★ 5★ 4★ 3★ 2★ 1- I have been here 3 years and 1 month. It is still a nice and quiet park. There are a few issues, and hopefully, they will get resolved. Park rental is high and keeps going up each year. That is my only concern. They will price it out of the market. Check the market on how many have sold, how long they were on the market, and average sale price.It is still less expensive than a stick house for now but hear the park rental went up to over $1000 August 1st. That is high if you are on social security. You would need a pension to go with it.Update on properties for sale. - The Manager is a mean man. They don't repair the carports. The rent is expensive. Some of the trailers are very run-down, an eyesore. They also don't trim the overgrown trees. Several limbs have fallen on the trailers, but they don't take responsibility!!! July 16 · Sharon Morse
- We are we’re interested in purchasing a mobile home for our elderly handicap mother. We made an offer is was accepted. Management said my mother needed to apply to be accepted into the park. She has no criminal record, no foreclosures, no bankruptcies. The only thing was her credit was fair. They denied her! Because her credit wasn’t perfect. We even said we would co-sign. NOT ALLOWED. way to go Smoke Tree for helping the Elderly and you community! Ridiculous! DO NOT even drive in if your not PERFECT!!! July 28 · john welsh
- If I could give zero rate I would. Only care about money (GREED) they do not cater to elderly. Expect 700+ credit score for rental space. This is with proof of equity and money (savings) to cover any and all expenses. Really sad they cannot support a widow with limited income and unfortunate credit scores due to loss of partner.
