Slatter's Court Introduce
Welcome to Slatter's Court, also known to some as Davis Trailer Park, a mobile home community situated in the dynamic university town of Davis, California. For those seeking a unique and often more affordable housing solution in this bustling region, Slatter's Court presents an intriguing option. Mobile home parks can offer a distinct lifestyle, balancing individual home space with a sense of community. At Slatter's Court, residents experience a blend of independent living within a shared environment, positioning it as an alternative to traditional apartment living. As you consider your housing choices in California, especially in areas with a higher cost of living like Davis, understanding the specific characteristics of communities like Slatter's Court is essential to determine if it aligns with your preferences and needs.
Slatter's Court is strategically located at 1075 Olive Dr SPC 51, Davis, CA 95616, USA. This address places the mobile home park in a highly advantageous position within Davis. Its proximity to the University of California, Davis, is a significant draw, making it a potentially convenient housing option for students, faculty, and staff, as well as anyone looking to be close to the university's vibrant atmosphere and resources. Beyond the campus, the park is described as "still close to all the action," implying easy access to downtown Davis. This means residents can readily reach local amenities, including diverse dining options, unique shops, entertainment venues, and community events that characterize this active city. Davis is also well-connected to larger Northern California areas via Interstate 80, allowing for convenient travel to Sacramento, the Bay Area, and other regional destinations. While the specific internal layout and common areas of the park contribute to the living experience, its external location offers a desirable balance of local convenience and broader regional accessibility, making it an attractive consideration for those prioritizing location within Davis.
Mobile home parks typically provide core services to their residents, focusing on lot rentals and the maintenance of shared infrastructure. At Slatter's Court, while some aspects of service have received mixed feedback, the fundamental offerings include:
- Lot Rental: Residents lease the space where their mobile home is situated. This is a standard model for mobile home parks, where the resident owns the home but rents the land.
- Utilities Access: Essential utility connections, such as water and electricity, are provided to each unit. However, a significant point of feedback is related to internet service, with only one internet service provider reportedly servicing the park, at a cost of "over $50 per month for a measly 14 Mbps," which may be a concern for those requiring higher speeds or more competitive pricing.
- Laundromat Facilities: A communal laundromat is available for resident use. However, it's important to note that a former resident reported the "laundromat dryer was routinely broken," and management indicated they had "no responsibility to maintain those appliances" as it was considered a "luxury." This suggests potential unreliability in this specific service.
- Management and Maintenance Contact: While management is described by some as "easygoing and noninvasive," other reviews suggest they are "notoriously difficult to contact regarding maintenance and routinely never in the office during business hours." This indicates potential challenges in reaching staff for problem resolution.
Slatter's Court offers a specific set of features and highlights that shape the living experience within this Davis mobile home community. Understanding these aspects is crucial for potential residents to assess if the park aligns with their expectations.
- Affordable Rent in Davis: One of the most significant highlights, consistently cited by residents, is the "most affordable rent in Davis." Given Davis's reputation for high housing costs, this affordability is a major draw for individuals and couples, particularly students or those in their 20s.
- Proximity to UC Davis and Downtown: The park's location is a key feature, being "still close to all the action" of downtown Davis and the University of California, Davis. This allows residents easy access to educational, cultural, and recreational opportunities without the need for extensive travel.
- Tenant Independence and Community Feel: Residents have described the management as "easygoing and noninvasive," suggesting a hands-off approach that allows tenants a degree of autonomy. While tenants "keep to themselves," there's also a sense that they "look out for one another," fostering a subtle but present community dynamic.
- Challenges with Maintenance and Responsiveness: Several critical concerns have been raised by former residents regarding maintenance and management responsiveness. This includes issues with "mold in our home for 6 months," with residents reportedly being told to fix it themselves with a can of paint. Difficulty contacting management for maintenance and their frequent absence from the office during business hours are also noted.
- Lack of Air Conditioning: A significant drawback, especially for California's warm climate, is the reported "no Air Conditioning in these units." Residents are warned that homes may "routinely reach over 90F during May to October," which is a crucial consideration for comfort.
- Internet Service Limitations: The park is reportedly serviced by "only one internet service provider," offering a "measly 14 Mbps" for "over $50 per month." This limited and potentially expensive internet access could be a concern for those relying on strong connectivity for work, study, or entertainment.
- Security Deposit Concerns: A serious issue highlighted is the alleged difficulty in receiving security deposits back, with reports of deductions for minor fixes without itemized receipts, and management becoming "hostile and rude" when questioned. This suggests potential transparency issues regarding move-out charges.
- Overall Business Professionalism: Some former residents have characterized the business as "incredibly unprofessional and shady." This overall perception speaks to a need for potential residents to conduct thorough due diligence.

For California locals, particularly those in the Davis area seeking a highly affordable housing option, Slatter's Court presents a unique proposition. Its undeniable strength lies in offering "the most affordable rent in Davis," a significant advantage in a city known for its high cost of living. The park's prime location, "close to all the action" of downtown and UC Davis, makes it exceptionally convenient for students, university affiliates, or anyone desiring to be at the heart of this vibrant community. For those in their "20s" or individuals prioritizing budget-friendly living over extensive amenities, the park might align with their immediate financial needs. However, it is crucial for locals to be fully aware of the reported challenges, including potential issues with maintenance responsiveness, the absence of air conditioning in units which can lead to extreme indoor temperatures during warmer months, and limitations concerning internet service. The concerns raised about security deposit returns and overall business professionalism are also significant factors that prospective residents must consider and verify. Ultimately, Slatter's Court may be suitable for Californians who are prepared to accept these trade-offs for the benefit of highly affordable rent and an excellent location in Davis, understanding that a more independent approach to living and problem-solving may be required within this specific community.

Slatter's Court Reviews
My partner and I lived at Slatter's Court (Davis Trailer Park) for 10+ years, first in a studio and then a 1BR. Most affordable rent in Davis and still close to all the action. Management is easygoing and noninvasive. Tenants keep to themselves but look out for one another. Great place to spend your 20s!
Oct 06, 2023 · Matthew ZezzaPoor place to rent from. The only desirable aspect of living here is the cheap rent, everything else is sub par.We lived with mold in our home for 6 months; when we asked about fixing it we were given a can of paint and told to do it ourselves. The laundromat dryer was routinely broken, and when asked about a potential fix we were told a laundromat was a luxury and that the park had no responsibility to maintain those appliances. There is no Air Conditioning in these units, so be prepared for your home to routinely reach over 90F during May to October.Only one internet service provider services the park; be prepared to spend over $50 per month for a measly 14 Mbps. You will not receive your security deposit back; when we moved out they deducted almost $400 to fix 4-5 pairs of blinds. Became hostile and rude when asked for an itemized receipt of the fixes from security deposit.Overall an incredibly unprofessional and shady business. Management is notoriously difficult to contact regarding maintenance and routinely never in the office during business hours.
Oct 22, 2023 · Some Body ElseRecently signed my third lease. Ellen is always so helpful to me and has never given me an attitude- even when I had asked for help at an inconvenient time. Maintenance is always friendly when I see them around. I like this quiet park and a couple of my neighbors are very nice. Would recommend, especially for those living alone.
Nov 06, 2019 · Jazmyn HarrisTerrible management, if you are looking to stay here you are definitely not getting your deposit back. Told us they needed to spend 16 hours for deep cleaning on a trailer home not bigger than 32ft. after trailer was cleaned and in the same condition as it was when rented. Super slow on maintenance and had constant construction going on that lasted extra long because they couldn't pave it right the first time. Extremely rude when was asked about the charge. Ellen called us a "pain" after she gave a terrible recommendation that led to a new landlord passing on us. Assumed my roommate and I were gay and asked before we got the trailer. 1/10 never rent again from SC or any other places that are run by those imbeciles.
Oct 18, 2019 · Adam MoraThey took deposit and rent for a place that wasn't even done yet. They say no dogs but clearly there are dogs everywhere in that complex. They also took their sweet time on maintenance and left vague, rude letters instead of speaking with us directly. All in all the place knows how to save face. I wouldn't bother renting here unless you can deal with rude neighbors and maintenance workers that have no idea what they're doing.
