This article aims to provide a clear, engaging, and factual overview of Southside Mobile Home Park, helping local users in Florida understand what to expect and consider.
It is important to approach information about any living community with a balanced perspective. While public records and specific reviews indicate areas that require attention, understanding the full context can help prospective residents make informed decisions. This overview will delve into the park's location, the typical services offered in such communities, and the features that define the resident experience at Southside Mobile Home Park, all from the viewpoint of a local Floridian seeking housing.
Location and Accessibility
Southside Mobile Home Park is located at 4351 Putnam Ave, Jacksonville, FL 32207, USA. This address places it within the broader Southside area of Jacksonville, a diverse and extensive part of the city. Jacksonville, being Florida's largest city by land area, offers a wide range of amenities, employment opportunities, and cultural attractions.
Putnam Avenue provides local access to the park, typically connecting to larger arterial roads in the Southside region. While the specific proximity to major highways like I-95 or I-295 is not detailed in the provided information, the Southside area generally boasts good connectivity, making it relatively easy for residents to commute to various parts of Jacksonville. This is a crucial aspect for those relying on personal vehicles for work, shopping, or leisure. The Southside is known for its mix of residential neighborhoods, commercial centers, and office parks, offering residents a blend of suburban convenience and urban access.
The location within Jacksonville's Southside means residents are typically within a reasonable distance of essential services and popular destinations. This includes numerous grocery stores, diverse dining options, and major retail centers. The St. Johns Town Center, a prominent outdoor shopping destination, and areas like Tinseltown with its movie theater complex and various restaurants, are often associated with the Southside and would likely be accessible from the park.
For those who enjoy the outdoors, Jacksonville offers a variety of parks, the St. Johns River for water-based activities, and, of course, the beautiful Atlantic beaches are usually within a 20-30 minute drive, providing opportunities for coastal recreation. While the immediate vicinity of the park may have its challenges as highlighted in reviews, the broader geographical context of living in Jacksonville's Southside means access to a significant array of city amenities and natural attractions. This convenience of location is often a key factor for Floridians considering a mobile home park, providing a balance between affordable living and access to the city's offerings.
Services Offered
- Lot Rentals: As a mobile home park, its primary service is providing lots for residents to place their manufactured homes. This typically includes connections for essential utilities.
- Utility Connections: Standard mobile home park services generally include connections for water, sewer, and electricity to each lot. However, residents are usually responsible for their own utility bills, and as noted in reviews, the management of trash services can be a point of concern.
- Property Management: The park operates with property management responsible for overseeing the community. However, reviews indicate frequent changes in management and issues with responsiveness to resident concerns.
- Maintenance Services: While maintenance staff exists (mentioned as "two maintenance men"), resident feedback suggests challenges in getting repairs addressed promptly or effectively, particularly concerning leaks and black mold. Maintenance issues with communal services like dumpsters also appear problematic.
- Trash Removal: Trash removal is a service offered, but reviews highlight significant issues, including "maggot infested dumpsters because trash rarely gets picked up," suggesting inconsistencies in this crucial service.
- Security Deposits: The park collects security deposits upon move-in, a standard practice. However, issues regarding the refunding of these deposits are a serious concern raised by former residents, with claims of dishonesty and unfair deductions.
Features / Highlights
- Affordability (Relative): One of the main perceived advantages, as stated in a review, is that the "price still isn't worth this" despite it being "cheap." This indicates that while the rent might be lower compared to other housing options in Jacksonville, residents feel the value does not align with the cost due to other issues.
- Flexible Living: Mobile home parks typically offer flexibility in housing, allowing residents to own their home while leasing the lot.
- Established Community Structure: The park operates as an established mobile home community, meaning it has a defined layout with individual home sites.
- Proximity to Jacksonville Amenities: While internal conditions are a concern, the park's location in Jacksonville's Southside provides residents with convenient access to the city's broader amenities, including shopping, dining, and employment centers.

Conclusion: Why this place is suitable for locals
For Floridians considering Southside Mobile Home Park in Jacksonville, it is imperative to approach this option with a thorough understanding of the challenges highlighted in recent resident feedback. While the concept of affordable housing in a convenient location is appealing, the reported issues with management, maintenance, and community conditions are significant factors to weigh.
The primary reason a local might consider Southside Mobile Home Park is its potential for a lower entry price point compared to traditional rentals in Jacksonville. For individuals or families on a tight budget, the initial cost might seem attractive. Its location within the Southside area of Jacksonville also means relatively good access to the city's vast array of employment opportunities, shopping centers, healthcare facilities, and recreational options. For those who need to be near downtown Jacksonville or other key areas, the geographical position could be a practical consideration.
However, the suitability for locals is significantly impacted by the serious concerns raised by current and former residents. Issues such as the non-refund of security deposits, accusations of dishonesty from management, unaddressed maintenance problems like "leaks that don't get fixed," "black mold that just keeps coming back," and "maggot infested dumpsters because trash rarely gets picked up" paint a concerning picture. The high turnover in management and maintenance staff also indicates a lack of stable and effective leadership, which directly affects the living quality for residents. The presence of "lots of stray cats that mess with your things" further suggests a lack of pest control or animal management.
Ultimately, while Southside Mobile Home Park might appear to offer an affordable housing solution in Jacksonville, the overwhelming negative experiences shared by residents suggest that the potential cost savings may come at a significant expense to living quality, peace of mind, and financial security (due to deposit issues). For any Floridian considering this park, it is strongly advised to conduct extensive due diligence: visit the property multiple times, observe the conditions firsthand, attempt to speak with current residents to verify the ongoing situation, and obtain all rental agreements and deposit policies in writing with a clear understanding of terms. Based on the provided information, while the location offers convenience, the current state of the park, as described by its residents, suggests it may not be a suitable choice for locals seeking a comfortable, well-maintained, and professionally managed living environment.

Southside Mobile Home Park Reviews
My 100% security was not refunded back to me. Lady at the office told me that, it's new management and security is with the old management which was a totally lie. So this Management is the most dishonest people. They usually don't return your Deposits or they'll deduct as much as they can for nothing. Better to avoid those guys.
Aug 09, 2021 · Adam AdamIf you want to live in a bad neighborhood with lots of stray cats that mess with your things, leaks that don't get fixed, maggot infested dumpsters because trash rarely gets picked up (which dumpers are right next to certain trailers), and black mold that just keeps coming back, go ahead and live here. If not, stay far far away from this place. I've lived here a year and management has changed quite a few times as well as maintenance because no one wants anything to do with this place. It's cheap but the price still isn't worth this.
