In St. Clair, Michigan, St. Clair Place is a manufactured home community that aims to provide a place to call home. Situated in St. Clair County, this community is part of the broader effort to offer diverse housing solutions for Michigan residents.
St. Clair Place is described by its management as designed for comfortable family living, featuring modern homes and amenities like a clubhouse and playscape. However, like any residential community, it has generated a range of resident experiences and feedback. Understanding these varied perspectives is crucial for anyone considering making St. Clair Place their home.
The appeal of mobile home living often lies in the balance between having a private dwelling and benefiting from a managed community environment. Residents typically own their manufactured homes while leasing the land, which usually includes access to shared infrastructure and, in many cases, community facilities. St. Clair Place aims to provide a structured and amenity-rich living environment for its residents in St. Clair, Michigan. While public reviews highlight areas for improvement in management and community standards, the park, managed by Sun Communities, generally offers the following services:
Lot Rental and Professional Management: The core service involves leasing individual land lots to residents who own their manufactured homes. St. Clair Place is managed by Sun Communities, a large manufactured home community operator, which suggests a professional management staff. Their website emphasizes "attentive management staff" aiming for a "higher standard of living." However, resident reviews directly contradict this, describing the manager as "very rude" and management as needing to "get their priorities straight."
Community Amenities: The park advertises several amenities designed for family living. These include:
- Clubhouse: An inviting clubhouse for community activities and social events, designed to encourage residents to meet their neighbors.
- Playscape/Playground: An outdoor playscape for children, indicating a family-friendly focus.
- Trash Pickup - Curbside: This convenient service helps residents manage waste.
Utility Hookups: The park provides the necessary infrastructure for individual mobile homes to connect to essential utilities, such as water, sewer, and electricity. Information suggests individual utility meters are available. Residents are typically responsible for their own utility bills.
Pet Policy: St. Clair Place is pet-friendly, allowing dogs with a monthly pet rent of $25 and a pet deposit. However, there are breed restrictions and a limit of one pet per home, with full security deposit required for pets. This service is intended to manage the pet population, but reviews indicate issues with enforcement, citing "Pit bulls and other dogs all over" and residents not picking up after them.
Maintenance of Common Areas: As a managed community, St. Clair Place is expected to maintain its common areas, including roads and shared spaces. While one resident review states, "The roads have horrible potholes that you could almost swim in. The grounds are not maintained either," the park's own website mentions "well-maintained streets" and "beautifully landscaped common areas" in descriptions of other similar communities by the same management, indicating an aspiration for these standards.
St. Clair Place in St. Clair, Michigan, presents a complex picture of features and highlights, blending advertised benefits with critical resident feedback.
Strategic Location with Excellent Accessibility: One undeniable highlight, even acknowledged by negative reviews, is the park's location. It is "conveniently situated near I-94 in St. Clair County, Michigan," providing "small-town charm with easy access to Marysville, Port Huron, Richmond, and Metro Detroit." This makes it ideal for commuters and offers quick access to a wide array of city amenities, including shopping, dining, the St. Clair Boat Harbor, and cultural events like the St. Clair Art Fair. The proximity to the St. Clair River and various parks like Palmer Park and Alice W. Moore Woods Nature Sanctuary also offers ample recreational opportunities.
Community Amenities for Family Living: The park is advertised as "designed for comfortable family living" and features amenities such as an "inviting clubhouse to meet your new neighbors at community activities and events" and an "outdoor playscape" for children. These amenities, if properly maintained and utilized, can contribute positively to a family-friendly environment and foster community engagement.
Potential for Modern Manufactured Homes: While reviews speak to the poor condition of "older mobile homes," the park's management (Sun Communities) often introduces "new mobile homes" into their communities. This offers the potential for residents to acquire newer, more energy-efficient, and well-designed homes within the community, providing a comfortable and modern living space.
Affordable Housing Option: Mobile home parks traditionally offer a more affordable housing solution compared to conventional site-built homes. While one review claims "the rent is way too high even if you own the place," the manufactured home model generally aims to provide a more accessible entry point to private dwelling, which can still be a highlight for many seeking cost-effective living in Michigan.
Proximity to Natural Beauty and Recreation: Beyond the park's internal features, its location near the St. Clair River, Lake St. Clair, and various parks like Palmer Park, the St. Clair Hiking Trail, and the Alice W. Moore Woods Nature Sanctuary offers abundant opportunities for outdoor activities, from walking and hiking to boating and enjoying nature.
It is critical to note that many resident reviews highlight significant concerns regarding management effectiveness, property maintenance, and community standards, which directly impact the perceived quality of these features.
Specific promotions or special offers for St. Clair Place are not explicitly detailed in the provided resident reviews. However, as a community managed by Sun Communities, a large operator of manufactured home communities, there are typical types of promotions or incentives that such properties might offer to attract new residents or support current ones.
General promotions that mobile home communities like St. Clair Place might offer could include:
Move-In Specials: These often involve reduced security deposits, discounted first month's lot rent, or waived application fees for new residents.
Lot Rent Discounts: Sometimes, communities offer a lower monthly lot rent for a set period (e.g., the first 6 or 12 months) to make the initial transition more affordable.
Home Purchase Incentives: If the park sells new or pre-owned homes directly, they might offer special financing rates, reduced sales prices, or packages that include appliances or landscaping for new home purchases.
Referral Programs: Existing residents who refer new tenants who successfully move into the community might receive a rent credit or other bonus.
Lease-Length Incentives: Committing to a longer lease term (e.g., a 12-month lease) might sometimes come with a slightly reduced monthly rate or other benefits compared to shorter-term agreements, offering greater value.
Given the significant negative feedback regarding management and conditions, any potential new resident should contact St. Clair Place directly to inquire about current lot availability, rental costs, any promotions, and to get the most up-to-date and accurate information. Direct communication will allow for clarification on pricing structures, available homes, and the current state of the property, which is especially important given the concerns raised in public reviews.

For individuals and families in Michigan, particularly those considering housing options in the St. Clair area, St. Clair Place presents a unique set of circumstances that may make it suitable for certain prospective residents. While public reviews highlight significant challenges, it's important to consider all facets of the community.
The most significant potential suitability lies in its strategic and desirable location. Even critical reviews acknowledge that "The only good thing is the location." Situated conveniently near I-94 in St. Clair, the park offers excellent accessibility to surrounding areas like Marysville, Port Huron, Richmond, and Metro Detroit. This makes it a practical choice for commuters. Furthermore, its proximity to the St. Clair River, the world's largest freshwater boardwalk at Palmer Park, and other local amenities like shops, restaurants, and cultural events (such as the St. Clair Art Festival) provides a rich environment for leisure and daily needs. For locals who value strong connectivity and access to waterfront recreation and community events, the location is a notable advantage.
Secondly, mobile home parks inherently offer an affordable housing alternative compared to traditional stick-built homes. While some reviews claim the "rent is way too high even if you own the place," the manufactured home model is typically designed to provide a more budget-friendly entry point into homeownership or stable renting. For individuals and families in Michigan seeking to manage housing costs more effectively, this remains a fundamental draw. The presence of a playscape and clubhouse, as advertised, also suggests an intention to provide family-friendly amenities.
However, it is crucial for prospective residents to be fully aware of the significant concerns raised in public reviews regarding management responsiveness, community maintenance standards, and the general living environment. Reviews consistently mention issues such as "dump" conditions, "rude" management, "theft," "pit bulls and other dogs all over" with no cleanup, "trash all over residents porches," and "loud mufflers." These are serious concerns that directly impact daily quality of life and community safety. The criticism about management's "priorities" and the disconnect between stated policies (e.g., pet policy) and actual enforcement is also a critical factor.
In conclusion, St. Clair Place's primary suitability for locals in Michigan stems from its advantageous location and the inherent affordability often associated with manufactured housing. However, any decision to move here must be made with a full understanding of the pervasive issues highlighted by current and past residents. For those who are willing to navigate these reported challenges for the sake of the location and affordability, it may be an option. However, it is strongly advised that prospective residents conduct thorough due diligence, including visiting the park multiple times, speaking with current residents if possible, and directly engaging with management to address specific concerns, before committing to St. Clair Place. This proactive approach is essential to determine if the community's current reality aligns with personal expectations for a home in St. Clair, Michigan.

St. Clair Place Reviews
this place is a dump. and their expectations are way too high for a place that is complete trash. The manager is very rude. And there is so much theft. 90% of the people who live in this park are white trash and I do not recommend this park to anybody. People who actually take care of their lawns the manager will take pictures and complain about a lawn mower or something in the yard. But there are houses that are half-painted their yards are destroyed and they let their animals run free and the management doesn't say anything and the rent is way too high even if you own the place. Management needs to get their priorities straight
Nov 05, 2023 · Teddy MarieAbsolutely one of the worst places I've ever seen. Pit bulls and other dogs all over. No one seems to pick up after them either. The older mobile homes should have been condemned long ago.Trash all over residents porches. Loud mufflers early in the morning. Very rude and disrespectful neighbors. They can put new mobile homes in but until they get a better class of residents, it's trash town. The only good thing is the location.
Apr 02, 2020 · fancysickPatti stichedBartonThis mobile home park has the possibility of being very nice however the management and Owners had neglected to set basic standards for the quality and up keep. The park displays new nicely maintained mobile homes next to forty year old dumps. If they ever figure it out I will let you know.
Apr 28, 2019 · Dan GizarThis is a nice location for a mobile home park but if I were looking for this type of housing I would probably look elsewhere. My reason for this would mostly stem from the condition of many of the homes. There are several single wides as well as double wides that are in need of attention. Not to say there aren't some nice homes but I believe the condition of many of the homes deters from the appeal of all the homes. I personally have a family member who lives here so I have visited many times over the years and unfortunately think it has worsened. Not to seem like an old fart, but there also seems to be a fair amount of younger tenants and the activities that goes along with them. Just my own personal feeling .
Oct 29, 2019 · Daniel GizarThe rent is absolutely ridiculous, for some one who owns their home to pay almost 600 a month is crazy. There is absolutely no ammenities, a tiny little play ground with rocks, and a small club house. Other sun community parks have pools, and basketball courts, beautiful club houses ECT...and their rent is the same as St.Clairs. For St.Clair not having any ammenities, our rent should be lowered, instead of rasing it every single year. You're going raise the rent so much you won't have homes being lived in, you'll have an empty park, with revolving doors once people see what lot rent while owning your home really is after all the "deals" fall off. I'll be looking for home movers at the beginning of spring, I already have a place to take it to, where rent is 368.00 plus water and has very nice homes and a beautiful club house and a decent sized playground. Just about 10 miles away. I hope yall are happy about rasing rent, you are about to have 2 empty spots! I brought my Mom and Dad to this park, and they will also be moving their home the same time as I do.
