Skyview RV Park Introduce
For Colorado residents seeking a lower-cost alternative to traditional housing near the sprawling Denver Metro Area, Skyview RV Park in Aurora, CO, provides spaces for both long-term mobile home residency and short-term camping. Located conveniently on East Colfax Avenue, the park functions as a hybrid Mobile home park and Campground, addressing the housing needs of a diverse population, from full-time RVers to fixed-home residents.
The community is positioned to offer a level of affordability that is highly valued in the increasingly expensive Aurora and Denver region. Its presence on a major thoroughfare like Colfax Avenue also ensures residents have immediate access to a wide array of retail, transportation, and service options. The core service provided is leasing developed lots to mobile home owners, allowing them to secure a permanent home while paying a monthly lot rent, a structure that is often the most accessible path to homeownership in the area.

Introduction / Overview
Skyview RV Park at 16051 E Colfax Ave operates as an all-ages community that accommodates both manufactured homes on permanent foundations and recreational vehicles (RVs) in its campground section. This dual nature means the park must cater to the differing needs and regulatory requirements of both transient campers and long-term mobile home owners, which are legally protected under the Colorado Mobile Home Park Act (MHPA).
However, an objective and fact-based article must address the extremely severe and detailed accusations made in public reviews, which paint a distressing picture of the community's operational environment. These allegations include:
- Unethical Management Practices: Allegations that management is "unethical, unprofessional," and actively tries to find ways to "kick you out your home."
- Threats of Home Seizure: Reports that if a resident cannot move their home, management will "tear it down and sell it for scrap metal," a claim of witnessed actions that resulted in families losing their investments.
- Strict and Threatening Visitor Rules: Allegations that management imposes highly restrictive visitor rules, including threatening to evict an elderly resident because a visiting relative (who owned their own trailer) had not notified management in advance. Management allegedly demanded the visitor leave immediately and that visitors may be subjected to "illegal personal information about visitors for a 'background' check."
- Retaliation and Obstruction: Claims that management is deleting negative reviews and interfering with attempts to contact the park owner, suggesting a pattern of obstruction.
These complaints suggest a profound issue with the quality of life, security, and the integrity of property rights within the community. The fact that the user reports an open investigation by authorities should serve as a major warning. The ability to contact the park is also questioned by one reviewer who noted the provided phone number does not work, though the number (859) 667-1851 is the number publicly associated with the park.

Location and Accessibility
The park is located at 16051 E Colfax Ave, Aurora, CO 80011, USA. This area is part of the sprawling eastern section of Aurora, a high-traffic, commercially active zone with robust access to transportation and city services.
- Major Corridor Access: Situated directly on East Colfax Avenue, which is a main arterial route connecting Aurora to Denver. This location is excellent for those who commute or rely on public transit.
- Public Transit: Given its location on Colfax, the park likely has convenient access to RTD public transportation, a crucial factor for urban Aurora residents.
- City Services Proximity: Residents have easy access to the numerous retail establishments, grocery stores, community centers, and medical facilities located along the Colfax and Chambers Road areas.
- Airport Access: The park is within a reasonable distance of the Denver International Airport (DIA).

Services Offered
The services provided by Skyview RV Park stem from its hybrid nature as a mobile home park and a campground:
- Mobile Home Park Land Lease: Leasing developed lots to owners of mobile/manufactured homes for long-term residency. This involves collecting lot rent and providing utility connections.
- Campground Services: Offering RV/camper sites for short-term stays, typically including basic utility hookups.
- Utility Access: Providing essential connections for water, sewer, and electricity to all designated sites.
- Property Management: On-site or responsive management responsible for collecting rent, enforcing community rules, and maintaining common areas.
- Rule Enforcement and Security: The reviews suggest a management focus on strict rule enforcement, with staff apparently conducting regular patrols or "cleaning" rounds in the mornings and evenings.

What is Worth Choosing Skyview RV Park
The sole factor making Skyview RV Park worth considering is its affordable housing model in a strategically convenient location on East Colfax Avenue in Aurora, CO, a highly desirable area near the Denver Metro job market. For those needing the lowest possible barrier to entry for homeownership or long-term RV parking in this expensive region, Skyview offers a base.
However, the severity of the publicly documented resident complaints regarding management practices, including the alleged threats of eviction over visitors, reported rule modifications, and attempts to seize homes, creates an extremely high-risk environment that dwarfs the benefits of its location or affordability. The allegations of illegal and unethical conduct, including the threat to elderly and sick residents, and the reported open investigation by authorities, are factors that prospective residents cannot ignore.
Extreme Caution and Comprehensive Due Diligence are Mandatory. Any Colorado user considering this community must:
- Prioritize Legal Advice: Consult a Colorado attorney specializing in Mobile Home Park Act (MHPA) law before any agreement.
- Document Everything: Obtain and review the entire lot lease and rule book (including visitor policies) in writing before signing, and refuse any verbal-only agreements.
- Verify Property Rights: Understand the legal protections provided by the Colorado MHPA against unfair eviction and home seizure (which generally requires a 90-day notice and right to cure).
For most Colorado users, the documented severe risks associated with the management's alleged conduct strongly suggest that safer, more reputable communities in Aurora, even if slightly more expensive, would be a better choice to protect their home investment and personal well-being.

May 15 · Maria MedinaAvoid this place at all costs. Management are a couple who are unethical, unprofessional and will find a way to kick you out your home that you work so hard for! Not only they get you kicked out but, if you don't find a way to move your home they'll tear it down and sell it for scrap metal. Seen it with my own eyes, these people are responsible for a handful of families to loose their homes. They're the same people who are also deleting my reviews, because they don't want authorities to find out was really going on, lil' do they know they have been reported and even though people are scared to come forward like my mother in law, they're currently investigating these people. I was visiting my mother in law and because she failed to notify she had visitors (because we surprised her) she was threaten to be kicked out her house. We were only planning to be there for the summer but, were forced out in less than 3 weeks. We were able to rent short term around the neighborhood and eventually come back home to NY so I am not holding any grudges. I have a house of my own, thank God. I'm just a human being who witness some horrible things happen to good people. We tried explaining the purpose of our visit to management but, they were not hearing it. She kept yelling back at me and telling me I only had three days to "get the f?&$ out" or else my mother in law was going to loose her home. She's an elderly lady who happens to be sick and needs help from time to time but, these people are literally forcing her to live by herself because unless they illegally acquire personal information about visitors for a "background" check (since when visitors of your own home need background checks), they're not allowed in not even when you own your own trailer. These are the type of rules they have. Not even my mother in laws mother is allowed to visit. They go around every morning and evening apparently "cleaning" the place but, what they're doing is being in your business and constantly watching you, like guards. I saw a lady who was threaten to be put out of her trailer that she worked so hard for if she didn't kicked out her own mother who was visiting from Mexico. Her own mother! They're also known to use cocaine and other illegal drugs. So if you're not an user or have some lips to kiss their butt with, they'll give you a hard time about anything. Everyday they modify and add to their rules. Tried to contact the owner but, that's merely impossible thanks to management who will interfere and do what they can do you don't have communication with them. And yes, do go through this place thanks to management. If you have been kicked out illegally or believe you have and have lost your home please notify authorities. There is an open investigation. Don't be afraid! There's plenty of other parks who are welcoming to visitors, cheaper and are not prison like. Most of these reviews are by the management itself, not the residents. Don't fall for it.
