This article aims to provide a clear, factual, and comprehensive overview of the St. Joseph Manufactured Home Community, located right here in St. Joseph, Minnesota. We understand that finding a suitable place to call home is a significant decision, and it's crucial to have all available public information, including direct resident feedback, to make an informed choice for yourself and your family.
Manufactured home communities, commonly known as mobile home parks, operate on a model where residents typically own their homes but lease the land beneath them. This structure can sometimes offer a more accessible entry point into homeownership compared to traditional site-built homes. These communities are generally intended to foster a neighborhood environment and provide a sense of belonging. The St. Joseph Manufactured Home Community is one such community in Central Minnesota.
St. Joseph, Minnesota, is a vibrant and growing town known for its close-knit community, excellent schools, and the presence of St. John's University and the College of St. Benedict, which bring a youthful energy and cultural richness to the area. Within this appealing setting, the St. Joseph Manufactured Home Community contributes to the local housing market. However, it is vital to present a complete and honest picture, especially given the serious concerns raised by multiple residents in public reviews. Our goal here is to equip you with all the factual data to help you determine if the St. Joseph Manufactured Home Community aligns with your housing needs and expectations for community living in Minnesota.
The St. Joseph Manufactured Home Community is located at the intersection of 1st Ave NW and Elm St, St. Joseph, MN 56374, USA. This address places it within the heart of St. Joseph, a welcoming town in Stearns County, Minnesota. St. Joseph offers a unique blend of small-town charm with the benefits of being part of the larger St. Cloud metropolitan area.
The park's location provides residents with convenient access to St. Joseph's local amenities. The town center, with its local businesses, grocery stores, and essential services, is typically within easy reach. The presence of two major colleges nearby means access to cultural events, restaurants, and a younger, dynamic population. For daily commutes and broader needs, St. Joseph benefits from its proximity to Interstate 94, a major highway connecting it to St. Cloud and further to the Minneapolis-St. Paul metropolitan area. This accessibility ensures that while residents enjoy a quieter community atmosphere, they are not isolated from larger urban centers for employment, extensive shopping, or specialized healthcare. The blend of local convenience and regional connectivity makes the location appealing for those seeking a balance in their living environment.
Understanding the services offered by a mobile home park is crucial for prospective residents to assess the overall living experience. However, based on the provided customer reviews for St. Joseph Manufactured Home Community, there are significant and concerning allegations regarding the delivery and quality of these services.
Lot Rental: The fundamental service is the leasing of individual lots to residents who own their manufactured homes. Residents are responsible for rent payments, and one review notes that "rent goes up $10-$20 a year."
Utility Hook-ups and Maintenance: Essential utility connections, such as water, are provided to each lot. However, a major concern highlighted in reviews is the park's alleged failure to maintain these utilities. One resident states, "I have had a water leak that is their responsibility to repair for months that they have yet to repair." Furthermore, the water quality is described as "smell/tastes horrible and red from iron!" and containing "so many impurities I would not let anyone drink it."
Community Management: The effectiveness and responsiveness of management are severely criticized. Reviews state, "management is terrible can never get ahold of them," and "Management' for a lack of a better term is non existent." Residents report being given "unreasonable" demands for home repairs, facing "possible eviction for not complying with a list they gave me of stuff I have no hope of affording," and that "much of what they are requesting is unreasonable!!!"
Cable Service: One review notes that "Cable was part of the lot rent was taken away with no more then a $10 decrease in rent," suggesting a removal of a previously included service without a proportionate reduction in cost.
Community Safety and Illicit Activities: A very serious concern is the allegation that "People are selling drugs with little effort of making their activity and nothing is being done about it. It is a breeding ground the next drug kingpin." This points to a significant issue with community safety and management's alleged inaction.
Given these severe and consistent allegations, prospective residents are strongly advised to exercise extreme caution and conduct thorough due diligence, including verifying the condition of utilities and directly addressing management responsiveness.
The St. Joseph Manufactured Home Community would ideally offer features that enhance residents' quality of life. However, based on the provided reviews, the reality of these features is significantly impacted by reported issues.
Homes in the Community: Residents own their manufactured homes within the park. However, one review states that "homes are falling apart," indicating potential issues with the condition of homes, possibly exacerbated by park-related infrastructure problems (like water leaks).
Lack of Amenities for Children: A significant concern is the reported "nothing for the kids to do," which suggests a lack of amenities like playgrounds or common recreational areas for children.
Community Atmosphere: While a mobile home park typically aims to foster a community, the reviews suggest a high level of dissatisfaction among residents due to alleged management issues, concerns about safety, and declining living conditions. One resident expressed being "happy to walk away from it and never look back" after nine years.
Utility Quality Issues: The described water quality ("smell/tastes horrible and red from iron!" and "so many impurities I would not let anyone drink it") is a critical feature issue impacting daily living.
Management Control and Eviction Threats: Residents report that management gives "a list they gave me of stuff I have no hope of affording" and that they are "facing possible eviction for not complying," highlighting a contentious relationship with management.
These reported "features" paint a picture of a community facing significant challenges in providing a safe, healthy, and well-managed living environment.
Information regarding promotions or special offers at St. Joseph Manufactured Home Community is not available through public searches. Given the extensive and severe negative feedback from residents, it is highly unlikely that any promotions would outweigh the reported fundamental issues with living conditions, utility quality, and management.
In manufactured home communities, typical promotions might include reduced lot rent for a limited period, move-in specials, or discounts on home purchases if the park sells units. However, for a community with such significant concerns as alleged unaddressed water leaks, poor water quality, safety issues due to drug activity, and unresponsive management, any potential "promotion" would be entirely secondary to addressing the habitability and safety of the environment.
Prospective residents are strongly advised to disregard any potential promotions and instead focus on verifying the factual claims made in the reviews regarding the park's condition and management practices. Direct inquiry about these critical issues is paramount, but given the severity of the allegations, extreme caution is warranted.
