Stonegate Mobile Home Comm appears to offer specific services primarily related to mobile home placement and acquisition. While direct explicit lists of services are not publicly detailed, insights from resident reviews suggest the core offerings revolve around providing space for mobile homes within the community. It's important for prospective residents to confirm all services and policies directly with park management due to the critical feedback provided by current residents. Based on available information, the key aspects of services offered likely include:
- Mobile Home Lot Rentals: Providing designated spaces where residents can place their mobile homes, which would typically include connections for utilities like water, sewer, and electricity (though individual utility payment responsibilities should be confirmed).
- Mobile Homes for Purchase (Cash or Rent-to-Own): A notable service highlight is the availability of mobile homes within the community for very low prices, stated as "like $500.00" for cash purchase, or through a "rent to own" program. This offers a highly accessible path to homeownership for individuals and families on a tight budget.
- Basic Infrastructure: The park provides the fundamental infrastructure necessary for mobile home living, such as internal roads and utility hookups to each lot.
- Management Oversight: An on-site or off-site management company is responsible for the overall operation of the park, including collecting property fees (rent), setting community standards, and handling resident interactions. However, resident feedback explicitly criticizes the management, describing it as "the worst management company," unresponsive, un caring, and quick to charge fees while threatening residents about home standards.
- Property Fee Collection: Management is responsible for collecting property fees, which, according to reviews, are raised annually despite perceived lack of service or management presence.
It is crucial for any potential resident to conduct thorough due diligence, including direct conversations with management and seeking current residents' perspectives, to gain a clear understanding of the exact services, fees, and management responsiveness before making any commitments. The availability of extremely low-priced homes or rent-to-own options may appeal to some, but the severe management issues noted by long-term residents are a significant consideration.
Stonegate Mobile Home Comm offers several features that might attract certain individuals seeking housing in San Antonio, particularly those looking for extremely budget-friendly options. However, it's crucial to consider these highlights in conjunction with significant concerns raised by current residents. The features appear to center around affordability and the potential for acquiring a mobile home.
- Extremely Low-Cost Mobile Homes: A standout feature is the reported availability of mobile homes for purchase at a "very low low price like $500.00" for cash. This presents an exceptionally affordable entry point into homeownership, a rare find in any housing market, especially in a city like San Antonio.
- Rent-to-Own Option: For those who cannot pay cash upfront, the option to "rent to own" a mobile home provides a flexible pathway to ownership, allowing residents to build equity over time while paying monthly.
- "Flipping" Potential: The suggestion that "just a little TLC you can flip it and rent it out or live in it if you want" highlights a potential investment opportunity for those with the skills and resources to renovate. This could appeal to investors or individuals looking to gain an affordable home and add value.
- Established Community: The presence of residents who have lived in the community for "way more than 6 years" indicates a long-standing, if not always positive, residential base.
- Location in San Antonio: Being located in San Antonio provides access to a major Texas city's amenities, job market, and cultural offerings, which is a general benefit for residents.
Despite these potential appeals, the highlights are significantly overshadowed by severe criticisms regarding management. Residents report "horrible," "very poor Management" that "do not respond or care for residents," are "quick to charge fees and threaten," and raise fees annually despite a perceived lack of management presence or maintenance ("no managers"). One long-term resident expresses a desire to move out as soon as their home is paid off. Therefore, while the low cost of entry is a compelling feature, prospective residents must weigh this against the reported issues with management and the overall living experience.
For individuals interested in learning more about Stonegate Mobile Home Comm, including the availability of mobile homes for purchase (cash or rent-to-own) or lot rentals, direct contact with the park management is the necessary step. Given the feedback provided by current residents, it is especially crucial to engage thoroughly and ask detailed questions about all policies, fees, and management practices before considering any commitment.

When contacting Stonegate Mobile Home Comm, it is highly recommended to prepare a comprehensive list of questions. Inquiries should include, but not be limited to: the exact terms and conditions of rent-to-own agreements, what is included in the "low price" for cash purchases, the current amount and frequency of property fees, the process for reporting maintenance issues, management's availability and responsiveness, and any rules regarding home standards or lot appearance. Given the expressed resident dissatisfaction with management and fee increases without perceived service, a clear and upfront understanding of all financial obligations and the level of management support is paramount to making an informed decision.
Stonegate Mobile Home Comm in San Antonio, Texas, presents a complex picture of suitability for local residents, primarily appealing to a very specific niche due to its extremely low entry cost for mobile home ownership. While there are significant challenges highlighted by current residents, the park's primary suitability lies in its potential to offer a pathway to homeownership that is otherwise unattainable for many in the current housing market.
For Texans in San Antonio facing significant financial constraints, the opportunity to purchase a mobile home for "very low low price like $500.00" or through a "rent to own" agreement is undeniably a compelling factor. This affordability could represent a crucial step towards stable housing for individuals or families who might otherwise struggle to find permanent residence. For those with the skills and resources for "a little TLC," the prospect of renovating a low-cost home and potentially increasing its value (for living in or renting out) adds another layer of financial appeal.
Furthermore, the park's location in San Antonio provides residents with access to a major metropolitan area. This means proximity to employment opportunities, educational institutions, healthcare facilities, and a wide array of shopping, dining, and cultural attractions. For locals who need to remain within the San Antonio area for work, family, or other commitments, Stonegate offers a fixed address within the city limits at a potentially minimal acquisition cost.
However, it is crucial to temper this suitability with the strong and consistent negative feedback regarding management. Reviews indicate "very poor Management" that is unresponsive, uncaring, quick to charge fees, and threatening about home standards, with property fees rising annually despite perceived lack of service. This suggests a potentially stressful living environment, where residents feel unsupported and undervalued. For any local considering Stonegate, the financial benefits must be carefully weighed against the reported difficulties in resident-management relations. The long-term resident's sentiment of "Can’t wait to pay off my home to move out this community" underscores the severity of these operational issues.
In conclusion, Stonegate Mobile Home Comm is most suitable for highly budget-conscious individuals or investors in San Antonio who are primarily focused on acquiring a very low-cost mobile home, possess the capability to manage potential property repairs independently, and are prepared to navigate a challenging management dynamic. For those whose priority is extremely low-cost entry into homeownership in San Antonio and who are resilient in managing their own living situation, Stonegate might be a viable, albeit complex, option.

Stonegate Mobile Home Comm Reviews
It’s so sad to live here. I’ve been a resident for way more than 6 years and it’s honestly the worst management company I have ever worked with. They do not respond or care for residents but are quick to charge fees and threaten you about your home and how it don’t meet there standards. This place i do not recommend for anyone to move to. I pay rent on time and do not enjoy living here anymore. Very poor Management. This 1 star doesn’t even do justice. Can’t wait to pay off my home to move out this community.
Jul 12, 2023 · Chevy GirlThere badly damaged mobile homes, no managers and yet they raise the property fees every year. You can rent to own or buy cash, at a very low low price like $500.00. Just a little TLC you can flip itand rent it out or live in it if you want.
