Storeyland RV Sites, located in Cottage Hills, Illinois, functions as a mobile home park offering RV sites. It is reportedly part of a larger entity, Enchanted Village. For those considering mobile home living or an extended RV stay in the Metro East area, Storeyland RV Sites is one of the options available. Mobile home parks like Storeyland offer an alternative housing solution for many Illinois residents, often presenting a more affordable living arrangement compared to traditional stick-built homes, or providing flexibility for those with RVs. Lot rent in Illinois can typically range from $300 to $800 per month, depending on location and amenities, and it's essential to understand what is included in that cost.
However, it's important for potential residents to be aware of the community's reputation and direct feedback from current or past occupants. While the park offers designated RV sites, the provided customer reviews indicate significant concerns regarding management, maintenance, and overall living conditions. These concerns include issues with property upkeep, responsiveness to maintenance requests, and management's approach to resident interactions. Understanding these experiences is vital for anyone considering Storeyland RV Sites as their next home.
Mobile home parks in Illinois, under the Illinois Mobile Home Landlord and Tenant Rights Act, have responsibilities to maintain safe conditions, utilities, and common areas. Residents have rights regarding leases, privacy, and addressing issues. These legal frameworks are in place to protect tenants, making it crucial for potential residents to research thoroughly and potentially seek legal advice if they have concerns.
Storeyland RV Sites is situated at 1000 Stanley Rd, Cottage Hills, IL 62018, USA. Cottage Hills is a community located in Madison County, Illinois, placing it within the larger Metro East region. This area is generally considered part of the greater St. Louis metropolitan statistical area, offering a blend of suburban and rural living. The location provides accessibility to nearby towns and cities, which might include Alton, Wood River, and Edwardsville, allowing residents access to various services, shopping, and employment opportunities.
Being in Cottage Hills, residents would likely benefit from access to local roads and, indirectly, to larger state routes and interstates for commuting or travel within Illinois. While not directly detailed in the provided information, the general accessibility of the Metro East region means that residents could have reasonable commutes to jobs, schools, and essential services. However, the specific nuances of getting around from 1000 Stanley Rd to these points would depend on local road networks and public transportation availability, which varies across smaller communities.
The nature of Cottage Hills as a community would typically imply a quieter environment compared to denser urban areas, which might appeal to those seeking a more relaxed pace of life while still being connected to regional centers. For mobile home and RV park residents, proximity to essential services like grocery stores, medical facilities, and other conveniences is often a key consideration, and prospective residents should investigate these aspects relative to the park’s specific address.
Based on the available information, including common expectations for mobile home parks and limited indirect insights from reviews, the following services might be offered. It is important to note that specific details regarding the quality and consistency of these services are subject to customer feedback provided in the introduction.
- Lot Rental: Provides individual lots for mobile homes and RVs. The core service is the provision of space for residents to place their manufactured homes or park their recreational vehicles.
- Utility Hookups: Typically, mobile home and RV sites offer hookups for essential utilities such as water, sewer, and electricity. Issues with these utilities, like the reported sewer problems, highlight their importance.
- Waste Management: Like most residential communities, garbage collection services would be expected to maintain sanitation within the park.
- Common Area Maintenance: This includes maintenance of roads, common grounds, and possibly shared recreational spaces. Customer reviews, however, indicate concerns regarding the consistency and quality of this maintenance, particularly regarding mowing.
- Security Measures: While not explicitly detailed, the mention of "management has cameras where needed" suggests an effort to provide some level of security surveillance within the park.
- Laundry Facilities: The reviews mention "Free laundry for permanent residents," indicating that shared laundry facilities are available, though likely for specific resident types.
- Pet-Friendly Environment: A reviewer mentions having a "small dog" and a "nice fenced area," implying the park accommodates pets and may offer specific amenities or designated areas for them.
Drawing from the customer reviews, here are some key features and highlights, acknowledging that some are presented alongside significant concerns:
- Location near Lakes: The park is "Not far from Lake Holbrook and Lake Fork," which is a significant highlight for those interested in fishing, boating, or other lakeside recreational activities in East Texas (Note: Lake Holbrook and Lake Fork are in Texas, not Illinois. This information from the provided reviews seems to be a mismatch for an Illinois-based park. It’s crucial to verify actual local attractions for accuracy when acting as a local writer). For an Illinois context, nearby natural areas or parks would be relevant.
- Quiet Park: Despite other issues, at least one reviewer describes it as a "Quiet park," which can be a desirable feature for residents seeking a peaceful living environment.
- Security Measures: "Very secure management has cameras where needed" indicates a visible effort to enhance safety within the community.
- Pet-Friendly Amenities: The presence of a "nice fenced area" for dogs is a strong positive for pet owners, offering a dedicated space for pets.
- Free Laundry for Permanent Residents: This is a tangible benefit for long-term residents, providing convenience and cost savings.
However, it is imperative to also highlight the significant concerns raised by residents, as these dramatically impact the overall experience:
- Management and Maintenance Issues: Multiple reviews criticize "horrible, horrible management and maintenance." Specific complaints include unaddressed HVAC problems, a broken sewer system, and infrequent mowing unless "pushed."
- Overpriced: Residents feel the park is "overpriced" given the level of service and maintenance provided.
- Maintenance Responsiveness: A key issue is management's reported unwillingness to fix problems, with residents being "Trying to charge us for something they should be fixing."
- Pest Issues: The presence of "terrible" bugs suggests inadequate pest control or environmental management.
- Communication Style: Management is described as putting "a notice on your door for every little thing, portraying as if they actually care, but they don't. They just want to fine you," indicating a potentially confrontational approach.

For Illinoisans considering Storeyland RV Sites in Cottage Hills, it is essential to approach with a clear understanding of its reported strengths and significant weaknesses. On the surface, the park offers a potentially quiet living environment and amenities like free laundry for permanent residents and pet-friendly spaces with fenced areas for dogs. The presence of security cameras also suggests a focus on resident safety. For those seeking a mobile home lot or an extended RV site in the Cottage Hills area, these aspects might initially seem appealing, especially if a peaceful setting and pet accommodation are high priorities.
However, a candid assessment based on real customer feedback reveals substantial concerns that prospective residents, particularly locals, must seriously consider. Recurring complaints about "horrible, horrible management and maintenance" are significant red flags. Issues such as unaddressed HVAC problems, broken sewer systems, pest infestations, and perceived unresponsiveness to maintenance requests suggest that the "overpriced" sentiment from residents is rooted in a discrepancy between cost and value delivered. The alleged tendency of management to issue fines for minor infractions, rather than genuinely address underlying community issues, points to a potentially challenging living experience.
While the proximity to natural attractions (if verified for Illinois-specific locations, as the Lake Fork/Holbrook reference appears to be incorrect for Illinois) and the quiet atmosphere are positives, these may be overshadowed by the reported frustrations with park operations. For local residents of Illinois, who have various mobile home park options within the state with typical lot rents ranging from $300-$800, a thorough on-site visit and direct conversations with current residents are highly recommended before committing to Storeyland RV Sites. Understanding your rights as a mobile home tenant in Illinois is also paramount. Ultimately, suitability will depend on your tolerance for the reported management and maintenance issues against the backdrop of the park's more favorable attributes and its location in Cottage Hills, Illinois.

Storeyland RV Sites Reviews
ABSOLUTELY TERRIBLE!!! They are a part of Enchanted Village and they have horrible, horrible management and maintenance. My 1 year lease is almost up and I cannot wait. They are overpriced, and terribly taken care of. We moved in here and there were problems with the hvac where vents would collapse, and it won't get cold.or hot. The sewer broke entirely a week into living here. And the bugs are terrible. The management will put a notice on your door for every little thing, portraying as if they actually care, but they don't. They just want to fine you.
