Mobile home communities like Stone Gate primarily offer lots for manufactured homes, providing essential utility hookups and often some level of community management. Based on general expectations for mobile home parks and insights from customer reviews, here's a look at what residents might encounter:
- Utility Hookups: Typically, lots in a mobile home park come equipped with connections for water, sewer, and electricity, allowing residents to connect their manufactured homes.
- Lot Rental: Residents typically pay a monthly lot rent for the space their mobile home occupies, which often covers access to the park's common areas and some basic services.
- Community Management: A mobile home park usually has a management team responsible for overseeing the community, enforcing park rules, and handling resident concerns. However, some reviews raise significant concerns about the responsiveness and attitude of management, specifically mentioning issues with maintenance requests and interpersonal interactions.
- Maintenance: While residents are responsible for their individual homes, common areas and utilities managed by the park are generally subject to park maintenance. However, multiple reviews indicate serious issues with property maintenance within the units themselves, citing problems like water damage, soft walls, holes in floors, and unaddressed issues with pests (ants).
- Waste Management: Standard mobile home parks usually have provisions for garbage disposal, though specific methods (individual bins, communal dumpsters) vary.
It is crucial for prospective residents to thoroughly investigate the current state of services and maintenance, and to clarify what is included in the lot rent versus what is the resident's responsibility. The provided reviews highlight significant and repeated concerns about the living conditions of units, responsiveness of management ("Ben is the worst. He don't fix things and always have a attitude."), and potential hidden or increasing costs ("Price was very high and kept increasing the cost. Scam artist they tell you to friend them to pay by PayPal or cash app to avoid taxes. Vicky is very nasty person, gets upset with you and shuts off the power and water by locking the access."). These are serious allegations that prospective residents must consider and address directly with the management or through independent verification before committing to a lease or purchase.
When considering Stone Gate Mobile Home Community, it's important to weigh both the potential benefits and the concerns highlighted by existing residents:
- Community Structure: As a mobile home community, it offers a dedicated residential environment. This can foster a sense of neighborhood, where residents live in close proximity and potentially interact regularly.
- Location within Rocky Mount: Its address in Rocky Mount provides convenient access to city services, employment opportunities, and local amenities, which is a significant advantage for daily living.
- Potential for Affordability (Initial Consideration): Mobile home living is often sought for its potentially lower cost compared to traditional housing. However, the reviews explicitly mention "Price was very high and kept increasing the cost," which contradicts the typical expectation of affordability and warrants immediate and thorough investigation into current and projected rental costs and fees.
- Concerns about Property Condition: A major highlight, albeit a negative one, from the reviews is the consistent reporting of severe issues within the rental units, including "ants that would randomly appear out of outlets, bathtub cracks, windows," "soft walls due to water damage and water gets in in certain rooms," "massive hole under the carpet in the master bedroom," "old cabinets creaks in the floor," "Floors are thin," "Ant farm under the trailer," "Vinyl siding peeling off," and inconsistent heating/cooling ("Hot in one room. Freezing in the other."). These points are critical for any potential resident to verify through independent inspection of any unit they consider.
- Concerns about Management and Communication: The reviews strongly emphasize negative interactions with management, specifically "Ben" and "Vicky," citing "attitude," "mean" behavior, and alleged "bogus charges" and attempts to "avoid taxes" through specific payment methods. These are serious red flags regarding resident relations and financial transparency.
Due to the critical nature of the negative reviews, any "features" must be viewed through the lens of potential significant drawbacks regarding the actual living experience and property management.

Stone Gate Mobile Home Community Reviews
Was renting a unit for $950 a month in 2024. Had a lot of ants that would randomly appear out of outlets, bathtub cracks, windows. Certain walls are soft due to water damage and water gets in in certain rooms. The roof makes lots of noise when it is windy outside and we discovered a massive hole under the carpet in the master bedroom . Also my $950 was taken due to bogus charges and they even tried to say I owed $2,000. Don’t rent from this Trash.
May 02, 2025 · Tijah MitchellBen is the worst. He don't fix things and always have a attitude. He is mean and left me and my kids with a crooked muddy walkway. Do not come here. Old cabinets creaks in the floor. Floors are thin. Ant farm under the trailer. Vinyl siding peeling off. Hot in one room. Freezing in the other. Just don't waste ur money here. He don't treat people like people. He treats them like dollars cause that's all he cares about.
Mar 23, 2023 · jonesy jamesMy deposit was held back for bogus charges. I spent extra time cleaning to ensure a return but they still charged me for dust on my ceiling fan, a flower pot in the yard, a water spot in the carpet, and a drip pan on a stove that I brought into the residence! All over 700.00 of made up charges. Cons cons cons.... DO NOT SPEND YOUR MONEY HERE!
Nov 18, 2019 · Demetria HolidayI love the manager Ben. He has always been willing to help with any problems I have. The park is clean and well kept and it's close to a shopping center, many restaurants and the hospital's is within 10 minutes!
Feb 08, 2023 · Thea DruryModulars are well-maintained though, the staff could use some additional members to help improve response time. Rates are decent and most neighbors are friendly or keep to themselves. A nice place to stay.
