Suburban Acre Introduce
For many in North Carolina, finding a housing solution that balances affordability with a sense of community is a key goal. In Shelby, a vibrant city in Cleveland County, mobile home parks represent a notable option for long-term residency. This article delves into Suburban Acre, a mobile home park that operates in and around Shelby, offering a factual and insightful overview from a local North Carolina perspective. We aim to provide clear and engaging information to help you understand what this property offers.
Suburban Acre is a mobile home park, or more accurately, a property management company that operates multiple mobile home parks, including locations in Shelby, North Carolina. It specializes in providing manufactured homes for rent, and notably, also offers "rent-to-own" programs for some of its properties. This dual approach aims to cater to a wider range of prospective residents, from those seeking a straightforward rental to those aspiring to eventual homeownership.
The core business of Suburban Acre is to offer accessible and often more economical housing solutions compared to traditional stick-built homes or apartments in the region. Their portfolio includes both new and recently renovated homes, typically with two or three bedrooms. While some residents have reported positive experiences, specifically highlighting a smooth rental period and the full return of security deposits, other feedback points to significant concerns regarding management practices, maintenance responsiveness, and the complexities of their rent-to-own agreements. These contrasting experiences highlight the importance for potential residents to thoroughly investigate and clarify all terms and conditions before entering into any agreement with Suburban Acre. It is a company that manages multiple communities, striving to provide affordable housing options throughout the region.
Suburban Acre operates properties across various locations in North Carolina, including a specific presence in Shelby. The provided address, Lot 23, 101 Exeter Ln, Shelby, NC 28150, USA, indicates a specific site within their managed portfolio in Shelby. Shelby itself is a significant city in Cleveland County, known for its rich history, local events, and a strong sense of community.
Properties managed by Suburban Acre, such as those in Shelby, benefit from the city's infrastructure and accessibility. Shelby is well-connected by major roadways, including US-74, which provides convenient access to surrounding towns and larger metropolitan areas like Gastonia and Charlotte. For residents, this means relatively easy commutes to employment centers, shopping districts, healthcare facilities, and recreational opportunities. While the exact accessibility would vary slightly depending on the specific park or lot location within Shelby, generally, being in Shelby offers a good balance of small-city living with regional connectivity. Public transportation options might be more limited compared to major urban hubs, making personal vehicle ownership highly recommended for residents to navigate daily life and take full advantage of the region's offerings. The specific location on Exeter Lane suggests a residential street within the broader Shelby area, benefiting from the city's amenities.
Mobile Home Rentals: Suburban Acre provides manufactured homes for rent, offering a direct housing solution in their various parks.
Rent-to-Own Programs: A notable service is the option for "rent-to-own" agreements on some of their homes, allowing tenants to work towards ownership over time. This can be appealing for those who may not qualify for traditional mortgages immediately.
Property Management: As a management company, they oversee the operation of their mobile home parks, including the collection of rent and, theoretically, addressing maintenance issues within their managed properties.
Variety of Homes: They offer a selection of new and recently renovated homes, with options for two or three bedrooms, aiming to meet different household needs.
Affordable Housing Solutions: Suburban Acre positions itself as a provider of affordable housing without sacrificing quality, which is a significant highlight for many North Carolinians seeking budget-friendly living.
Rent-to-Own Opportunities: The availability of rent-to-own programs provides a unique pathway to homeownership for individuals and families who might otherwise find it challenging to enter the housing market.
Broad Portfolio: While specifically discussing a location in Shelby, Suburban Acre manages multiple communities across southern North Carolina (Gastonia, Kings Mountain, Bessemer City, Shelby), indicating a breadth of options.
Potential for Positive Rental Experience: Some past tenants have reported positive experiences, emphasizing a problem-free rental period and the timely return of security deposits, suggesting a professional handling of certain tenancies.
Based on the available information, Suburban Acre's primary "special offer" appears to be their rent-to-own program, which is a significant feature in itself for those looking to transition from renting to owning. Specific, short-term promotions like reduced rent for a few months or waived fees are not explicitly detailed in the provided data.
Prospective tenants interested in Suburban Acre's properties are strongly encouraged to contact them directly to inquire about current availability of both rental and rent-to-own homes. It is crucial to ask detailed questions about the terms of any rent-to-own agreement, including down payment requirements, monthly payments, what portion goes towards equity, responsibilities for repairs, and the exact path to full ownership. Understanding all the intricacies of such agreements upfront is vital to avoid potential misunderstandings. For simple rentals, clarify all fees, utility responsibilities, and maintenance procedures.

Suburban Acre Reviews
I lived at a place owned by Suburban Acres for all of 2016. They're an excellent place to rent from, and I never had any problems in the year that I stayed with them. The unit I lived in was off of Davis Road, in Shelby, NC, but they own and operate a lot of mobile home parks. I stayed with them for a year with no problems, gave them a forwarding address, and received my deposit back in full approximately 3 weeks after I moved out.10/10. Would rent from again.
Jan 28, 2017 · Richard CarpenterFirst off, don't be foolish to fall into this rent to own trap. You will regret it. By far the worst rental and management and repair people I've known over 26 years renting. You pay more for many repairs they claim to cover in the beginning, add onto your monthly bill for stupid things, contradict themselves often, threaten you, evict many. Look at their retention record if tenants and wonder why?! I had my home I have paid over 13k on rented out from underneath me by an uneducated person there who assumed I had given intent to relocate, which is a 30 day process and notice in NC. This was very I'mmature, heartless and disrespectful to us. And makes herself look even worse. Worst yet, I have to live next door to this woman! I was told to vacate by the 5th and all, she has a contract on the home, and when I text her, she refers me to the owner and secretary as she won't be accountable for her own illegal actions. I intend to pay off quicker now and move the home unless my attorney can work something else out in court. It's bad enough having to take your landlord to court when I have never had to take anyone there. I'll be requesting my legal fees reimbursed by the losing party. bottom line, even the ghetto is a better investment than here
Aug 10, 2017 · Kimberly Wegener******BEWARE BEWARE BEWARE*************ALSO KNOWN AS CIRCLE PARK AMONGST OTHER NAMES..... ON TRULIA ED JOHNSON as well as other renWorst people you can ever rent from. These are crooks. They have a high turnover because all they want is money. Everyone seems ignorant and illiterate in the office. For 6 months even while paying on time my rent was different every month. In the Summer months they violate you for lawn which you never know until they give you access to the online account. They also lie about the rental amount. They quote one rate then when you go into the office they have fees for everything. They get you to make a down payment when they will make it damn near impossible for you to stay. They basically did an illegal eviction on me. Went to court every week in December and it kept being dismissed even the magistrate advised that she did not understand their bookkeeping. It is my belief that they use the the additional fines and fees money laundering. They extort you for more money than they quote you on. Leasing from these folks is dangerous because potentially it will mess your credit up. I moved there in an effort to work on my credit. Laura the lady that lived in the community would come to my home as late as 8:30 at night. She would also come into my home and snoop when I was not there. The guy Ed Johnson who claims to own the properties leaves everything at the whim of Tina who is never in the office. I could go on and on but the nightmare that I had with these folks is almost unbelievable for their rat infested homes.*******Beware*******Beware****

Jan 17, 2018 · Madam LucianaDO NOT DO NOT DO NOT engage in business with this company. You will be sorry. They are some of the most incompetent folks I have ever dealt with. Every time something was needed they would never get anything fixed. The deposit and the homes are a joke. Their rent-to-own program is a scam and rip off. They now claim to have evicted after one moved out and charged over $800 for cleaning which is crazy because there was nothing but pre-existing damages when I moved out. They sent my account to a collections agency out of Greensboro NC called Resolve Partners LLC who has me in collections for the amount. I'm literally stuck paying them money I don't owe but you really need to gauge your thinking here because Suburban Acres are nothing but a bunch of crooks who are out to do nothing but charge you money and fees.
