Services Offered
Spring Lakes Park operates as a cooperative (co-op) mobile home park, which means residents typically own a share in the park itself, influencing its management and operations. This structure often leads to a strong sense of shared responsibility and community engagement. Based on public information and typical co-op models, the services offered to residents generally include:
- Cooperative Lot Ownership: Residents purchase a share in the cooperative that owns the land, rather than simply leasing a lot. This structure often means that park shares are included in the transfer of the mobile home, simplifying the process.
- Common Area Maintenance: The cooperative is responsible for the upkeep and maintenance of all common areas within the park, including the internal roads, landscaping, and shared facilities, ensuring a consistently "well maintained" environment.
- Utility Inclusion in HOA Fees: As of recent data, the Homeowners Association (HOA) fee typically covers essential utilities such as basic cable, water, and garbage services. This simplifies budgeting for residents.
- Community Amenities Management: The park management oversees the operation and maintenance of community amenities, ensuring they are clean, accessible, and enjoyable for all residents.
- Security: Residents report a "great safe environment," implying that the park implements measures or maintains a community vigilance that contributes to a secure living space.
- Support for Residents: While direct management interaction details are not extensively provided, the cooperative model and positive resident feedback suggest a supportive environment where management is responsive to resident needs, as is common in well-run 55+ communities.

Spring Lakes Park Reviews
Great safe environment for 55+. Nice lakes to walk around and include a pool for residents with designated guest hours.
May 26, 2017 · Danielle WalkerSpring Lakes Park is a wonderful place to live my retired life. There is a very real sense of community here. I have made many new friends.
Oct 05, 2021 · Sherilyn DominiqueDecent park, just watch out RALPH, the obnoxious and overbearing resident who thinks he is security (he is NOT, and the POLICE have already had to make him aware of that fact). Often times he can be found causing traffic jams at the entrance of the park while shooting his mouth off and interfering with business people and workers. Recently, they were moving a new trailer into the park, and RALPH was right there to tell everybody what to do even if it was WRONG. After the trailers had already entered the park and the main drive way was clear, RALPH started blocking cars with his Golf cart right at the Mt. Hermon Rd. entrance, telling cars that can come into the park. Then he tells the cars at the entrance to back up into Mt Hermon, and drive up the RIGHT side of the entrance, which is ridiculous, because I still ended up at the main intersection, but not before there were three cars backed up at the entrance, because RALPH was creating the traffic jam at the entrance when there was still plenty of room to proceed into the driveway. Then when I asked RALPH what is name was, he said "I DON'T HAVE A NAME" so not only is RALPH a nosy busy-body that interferes with traffic, residents, and business people, he is also a LIAR. Save yourself some trouble, and as long as RALPH lives at the park, if you are looking for a new park in Scotts Valley, I would highly recommend Montevale of Scotts Valley.
