Forney, Texas, is known for its blend of small-town charm and rapid growth, offering a balance of local community feel with increasing access to amenities and opportunities. As part of this evolving landscape, Summer Haven Mobile Home Park and RV seeks to provide a foundational living option. The park is characterized by having both mobile home lots and designated areas for RVs, suggesting a diverse resident base. With 101 sites in total and a history dating back to 1960, it represents a long-standing presence in the Forney area's housing landscape.
However, it is important to address all available information, including feedback from past residents. One review highlighted concerns about drainage issues, stating, "My lawn would flood 4 inches under and around my home for 6 years and they never attempted to do anything despite numerous emails and calls for them to repair the issue." Another review, while generally positive about the park for the area, specifically mentioned the need for improvements on the RV side: "They just need to fix the roads on the RV side and get some gravel hauled in on the R. Vsite pads when it rains or just water. Standing everywhere. It really muddy." These points indicate that while the park offers a location in Forney, prospective residents should inquire about and ideally assess the specific conditions of their chosen site, particularly concerning ground and drainage, to ensure it meets their expectations.
Despite these past concerns, it's worth noting that new residents are still finding their place at Summer Haven. As one recent resident's family member mentioned, "My mom just moved in this part 2 months ago. Not bad at all." This suggests that for some, the park offers a suitable option given the local context and available alternatives. The community continues to operate and serve residents in the Forney area.
When considering Summer Haven Mobile Home Park and RV, it is advisable to visit the property in person, especially during or after rainfall, to personally observe the conditions of the roads and individual pads, particularly on the RV side. Engaging directly with the management regarding any historical or ongoing maintenance efforts related to drainage and ground conditions would also be a prudent step.

For Texans considering mobile home or RV living in the East Dallas area, Summer Haven Mobile Home Park and RV in Forney offers a location that may suit certain needs, particularly for those prioritizing affordability and proximity to the growing city of Forney. Its suitability for locals hinges on specific considerations and expectations, particularly given some of the past feedback from residents.
The primary advantage for locals is its location within Forney, a rapidly developing community that offers a blend of small-town charm with increasing urban amenities. Being situated near major routes like US Highway 80 and I-20 means residents have convenient access to jobs, shopping, dining, and healthcare services throughout the larger Dallas-Fort Worth Metroplex. This accessibility is a significant draw for Texans who work in the city but prefer a more suburban or semi-rural living environment.
For those exploring manufactured home living, Summer Haven presents an option for homeownership that might be more financially accessible than traditional housing in the area. The ability to own a home and rent a lot can appeal to individuals and families seeking a more affordable and stable housing solution in a competitive market.
However, prospective residents, especially those with RVs, should be aware of reported concerns regarding the park's internal infrastructure. The feedback about "muddy" RV pads and roads that need "gravel hauled in" when it rains, as well as past issues with drainage and communication regarding leases and deposits, are important factors to consider. This suggests that while the location in Forney is convenient, individuals should conduct thorough due diligence, including an in-person visit to assess current ground conditions, particularly on the RV side, and discuss maintenance plans with management.
Despite these points, the park continues to operate and attract residents, indicating that for some, the benefits outweigh the perceived drawbacks. The blend of mobile home lots and RV sites creates a diverse community, which can be appealing to those who enjoy a mix of long-term residents and transient travelers.
In conclusion, Summer Haven Mobile Home Park and RV in Forney could be suitable for Texans looking for an affordable and conveniently located housing option in East Texas, particularly if they prioritize access to the DFW Metroplex. However, it is crucial for interested individuals to engage directly with the park management, inquire about any ongoing improvements, and personally inspect the specific site they are considering, especially concerning drainage and road conditions, to ensure it aligns with their expectations for a comfortable and "not bad for the area" living experience.

Summer Haven Mobile Home Park and RV Reviews
My lawn would flood 4 inches under and around my home for 6 years and they never attempted to do anything despite numerous emails and calls for them to repair the issue. I was in a lease to with option to buy and always had issue there until I decided to put in a 60 day notice which they did not acknowledge until I emailed them after moving out. I will eventually end up in court with this deceptive organization. Do not move here you will loose your deposit no matter what, in my case $3000.

Feb 11, 2024 · Milas MSince current owner purchased property, rent goes up every year. Most communication is in the form of form letters threatening fines for an endless number of "violations". Basically, living a normal life in your own home is a violation. Worse than an HOA. Regular management turnover. Maybe they get tired of being nazis. Most neighbors are pretty nice. It doesn't hurt to know Spanish.
Aug 05, 2022 · Vito CorleoneIf I could give them negative reviews I would. They never answer their phone, they don’t give accurate information about the lease, I had a guest injured on their property and they did nothing about it. I have been trying to get a hold of them for two weeks to give my notice and I’ve emailed and no one has answered. Just dont.
Jan 31, 2022 · kira smithThis place and all their other locations are a dump. To get qualified you have to jump through hoops. Don’t even get me started on the gal named Marina. She thinks she knows everything but she’s dumber than a box of rocks. I don’t see how this place stays in business because they can’t even keep staff. Now they’ve started towing vehicles and it’s out of control.
