Southland Mobile Home Community Introduce
Southland Mobile Home Community, located in Louisville, Kentucky, offers a distinctive approach to homeownership for those seeking a more accessible and community-oriented lifestyle in the Bluegrass State. It's important to understand that Southland operates as a mobile home park, which is fundamentally different from an RV park. While RV parks typically cater to short-term recreational vehicle stays, mobile home parks like Southland are designed for long-term residency, providing residents with leased land for their manufactured homes. This structure fosters a stable, neighborhood environment, allowing individuals and families to establish roots within a defined community.
The community has a history of being "Nice and maintained well," indicating a commitment to the overall upkeep of the park's shared spaces and infrastructure. Positive feedback often highlights the general appearance and tidiness of the community. However, like any large residential area, Southland Mobile Home Community has also received diverse feedback from its residents, touching on various aspects of living within the park. Some comments point to challenges with neighborhood issues, such as occasional concerns regarding property security, particularly related to air conditioning equipment, and mentions of individual neighbor behavior. There have also been remarks concerning tree maintenance, with a desire for more consistent service in this area. Additionally, a resident expressed concerns about management responsiveness to certain issues, citing a perceived disparity in the enforcement of rules regarding property upkeep, and mentioned challenges with pet waste from neighbors. Another resident noted potential issues with "brand new trailer" offerings, suggesting that some newer homes experienced problems after delivery due to storage conditions prior to placement. It is also important to acknowledge feedback from one resident specifically mentioning a "very rude" manager and direct observations of "racism in this community." While other reviews focus on the community being a "great place to live and raise a family. Safe and quite area," and a "very friendly, communicative and country style like environment," prospective residents should consider all aspects of reported experiences.
These varied perspectives highlight the importance of direct engagement and thorough investigation for anyone considering Southland Mobile Home Community as their home. It underscores that while the community aims for a well-maintained environment, individual experiences can differ, and due diligence is always recommended.
Southland Mobile Home Community is conveniently located at 401 Outer Loop, Louisville, KY 40214, USA. This address places it within a dynamic and easily accessible part of Louisville, Kentucky's largest and most populous city. The 40214 ZIP code is situated in the southern part of Louisville Metro, offering residents a blend of suburban convenience with reasonable proximity to urban amenities.
The park's location directly on Outer Loop provides excellent accessibility. Outer Loop is a major thoroughfare in Louisville, connecting various neighborhoods and providing straightforward routes to key destinations across the city. This means residents can easily navigate to downtown Louisville for work or leisure, access major shopping centers, reach medical facilities, and connect with other parts of Jefferson County. The proximity to Interstate 65 (I-65) is also a significant advantage for those who commute for work or frequently travel outside the immediate Louisville area.
The surrounding area offers a variety of essential services and attractions. Residents will find a range of shopping options nearby, from large retail centers to local grocery stores, making daily errands convenient. There are also diverse dining options, parks, and other recreational facilities within a short drive. For families, the assigned schools in the area are Auburndale Elementary School, Frederick Law Olmsted Academy South, and Fairdale High School Mca. While some schools have lower GreatSchools ratings (Auburndale Elementary 2/10, Frederick Law Olmsted Academy South 2/10, Fairdale High School Mca 1/10), it's worth noting that Louisville offers a broad range of educational choices, and individual family needs vary.
The neighborhood of Fairdale, where Southland Mobile Home Community is located, generally offers a sparse suburban feel where many residents own their homes. Niche.com gives the Southland Park neighborhood a "B minus" overall grade, with an "A+" for diversity and "B" for cost of living, placing it among the more diverse and affordable neighborhoods in Louisville. While the area, like any urban environment, experiences crime, general Louisville Metro Police Department data for 40214 shows various types of incidents, including theft, burglary, and vandalism. Residents' feedback regarding the need to be "very alert for burglars stealing material associated with air conditioning equipment" specifically points to property crime concerns within the park. This kind of specific information highlights the importance of residents taking their own precautions and being aware of their surroundings. Despite some concerns, other older reviews for the broader Southland Park neighborhood emphasize it as a "safe and quiet area to live and raise your children." This suggests that while individual incidents can occur, the overall perception of safety can vary and is often tied to personal experiences and preventative measures.

Southland Mobile Home Community Reviews
Nice and maintained well... Gotta be very alert for burglars stealing material associated with air conditioning equipment... steal copper tubing and complete units. A huge tree in my yard that would be less of a nuisance with material falling in the lawn and on the trailer and piling up on top. Neighbor had TWO large trees cut and cleaned up. Is that possible again? Thanks, have a very Happy New Year..
Jan 01, 2025 · Marty HillThe manager is "very rude." I guess it's the "good ole boy" syndrome over here. The racism in this community is very "in your face." I am disappointed, but not surprised around here. I will be moving out soon, so I really don't GAF too much anymore. The manager will be quick to put a "violation" notice on my door without hesitation for buckets that I use for PLANTS. What about all the other trailers falling apart that no one mentions? The cat poop is out of control too. I can't even walk out in the yard without seeing 3 or 4 new piles of cat feces every day from my useless neighbor.Don't be fooled by the "brand new trailer" offerings. The trailers that are "new" were built down in TN somewhere and than sat in an empty field for 6-12 months. They have a lot of problems from sitting out in that field. I am experiencing it now. My neighbors on one side are great! On the other side, they don't work, sit outside making cat noises, and smoke drugs all day! SMH.
Nov 08, 2024 · Bradley GravatteWe lived here 2 years and I must say that I felt safe and comfortable to be alone at night. It's quiet. Neighbors are friendly. Although I didn't really talk to the neighbors. Management was fine. Only problem I have is our walkway flooded every time it rained. So we made a walkway. And they said they would fix it first nice day. It's been a year and they haven't. Our yard is pretty big for being in a trailer park. And I love being on a corner lot and having a light on our corner.
Mar 23, 2024 · Amanda “Mandy Nichole” HamiltonI live there & have for 9 years, neighbor's are very nice, & the park is very nicely kept. The Manager is very nice & easy to work with. Also there are rules in the park, to be kept but that makes for a nice neighborhood.
Jul 25, 2024 · Betty Jean ScogginsGood place to live the managers are nice and take care of any concerns the maintenance men work hard to keep the park up
