Southington Estates Introduce
For those exploring mobile home park living options in Northeast Ohio, understanding the various communities available is a crucial first step. Southington Estates, located in Southington, Ohio, is one such option that prospective residents in the Ohio region might consider. When evaluating any community for your next home, it's essential to gather as much information as possible to ensure it aligns with your expectations and needs.
Mobile home parks can offer a unique lifestyle, often providing a more affordable entry point into homeownership or a different type of rental experience compared to traditional homes or apartments. However, like any living arrangement, individual experiences can vary, and it's important to look at all facets of a community before making a decision. Southington Estates, situated in Trumbull County, is part of the diverse housing landscape available to Ohio residents.
This article aims to provide an overview of Southington Estates, drawing upon publicly available information and reported resident feedback to offer a factual perspective on what prospective residents might encounter. Our goal is to present a clear picture, allowing you to weigh the various aspects of living in this particular mobile home park as you consider your housing choices in the Ohio area.
Southington Estates is located at 4668 Herner County Line Rd, Southington, OH 44470, USA. Southington is a township in Trumbull County, Ohio, characterized by its rural charm and convenient access to larger neighboring communities. The park's address places it within a more serene setting, away from the immediate hustle and bustle of city life, which can appeal to those seeking a quieter environment.
The accessibility of Southington Estates is generally good for those with personal transportation. Herner County Line Road provides connections to other local roads, which in turn lead to major state routes and highways. This allows residents to access amenities in nearby towns such as Warren, Cortland, or even Niles and Youngstown for more extensive shopping, dining, and healthcare services. While Southington itself offers some local conveniences, residents will likely rely on these adjacent communities for a wider range of services. The relatively rural location means that public transportation options might be limited, making personal vehicle ownership a practical necessity for residents to navigate daily life and access necessities in the surrounding Trumbull County area.
Lot Rental: Southington Estates primarily offers lots for rent, where residents can place their mobile homes. The base lot rent, as reported by residents, is around $700 per month.
Utility Billing (Water, Sewer, Trash): Historically, utility charges for water, sewer, and trash have been included as part of the monthly bill, in addition to the base lot rent. However, it's important for prospective residents to verify current billing structures directly with management.
Limited Maintenance Services (As Reported by Residents): While a "maintenance fee" has reportedly been added to bills, resident reviews indicate a perceived lack of effective maintenance services for common issues like lot flooding or street plowing. This is a significant point for direct inquiry.
Community Rules and Regulations: Residents have indicated that the park operates with a significant number of rules, sometimes more extensive than those found in Homeowners Associations (HOAs). These include restrictions on planting trees or flowers and having basketball hoops.
Reported Lot Rent Increases: Recent reports from residents suggest notable increases in lot rent, with one account noting a rise of nearly $40, along with an additional "mystery" $25 maintenance fee, totaling an increase of approximately $65. Prospective residents should clarify current and projected rental costs.
Reported Maintenance Concerns: A recurring theme in resident feedback is dissatisfaction with maintenance, particularly concerning persistent yard flooding after heavy rains and issues with snow plowing on streets in winter. Residents report that these issues have not been adequately addressed by management.
Absence of Community Amenities (Reported): Past amenities such as a playground and basketball hoops have reportedly been removed. For families with children, this indicates a lack of dedicated recreational facilities within the park itself.
Speeding Concerns: There have been reports of speeding issues within the park, which residents express concern about, especially given the presence of children. This suggests potential safety concerns within the community's internal roadways.
Requirements for Home Purchase: To reside in Southington Estates, residents are required to purchase a mobile home, which adds to the overall monthly housing cost (e.g., mortgage payments in addition to lot rent).
Based on the publicly available information and resident feedback, there are no specific promotions or special offers explicitly advertised for Southington Estates. The provided reviews primarily focus on operational aspects and financial details, rather than marketing incentives for new residents. Given the concerns raised by current residents regarding rising lot rents and additional fees, it would be prudent for any prospective resident to exercise caution and conduct thorough due diligence. It is highly recommended to directly contact Southington Estates management using the provided contact information. During this conversation, you should explicitly inquire about the current lot rent, any and all associated fees (including maintenance fees), the billing structure for utilities, and any potential for future increases. Additionally, ask about any available properties, specific lease terms, and whether there are any incentives for new residents. A direct and comprehensive discussion with management will be crucial for obtaining the most accurate and up-to-date information regarding the financial commitments and any potential offers that might exist, though none are currently highlighted in public feedback.

For Ohio residents considering Southington Estates in Southington, the suitability of this mobile home park largely depends on individual priorities and a thorough understanding of the reported resident experiences. On one hand, for those seeking a more rural setting in Trumbull County, away from the immediate intensity of urban life, the location itself could be appealing. It offers access to the quieter pace of life in Southington while still being within a reasonable driving distance of larger towns like Warren and Cortland for amenities and services. For individuals or families looking for a stepping stone into homeownership, the model of purchasing a mobile home and renting the lot can initially appear as a more accessible option than traditional stick-built housing.
However, based on resident feedback, there are significant considerations that local Ohio residents should be acutely aware of. The primary concern revolves around the reported rising costs of lot rent and the introduction of additional, unexplained fees. With lot rent reportedly reaching around $700 per month, plus a mortgage for the trailer, the total monthly housing cost can quickly become substantial, potentially nearing or exceeding $1,000. This might challenge the perception of mobile home living as a consistently "affordable" option, especially if rent increases continue as projected by some residents.
Furthermore, a consistent theme in resident reviews is dissatisfaction with maintenance, particularly regarding recurring yard flooding and perceived inadequate snow plowing. For Ohioans accustomed to specific standards of property maintenance, especially during inclement weather, these reported issues could significantly impact daily living and overall satisfaction. The reported removal of common amenities like playgrounds and basketball hoops, coupled with a high number of community rules that restrict personal property modifications (like planting flowers), might also be a deterrent for families or those who value a more flexible and amenity-rich living environment. Concerns about internal park speeding also raise questions about overall safety, particularly for families with children.
In conclusion, while Southington Estates might offer a pathway to homeownership in a rural Ohio setting, potential residents from the region should approach with careful consideration. It is crucial to engage directly with management to obtain transparent and current information on all costs, rules, and maintenance policies. Understanding these aspects upfront, and perhaps even speaking with current residents if possible, will be key to determining if Southington Estates genuinely aligns with your expectations for comfortable, affordable, and well-maintained living in the Ohio region.

Southington Estates Reviews
I wrote a review here about 4 years ago giving it 4 stars. DO NOT, I repeat DO NOT move into this place. Management will lie and try to convince you what a great place this is. My lot rent is 700 dollars a month. FOR A TRAILER. Yard has been flooding for years. Management refuses to fix a single lot. If it rains heavy u better wear your swimming trunks and go barefoot because it will be 6 inches above the concrete pad. Refuse to explain their mystery charges on your bill. Used to be water, sewer, trash, plus base rent for your bill. Then last year they raised rent by nearly 40 dollars and then a mystery 25 dollar maintenance fee was added to our bills. So in reality it went up 65 dollars. What's the maintenance fee for? Been here 6 years and never had that before. It certainly isn't for maintenance because they don't maintain this place at all. On top of that the maintenance guy works more than the manager and not only do they not pay him squat, they don't even offer him a discount on his rent when he lives in the park. Shame on them. If u want to pay 1300 dollars a month to live in a trailer in the next 3 years, this is the place for you! That's right the rent is 700, but u have to buy a trailer to love here, the mortgage is 300. That's 1000 a month or 12000 a year. Will shortly be putting my rent in escrow if the issues with flooding and speeding aren't fixed asap.
Dec 06, 2024 · Drew KukloI lived here for about 3 years. As a stepping stone, it's not so bad. If you have kids, I wouldn't recommend they remove the playground and basketball hoops. They don't want you to have a hoop or even plant trees or flowers without permission. There are more rules than living in an HOA. The lot rent is higher than any other park around, and when you have an issue and make a report, nothing is ever done about it. All the yards flood everyone it rains, and the streets are barely ever plowed in the winter.
Oct 31, 2024 · Casey SmithReal nice of this place to take away our so called free cable.funny our lot rent went up a lot when we got our free cable.so now there taking away services, which is the same as another rent increase.i hope to see a deduction from our rent now that we will no longer receive cable that we were paying for through our rent.on top of the rent increase we get once a year.this place is a pure ripoff
Feb 06, 2025 · Michael KoleszarNot only can they keep the $25 they offer everyone for a good review, I'd pay $25 to leave this one.I've owned my home here since about 2019-2020. My "Lot rent" is almost $700/month every month. Why? Oh that includes the nasty water that we get to use and sewage. Doug, who is the newly appointed manager with the new company is a complete jerk to deal with. If you already live here, he doesn't give a damn about you.The pad on which my mobile home sits is completely destroyed and it's ruining my home. I've contacted them several times, even corporate to no avail. This place was better before impact and gemstone communities were here. If you want mysterious fees on your rent, and no one to talk to in management, this is the place for you.All I can say is run away, stay away, and save yourself some hassle. And if you speak the truth you will be blocked from their Facebook page. Sounds kinda like what they do in dictatorship countries.
Jun 25, 2024 · Rob EstesAny five-star review for this park was paid $25 to put that review on here. Our rent is continuously increasing yet we're not able to drink the water because it smells and tastes like mold. We also have to pay for water and sewage despite the fact we cannot drink the water. I think it's crazy they're offering a measly $25 for a positive review in a community where the management talks about how they're going to fix things but nothing changes. Save your money and fix the water. *The water line ownership was retained by the park and does not get flushed yearly like it is supposed to. Trumbull Co supplies the water but is not responsible for maintenance. I have in fact complained about this issue to the previous owners and the new manager. *
