Enough is enough. I've been very patient and understanding up til now, but I am officially furious beyond belief.Management ignored a severe hoarding situation for years, and that home finally caught fire, putting other residents homes - and health (due to the smoke) - at risk. Then they had the nerve to send someone down to issue a mass write-up to many homeowners for needing to clean the exteriors of their homes. You know, the same homes that had just recently been doused in smoke/soot/debris as a direct result of this fire. Which could have been AVOIDED if something was done sooner to address the unsafe home.I wish I lived here before the place went corporate; I hear from others living here that things were much better before someone thought gentrifying a trailer park was a million-dollar idea.Residents are threatened with eviction in the park lease if they so much as feed a stray cat (if you didn't know, there's a stray cat problem here - no points for guessing why). But you can turn your home into a biohazard tinderbox, and I guess nothing will be done. Remind me again why I'm paying nearly twice the lot rent that the woman I bought my home from paid?Just buy your own land. I wish I had. - E. Charles

South Park Manufactured Home Community Introduce

For many of us living in Pennsylvania, especially in the areas surrounding Pittsburgh, finding a place to call home that is both affordable and comfortable can be a constant consideration. The dream of homeownership often comes with significant financial hurdles, leading many to explore alternative housing solutions. Manufactured home communities like South Park Manufactured Home Community in Finleyville offer a viable and increasingly popular option, providing a unique blend of affordability, independence, and a sense of community.

South Park Manufactured Home Community aims to provide a convenient living experience for its residents, touting itself as an all-ages community where professional management handles day-to-day responsibilities. While some recent reviews highlight significant concerns regarding management responsiveness to specific issues and rising lot rents under corporate ownership, the core offering of a manufactured home community remains attractive to many. Before its acquisition by a larger corporation, it was praised as a "nice park" and "affordable." The community provides residents with the opportunity to own their home while leasing the land, potentially offering a more accessible path to homeownership than traditional real estate. It's designed to be a place where residents can enjoy their surroundings and the convenience of a managed community, making it a relevant option for Pennsylvanians seeking a specific type of housing solution in the Finleyville area.

Location and Accessibility

South Park Manufactured Home Community is located at 120 Hidden Valley Drive, Finleyville, PA 15332, USA. Finleyville is a borough situated in Washington County, Pennsylvania, just south of Allegheny County and the expansive South Hills region of Pittsburgh. This location offers a semi-rural feel while maintaining reasonable access to larger metropolitan amenities.

Finleyville's position provides strategic access to various parts of Western Pennsylvania. The community is described as being "just 2 miles from Finleyville," indicating a quiet setting slightly removed from the immediate town center. Major roadways such as PA Route 88 run through Finleyville, connecting to other key routes like US Route 19 and eventually to interstates like I-79 and I-70, making it accessible from Pittsburgh and surrounding areas. For example, a common route from Pittsburgh would involve taking PA Route 51 South, then connecting to routes leading to Finleyville. The community is also noted for being within a "quality school district," which is an important consideration for families. While the area might be more car-dependent than urban centers, its proximity allows for convenient access to everyday necessities. Nearby attractions and shopping include Target, Walmart, Sam's Club, as well as local restaurants like Beach House Restaurant and V&V Scratch Kitchen. For outdoor enthusiasts, Mingo Creek County Park and Peters Lake Park are also within easy reach. While public transportation options like buses and trains are mentioned as being "in the city," residents would primarily rely on personal vehicles for direct travel from the community.

Services Offered

South Park Manufactured Home Community aims to provide a comfortable living environment through a range of services typically found in well-structured manufactured home communities. While some recent reviews express concerns about the consistency of management and enforcement of rules, the advertised services generally include:

  • Lot Leases: Residents own their manufactured home and lease the land it occupies. This model often presents a more affordable alternative to traditional home purchases.
  • Professional On-Site Management: The community states it has an "experienced and professional management staff" to handle day-to-day responsibilities and community oversight. (Note: Recent resident reviews express significant dissatisfaction with current management, citing issues with responsiveness and enforcement of rules.)
  • On-Site Maintenance: The availability of on-site maintenance helps address issues within common areas and potentially assists residents with certain home-related concerns (though specific responsibilities would be outlined in a lease).
  • Off-Street Parking: Residents typically have dedicated off-street parking spaces at their home sites.
  • Utility Connections: Home sites are equipped with hookups for public water, sewage, natural gas, electricity, phone, and cable, providing essential services to residents.
  • Pet-Friendly Policy: South Park Manufactured Home Community is a "pet-friendly community," allowing residents to bring their furry family members (though standard restrictions on weight, breed, and number of pets, along with deposits and monthly fees, typically apply. One review also mentions a strict policy against feeding stray cats, which indicates specific rules regarding animals). Dogs with a weight limit of 35 lbs. each and cats are generally allowed, with an additional deposit of $250 per pet and $35/month per pet, with a limit of 2 animals per unit and certain breed restrictions.
  • Community Events: Managed communities like South Park, especially under larger ownership groups (like RHP Properties, which is associated with this community), often plan "RHP Social community events" to encourage resident interaction through BBQs, holiday parties, and more.
  • Online Application & Rent Payments: Many modern manufactured home communities offer the convenience of online application processes and online rent payment options.

Given the recent feedback, it is highly advisable for prospective residents to thoroughly investigate and confirm the current status and effectiveness of these services directly with community management and, if possible, by speaking with current residents.

Features / Highlights

South Park Manufactured Home Community, despite recent management-related concerns highlighted in reviews, offers several features that are generally appealing to those seeking manufactured home living in the Pittsburgh area:

  • All-Ages Community: This community welcomes residents of all ages, fostering a diverse environment suitable for families with children, young professionals, and retirees alike. This inclusivity is a key advantage for many prospective homeowners.
  • Variety of Homes: The community offers both new and pre-owned manufactured homes, providing options for different budgets and preferences. Homes can range from 2 to 3 bedrooms, with features such as spacious closets, full baths, fully-equipped kitchens with modern appliances (gas range, stainless steel refrigerator, dishwasher), and often include washer/dryer hookups.
  • Community Amenities: While not extensive, some homes within the community mention amenities like a "playground" and a "gazebo," suggesting common areas for recreation and relaxation. A "rentable community room" is also mentioned for resident use.
  • Landscaped Grounds: The community aims for "beautifully landscaped grounds," which contributes to a pleasant living environment.
  • Spacious Home Lots: Manufactured homes often come with a small private yard area, offering more outdoor space than many apartments or condos. Individual homes may feature patios, covered front porches, and private rear lots.
  • Convenient Location: Situated in Finleyville, the community provides access to local shopping (Target, Walmart, Sam's Club), dining, and recreational opportunities like Mingo Creek County Park and Peters Lake Park. It also offers proximity to the South Hills of Pittsburgh and its amenities.
  • Quality School District: The community is located within a "quality school district," which is a significant draw for families with school-aged children.

Prospective residents should focus on inspecting individual homes and considering the overall community environment during their visit, recognizing that management effectiveness can greatly influence the living experience.

Promotions or Special Offers

For manufactured home communities like South Park, "promotions" often come in the form of incentives to purchase or move into a home within the community, rather than transient discounts like those at hotels. While specific offers can change, common types of promotions from communities managed by larger entities (like RHP Properties, associated with South Park) include:

  • Rent Specials on Home Sales: South Park Manufactured Home Community has advertised promotions such as "2 months FREE rent" on select homes for sale. This is a significant incentive for prospective buyers, reducing initial costs.
  • Waived Application Fees: Another common offer is "All Online Application Fees Waived!" making the application process more accessible and cost-effective.
  • New Home Move-In Specials: Incentives for purchasing new manufactured homes, which could include appliance packages, upgraded features, or contributions towards closing costs.
  • Referral Programs: Existing residents might be offered benefits for referring new residents who successfully purchase a home and move into the community.
  • Financing Assistance: Partnerships with lenders specializing in manufactured home financing, potentially offering competitive rates or guidance through the loan application process.

It is crucial for interested parties to directly contact South Park Manufactured Home Community to confirm the availability and terms of any current promotions. Offers can be time-sensitive and apply only to specific homes or situations. Given the feedback about rising lot rents (which a review notes could be around $700/month in 2025 for new residents), understanding the full cost structure, including lot rent and any associated fees for utilities (like the flat-rate sewer fee mentioned), is essential even when promotions are available.
