The overall living environment, maintenance standards, and management responsiveness play crucial roles in a resident's experience. Smithville Mobile Home Park, located in Covington, TN, offers a community for manufactured homes, and prospective residents in Tennessee should be well-informed about what to expect before making a decision.
Mobile home parks can present an accessible housing solution, often providing a more budget-friendly alternative to traditional housing, particularly in West Tennessee. This article aims to provide a factual and balanced overview of Smithville Mobile Home Park, drawing on publicly available information and recent, detailed resident feedback. It will cover the park's location, common services offered in such communities, and highlight specific features and concerns that have been raised by current and former residents, offering a comprehensive picture for those considering it as their next home in Tennessee.
Smithville Mobile Home Park is situated at 15 Smithville Trailer Park, Covington, TN 38019, USA. This park is part of the broader housing landscape in Covington, a town in Tipton County, West Tennessee. According to a listing by Knights Communities, which appears to manage or own the park, Smithville Mobile Home Park is described as a "peaceful manufactured housing community for those seeking simplicity and value" and "a well-placed manufactured housing community in a town known for quiet living and friendly people." It reportedly includes 60 pads with a mixture of park-owned and tenant-owned homes.
However, recent, highly detailed customer reviews offer a starkly different perspective on the current state and management of the park. These reviews, including one from a resident of three years, highlight significant issues following recent rent increases. Concerns include a perceived lack of improvement despite claims of "improvements," instead noting "destruction and more issues with faulty water and electric through the park." Specific problems mentioned are "random blackouts due to faulty park wiring, or random water outages with no notifications." The general appearance of the park is described as neglected, with "potholes," "mailboxes deteriorating," "sheds falling apart from the tornado 3 years ago still unrepaired," and "trash all over the park." Furthermore, residents report that the authority of the on-site landlady has been diminished, leaving her unable to assist with issues. This contrasts sharply with the promotional materials that might suggest a well-maintained and thriving community.
For context, the city of Covington, TN, had a population of 8,568 in 2023. The median household income in Covington was $43,512 in 2023, though the median individual income was reported as $24,230. Smithville Mobile Home Park's address at 15 Smithville Trailer Park, Covington, TN 38019, USA, places it within the city limits of Covington in Tipton County. Covington is located approximately 40 miles north of Memphis, TN, providing residents with relatively convenient access to a larger metropolitan area for employment, extensive shopping, entertainment, and specialized healthcare services. This proximity to Memphis adds a level of convenience not always found in smaller, rural mobile home communities.
Within Covington itself, residents of Smithville Mobile Home Park would have access to local amenities such as grocery stores, schools (Crestview Elementary, Crestview Middle, and Covington High School are nearby, though public reviews for these schools are mixed), and local businesses. The park's placement within the town suggests ease of access to these daily necessities. While the town of Covington generally offers "quiet living and friendly people," as per some promotional materials, the internal conditions of the park, particularly regarding maintenance and infrastructure, should be a key consideration when assessing the overall accessibility and livability.
Based on the nature of mobile home parks and the available information, the core services at Smithville Mobile Home Park would typically include:
- Lot Rentals: The primary service involves the rental of individual lots where residents can place their manufactured homes.
- Mobile Home Rentals/Sales: While there's a mix of park-owned and tenant-owned homes, the park offers homes available for rent.
- Utility Hookups: Each lot is expected to have connections for water, sewer, and electricity (30-amp and 50-amp options). However, recent reviews specifically mention "faulty water and electric through the park" leading to "random blackouts" and "random water outages with no notifications," indicating significant issues with utility reliability.
- On-Site Management (Limited Authority): While there might be an on-site landlady, resident feedback suggests her "power" has been taken away by the owners, implying a lack of effective on-site assistance for residents.
The provided customer reviews offer a mixed bag of potential "features" and significant "lowlights" for Smithville Mobile Home Park:
- Previous "Beautiful" Description: One short review from a visitor noted, "Smithville is a beautiful mobile home park. I'm glad we drove through on our trip to see family. I think I would like to retire here." This suggests that at some point, or to some observers, the park had an appealing aesthetic or peaceful quality.
- Community Potential: Mobile home parks inherently offer a sense of community. For those seeking neighbors and a shared living environment, this is a general characteristic.
- Efforts at Improvement (Claimed): Management reportedly claims to be making "improvements" for which lot rent is being raised. However, current residents dispute seeing these improvements, citing neglect and deterioration instead.
- Convenient Location (Overall Covington): As mentioned, the park's location in Covington offers access to the town's amenities and proximity to Memphis, which is a general advantage for residents.
Significant Concerns / Lowlights Based on Recent Reviews:
- No Visible Improvements Despite Rent Increases: A primary concern is that rent is increasing, but residents see "no improvements, only destruction."
- Faulty Utilities: "Random blackouts due to faulty park wiring" and "random water outages with no notifications" are critical issues impacting daily living.
- Neglect and Disrepair: Specific examples include "potholes," "mailboxes deteriorating," "sheds falling apart from the tornado 3 years ago still unrepaired," and "trash all over the park."
- Lack of Effective On-Site Management: The reported disempowerment of the landlady means residents cannot rely on on-site staff for help with issues.

For Kentuckians considering a move to Smithville Mobile Home Park in Covington, TN, it is crucial to approach this decision with a comprehensive understanding of the current resident experiences. While Covington offers a small-town atmosphere and convenient access to Memphis, the detailed and recent reviews regarding the park itself paint a concerning picture that significantly impacts its suitability for new residents from our state.
From a purely geographical perspective, Smithville Mobile Home Park's location in Covington could be seen as advantageous for Kentuckians in the western part of our state. It offers a move into a Tennessee community that is still within reasonable driving distance of parts of Kentucky, potentially for work or family connections. The idea of a "peaceful manufactured housing community" that offers "simplicity and value" is inherently appealing to many seeking affordable housing options.
However, the overwhelming negative feedback from current and recent residents cannot be overlooked. The consistent reports of rent increases without visible improvements, coupled with significant infrastructure issues like "random blackouts due to faulty park wiring" and "random water outages with no notifications," point to fundamental problems with basic living conditions. The described neglect, including unrepaired tornado damage, deteriorating common areas, and trash, suggests a lack of investment and care from the ownership that would directly impact a resident's quality of life.
Furthermore, the reported disempowerment of the on-site landlady means that if issues arise, residents may find themselves without effective local recourse, having to deal directly with off-site owners who are not perceived to be responsive or concerned. This lack of reliable management support can lead to significant frustration and a feeling of being unheard.
Therefore, while the concept of affordable mobile home living in Covington might initially seem attractive, Kentuckians must weigh these potential benefits against the substantial reported drawbacks. It is highly recommended that any prospective resident conduct thorough due diligence, including visiting the park in person, speaking with current residents if possible, and carefully scrutinizing any lease agreements to understand all terms and responsibilities. Given the severe concerns raised, especially regarding basic utilities and maintenance, Smithville Mobile Home Park, as currently described by its residents, may not be suitable for those seeking a stable, well-maintained, and problem-free living environment in Tennessee.

Smithville Mobile Home Park Reviews
I changed the photos to more updated ones. The rent for the lots keeps going up with claims of improvements. I see no improvements only destruction and more issues with faulty water and electric through the park. It looks now like noone cares anymore here. Why? I do not suggest moving here unless you like random blackouts due to faulty park wiring, or random water outages with no notifications. I added more updated photos, the back doors of rentals, the potholes, the mailboxes deteriating, the sheds falling apart from the tornado 3 years ago still unrepaired, the trash all over the park. Yet lot rent is once again being raised for improvements made. I have only seen neglect here... if the smithville owners could tell us what in particular has been improved in smithville park not other parks they own or are buying i am all ears. They have taken any power the landlady away so if you move here do not expect her to know or be able to do anything to help you.
