's location on N Dixie Drive suggests a suburban setting that offers a balance between residential tranquility and practical access to city amenities.
The accessibility of Summerville Estates is a major advantage for its residents. The park is "conveniently located just minutes from I-75," a major interstate highway that provides excellent connectivity to various parts of Dayton and beyond, making commutes for work or leisure efficient. This strategic location ensures that residents have easy access to a wide array of essential services and attractions. Nearby, you'll find numerous grocery stores, retail shopping centers, and a variety of dining options to cater to daily needs. Summerville Estates Mobile Home Park is designed primarily as an owner-occupied community, offering a specific set of services tailored to this model. Based on their official website and general mobile home park practices, these services include:
- Lot Rentals: The core service provided, where residents lease a designated plot for their manufactured home. The lot rent is $475 per month, due by the 3rd of every month.
- Inclusion in Lot Rent: Monthly lot rent includes the right for your home to be in and your right to live in the community, along with the upkeep/mowing of common areas, general maintenance within the park, and infrastructure (water/sewer lines, water meters, streets, etc.) upgrades.
- Utility Provision: The park is responsible for providing water, sewer, and electricity to your lot. Residents are responsible for any water, sewer, or electricity at the point where it connects to their home, and utilities are separate costs. AES provides electricity, and residents must be able to transfer electricity into their name. Gas lines are not in the park, requiring residents to contact propane providers like Suburban Propane if needed. Water/Sewer/Trash are privately serviced through the park owner and billed monthly.
- Trash Pickup: Trash is picked up on Monday mornings; residents should place trash in front of their home by Sunday evening or before 5 AM Monday.
- Thorough Background Checks: A significant service highlight, ensuring a "thorough background check" for all prospective residents. This process helps maintain a safe and stable community.
- Online Resident Portal: Residents can access their lease, account balance, and more via an online Rent Manager Resident Portal, offering convenient self-service.
- Pet Policy and Screening: Summerville Estates is a pet-friendly community with specific rules, including restrictions on certain dog breeds (Pitbulls, Dobermans, German Shepherds, Rottweilers, Chows, or Bulldogs) and any animal with a history of aggression. There is a limit of 2 pets per home (35 lbs or less when full grown), a $100 one-time park registration fee per pet, and a $30 PetScreening fee per pet (plus an annual $30 renewal fee).
- Neighborhood Watch Program: The community has a strong Neighborhood Watch Program that meets the first Tuesday of every month, promoting resident safety and involvement.
- No Sub-leasing/Rentals: The park explicitly states, "You cannot rent out your home or sub-lease your lot. We are a home owner community."
The features and highlights of Summerville Estates Mobile Home Park underscore its commitment to fostering a stable, owner-occupied community in Dayton, Ohio. These features often appeal to those seeking a long-term, managed living experience:
- All Residents Own Their Homes: A primary feature, leading to increased "pride in the ownership of their homes" and a more stable, well-maintained community.

- Community Safety Focus: The strong Neighborhood Watch Program further enhances the sense of security and resident involvement in maintaining a safe environment.
- Affordable Homeownership: The park provides a path to "home ownership at an affordable price," offering a valuable alternative to traditional housing markets.

- Pet-Friendly with Clear Guidelines: The detailed pet policy ensures that pet owners can comfortably reside within the community while maintaining harmony for all residents.
- Family-Friendly Atmosphere: As an "all age community," Summerville Estates caters to families, with amenities like access to the Northridge School District and nearby parks providing recreational opportunities.

Summerville Estates Mobile Home Park Reviews
Moved in Nov 2021. Process was a bit lengthy, but very happy they do a thorough background check. I am not very social, but neighbors seem very nice and everyone takes pride in the ownership of their homes. If you are looking for a nice quiet place to settle down, check them out. I am pretty happy.
Jan 30, 2022 · James GoonanVery poor management. Overpriced, old trailers with many problems. Ridiculously high lot rent for such a low maintained “community”. Owner only cares about money and not the well being of residents. Find a nicer park where management can actually be contacted and are in office Monday-Friday. Which this park does NOT offer. If i could give 0 stars I would.
Oct 08, 2024 · Devin KingsleyDon't buy from this place I bought and paid off a mobile home 2 years ago and put new flooring down built a 3rd bedroom on and fixed it up once it was paid off I fought for months to get title and refused to pay lot rent until I got title still didn't get title so took a loss and moved out now they send almost $3000 to collections which I'm now disputing they are scamming people
