Do yourself a favor don't move into any community that is owned by Horizon Land management. They sent out a rent increase letter that, at the very least, could be described as disingenuous. They claimed that curb appeal is a top priority yet when someone moved out on Mt Street 2 years ago they still haven't cleaned the lot of what was left behind and, in the past 2 years they have mowed the grass a total of 6 times. Last year they raised the rent 50 dollars a month and got rid of the free cable and internet. There are 240 lots in here, most are full so, just to be conservative, I will say 200 are occupied so that means an extra $20,000 a month (and that is just this park, they own many more) yet the roads are full of potholes and the vacant lots and common areas are not taken care of and rarely mowed. Despite that they felt that the deserved to give themselves another raise and increased rent again this year despite zero evidence that they have any interest in using any of it to improve conditions. They have a form on their website to fill out because they "take pride in listening to our communities" yet they don't respond when you fill out the form, every call to the corporate office goes to voicemail and doesn't get returned unless you bombard them with messages and if you are lucky enough to get a call back it will be from a private number so after they hang up on you you can't call back. They also had to pay over a million dollars in EPA fines last year for polluting the water system which probably has a lot to do with the rent increase. They blame inflation as if they are the only ones affected by it but I'm now paying 2 years of rent increases and cable and internet all for the privilege of having having potholes tearing up my car and relaxing in my living room with a perfect view of the overgrown, trash filled vacant lot. Trash company with shady business practices and no qualms about poisoning the water supply (not here but in other states, like that matters) STAY AWAY!!! This company is the poster child for corporate corruption and greed. They are so terrified of hearing from their residents that the letters they sent out are completely devoid of any contact information, company name is the only thing on it, no names, phone numbers, address or email.
