South Oaks Manufactured RV & Mobile Home Park is located at 130 Sweetbriar Dr mhp, Palmetto, GA 30268, USA. Palmetto is a city primarily located in Fulton County, Georgia, extending partly into Coweta County. This puts the park within the greater Atlanta metropolitan area, offering a blend of quieter suburban living with access to the amenities of a major city.
The park's address on Sweetbriar Drive suggests a location within a residential area, likely offering a degree of seclusion from major thoroughfares. However, its proximity to Palmetto means that residents have access to local services. Palmetto itself offers local shops, restaurants, and basic services, providing daily conveniences without the overwhelming traffic of downtown Atlanta. For those commuting or needing access to larger retail centers, nearby cities like Fairburn, Peachtree City, and Newnan are easily accessible. Furthermore, Atlanta Hartsfield-Jackson International Airport is within a reasonable driving distance, which can be convenient for travel.
The general area around Palmetto is characterized by its blend of residential zones and green spaces. While specific natural attractions directly adjacent to the park are not detailed, the broader region of Georgia offers numerous state parks, recreational areas, and natural preserves for outdoor enthusiasts. The accessibility of the park via local roads to major highways provides connectivity to other parts of Georgia, making it a potentially practical base for those who work or have family spread across the state.
Based on the nature of a manufactured RV and mobile home park, the following services are typically offered for long-term residents. It is crucial to note that the quality and consistency of these services, as indicated by some public reviews, may vary.
- Lot Rentals: The primary service is the provision of lots for manufactured homes and RVs. This includes a designated space for residents to place their home or recreational vehicle.
- Utility Hookups: For RVs, essential hookups such as electricity (30/50 amp), water, and sewer connections are generally provided at each site to ensure basic living functionality. For mobile homes, appropriate utility connections are also necessary.
- On-site Management: Mobile home and RV parks typically have on-site management or a dedicated office to handle rentals, address resident concerns, and manage the property.
- Waste Management: Services for trash disposal are generally part of park operations.
Given the nature of the property as a combined mobile home and RV park, certain features are generally expected. However, public reviews indicate significant concerns regarding the actual state and maintenance of these features. It is important to present these details as reported.
- RV and Mobile Home Accommodation: The park offers spaces for both RVs and mobile homes, providing diverse options for long-term residents.
- Location in Palmetto, GA: Situated in Palmetto, the park is in a part of Georgia that balances access to the greater Atlanta area with a potentially more rural or suburban feel.
- Essential Utility Access: Sites are equipped with necessary utility hookups for basic living requirements.
- Community Environment (as reported by some general descriptions): Some very limited general descriptions of similar parks might mention a community aspect, though reviews for this specific park raise serious questions about this.
Important Note on Reported Features/Concerns: It is crucial to address the specific and extensive negative feedback provided by multiple customer reviews for South Oaks Manufactured RV & Mobile Home Park. These reviews describe significant and serious concerns regarding the actual features and living conditions within the park. These include, but are not limited to:
- Maintenance Issues: Reports of "disgusting" conditions, "mold infested" trailers, and "maintenance people are functioning crack heads who have admitted to not knowing what they are doing." There are further claims of maintenance refusing to perform duties, admitted incompetence, refusal to reimburse for emergency repairs, and large trash fires.
- Safety Concerns: Accounts of "stray dogs that attack people," a child "almost ran over by Maintenance personal vehicle," and a serious incident where "Someone recently got shot." Additionally, "dozens of abandoned trailers falling in, lots of hazard, lots of angry residents."
- Management and Professionalism: Numerous reports of "slum lords," "very hostile interactions at every monthly visit from Courtney in their office," "favoritism issues," "wrongfully charged on a monthly basis with no explanation," and "threats of eviction for asking for reimbursement of repairs."
- Infrastructure and Health Hazards: Mentions of "trailers in sweetbriar have rats because of the trash they have piled up over there," "exposed sewage throughout neighborhood," "electrical fire," "potholes, garbage and fallen debris from trailer and Maintenance." Concerns about "mold followed by health issues" are also prevalent.
- Utility Issues: A specific claim that "They charge for well water which is illegal." While Georgia regulations indicate that community water systems (which could include well water in mobile home parks serving 25+ people year-round) are regulated by the EPD and DPH, and must meet safe drinking water standards, specific legality of charging for well water itself would depend on the park's specific water system classification and local ordinances. However, the claim of it being illegal suggests significant resident dissatisfaction and potential non-compliance.
- Overall Condition: The park is described as "run down beyond belief," a "disaster area," and a "dump."
These reports from multiple sources strongly indicate that while basic amenities might theoretically be present, their condition, the park's safety, and management practices are severe concerns that any prospective resident should investigate thoroughly and with extreme caution. The presence of numerous detailed negative accounts heavily outweighs isolated positive comments, which some reviews suggest are from staff members.

When considering a mobile home or RV park for long-term living in Georgia, the primary suitability factors for locals typically revolve around affordability, community, maintenance, safety, and accessible amenities. Based on the extensive and severe public reviews available for South Oaks Manufactured RV & Mobile Home Park, it is exceptionally difficult to identify aspects that make it a suitable choice for locals, particularly from a perspective of promoting a positive living environment. The overwhelming majority of detailed feedback paints a picture of a park facing significant and alarming challenges across almost all critical suitability criteria.
Residents in Georgia, when seeking a stable and comfortable place to reside, look for environments that offer peace of mind, reliable infrastructure, and responsive management. The consistent reports of "disgusting" conditions, "mold infested" trailers, widespread "potholes, garbage and fallen debris," "exposed sewage," and serious "safety concerns" including dog attacks and a shooting incident, directly contradict the fundamental expectations for a suitable home. Claims of "maintenance people are functioning crack heads who have admitted to not knowing what they are doing" and managerial "favoritism issues" and "hostile interactions" further undermine any potential for a positive living experience or effective problem resolution.
Furthermore, the allegations of "wrongfully charged on a monthly basis with no explanation" and "threats of eviction for asking for reimbursement of repairs" point to severe issues with financial transparency and resident relations. The claim of charging for "well water which is illegal" raises concerns about compliance with state regulations regarding public water systems in mobile home parks, which are subject to Georgia EPD and DPH oversight. While Georgia law does regulate community water systems, the specific legality of charging for well water itself would require detailed investigation of the park's specific water system classification and local ordinances. Regardless, such an accusation points to deep resident dissatisfaction.
For Georgians exploring long-term RV or mobile home lot rentals, the available information on South Oaks Manufactured RV & Mobile Home Park suggests a need for extreme caution. The numerous severe negative reports from multiple independent sources, far outweighing any limited general positive sentiments, indicate that this park may not meet even basic standards for safe, habitable, and well-managed living. We strongly advise any interested individual to conduct extensive personal due diligence, including on-site visits and direct inquiry into every reported concern, and to consider all available alternatives before making any commitments at this location. The overall picture presented by public reviews indicates that this park, as described, is unfortunately not suitable for locals seeking a safe, well-maintained, and respectful community.

May 13, 2022 · Matthew DurhamSlum lords. Very sad. Very hostile interactions at every monthly visit from Courtney in their office. Maintenece does not perform Maintenece and they have admittedly confessed they do not know what they are doing. Refuse to reimburse for emergency repairs. Lots of mold followed by health issues. Two dog attacks from residents free range animals. Child was almost ran over by Maintenece personal vehicle the front office did nothing about the situation. Dozens of abandoned trailers falling in, lots of hazard, lots of angry residents due to lack of professionalism. Wrongfully charged on a monthly basis with no explanation. Threats of eviction for asking for reimbursement of repairs. Electrical fire. Exposed sewage throughout neighborhood. Asked a pregnant woman to remove the broken fridge that was included with the rental into the road by herself down steps. Refused to help her. Cannot drive thru the neighborhood due to pot holes, garbage and fallen debris from trailer and Maintenece. Large trash fires from Maintenece. Slum lords facing serious criminal offense. 50+ video photo evidence
Feb 04, 2022 · Grace WiggumsThat place was horrific I looked at multiple mobile homes and they had rat feelings in the drawers and in the cabinets you open a drawer and it drops down where they're not even on tracks!! You walk into the living room and the linoleum ripples under your feet where they didn't use adhesive when they put it down!! There are absolutely no appliances no stoves no refrigerators big palmetto bugs laying dead in a couple of tubs and one particular mobile home I look at which was supposed to be a two-bedroom two-bath for $950 a month turned out to be a two bedroom one bath and she wouldn't negotiate on the price!! Then when I told her I might be interested in a mobile home that they have in another Park That was supposed to be $950 what she found out I was interested she said it was a thousand a month!! It really isn't even worth 950 if I owned it I wouldn't charge but maybe 550 or 600!! It's definitely not worth a thousand 950 was pushing it!! So if you like to be lied to on your very first visit there just to look at mobile homes check this place out and if you want to live in a rat-infested roach infested scum hole then check this place out
Sep 21, 2024 · Robert Jacob Jingleheimer SchmidtGreat place to stay for a week or the entire year. No noise issues or noisy neighbors. The mail delivery system could use some work, but other than that, its not too bad. The fees are reasonable and affordable for most. Right up my alley. The office staff is amazing!!
Feb 05, 2024 · Holly BrownOne I don't appreciate this place cause a dump trailer park and that trailer park control their people person from damaging my son's face that I could put a lawsuit against them cause there is an old man that damaged my son's face when they live in your trailer park. If the old man had an attitude problem with my son well he should of confront it to me but I guess you people don't know how to control your other people in the trailer so I can process the lawsuit again that trailer park and have it shut down.
