Mobile home park, Real estate ★3.0

507 N 19th Ave #6, Cornelius, OR 97113, USA

3.0
I have been here 3 years and 1 month. It is still a nice and quiet park. There are a few issues, and hopefully, they will get resolved. Park rental is high and keeps going up each year. That is my only concern. They will price it out of the market. Check the market on how many have sold, how long they were on the market, and average sale price. It is still less expensive than a stick house for now but hear the park rental went up to over $1000 August 1st. That is high if you are on social security. You would need a pension to go with it.Update on properties for sale. None have sold except to a park owner who is flipping it and it is back for sale again.I think the park rental is affecting the sales. - Esther Vanderzanden

Smoketree MHCLLC Introduce

Welcome to Smoketree MHC LLC, a manufactured housing community situated in the friendly, historic city of Cornelius, Oregon. Located in the heart of the scenic Tualatin Valley in Washington County, Smoketree MHC LLC provides Oregon residents with a dedicated space for affordable homeownership. This community is designed to offer a practical, quieter lifestyle alternative to traditional site-built homes in the competitive Portland Metro area.

While the park offers homes for sale and is categorized as a mobile home park and a real estate entity, it operates on a land-lease model. This means residents purchase a manufactured home and pay a monthly space rent to lease the land it sits on. It is important for prospective residents to note that the park is currently marketed toward the 55 or Older demographic, suggesting it functions as an active adult community, which typically offers a more tranquil and age-appropriate living environment. However, due to its designation as a "Mobile home park," it is essential to confirm the current occupancy and age restrictions directly with park management.

The decision to move into a manufactured home community is often driven by the goal of finding more affordable homeownership. While homes here can be significantly less expensive than a traditional "stick house," residents frequently note that the rising park rental fee is a serious consideration. Reports indicate that space rent has recently increased, potentially exceeding the $1,000 per month mark, making it a substantial part of the monthly budget, especially for those on fixed incomes like Social Security. This high space rent has reportedly affected the sale of properties within the park, which is a key factor potential buyers should research thoroughly by checking local market sales data.

Despite management and maintenance challenges noted in some resident feedback, the core offering of Smoketree MHC LLC—the chance for homeownership in the Tualatin Valley with a small plot of land—remains a powerful draw for many Oregonians. The community is generally described as quiet and peaceful, a valuable feature for those seeking respite from busier city life.

What is Worth Choosing Smoketree MHC LLC

For prospective residents in the Oregon region, particularly those aged 55 and older, Smoketree MHC LLC in Cornelius represents a crucial, often more affordable path to homeownership in a desirable part of the Tualatin Valley. This is the primary reason the community is worth choosing. It offers a tangible asset—a home—at a price point that is significantly lower than site-built homes in Washington County, a major benefit for those looking to manage their retirement finances.

The value proposition is further strengthened by the exceptional location and accessibility. Residents gain the quietude of a suburban, designated senior-friendly community while maintaining close and easy access to urban necessities. The short drive to Hillsboro’s MAX light rail stations provides independence and connectivity, allowing residents to easily commute or enjoy the cultural offerings of the wider Portland metropolitan area. This blend of quiet living with high connectivity is a significant asset.

Finally, the built-in community structure is a key advantage. The availability of a clubhouse and organized activities like BUNCO and coffee gatherings facilitates easy socialization. This is particularly valuable in an active adult setting, where fellowship and neighborly support are central to a high quality of life. While it is factual that concerns exist regarding the rising cost of space rent—which can strain fixed incomes—and certain maintenance issues, these factors must be weighed against the substantial financial benefit of the home purchase price, the inclusion of water, sewer, and garbage in the rent, and the prime, accessible location. For an Oregon senior seeking homeownership and a quiet, structured community without the burden of a large property mortgage, Smoketree MHC LLC remains a viable and attractive option.
