Skyline Introduce
Choosing a place to call home, particularly within a supportive, age-restricted community, is a significant decision. For residents across the Front Range, Skyline Mobile Home Park in Fort Collins, Colorado, presents an option as a dedicated 55 and older retirement community focused on mobile home living. Located in a thriving Northern Colorado city, Skyline provides a specific style of community living designed for seniors.
The core concept of a mobile home park is to offer residents the opportunity to own their home while renting the land, or "lot," beneath it. This model provides an accessible path to homeownership in the competitive Fort Collins housing market. Skyline, managed by the larger corporation SunCommunities, aims to offer a comfortable and relatively quiet neighborhood environment for its residents. Its focus as a retirement community naturally cultivates a more mature and often more tranquil atmosphere than standard residential areas. Prospective residents should consider that community-managed parks, especially those under corporate ownership like SunCommunities, frequently have a detailed and evolving set of rules and regulations designed to maintain community standards and consistency.
One of the appealing aspects of this type of community is the potential for consistent on-site maintenance and management, though the experience with this can vary widely. While some residents appreciate the amenities and sense of security, others highlight challenges related to management turnover, communication from the corporate owner, and the continual adjustment of lot rent and related fees. Understanding the distinction between home ownership and lot rental—and the associated financial responsibilities—is crucial for anyone exploring the option of making Skyline their next home in Colorado.
The neighborhood is designed to be calm, offering a sense of security that many residents highly value, noting that they do not feel nervous or worry about their safety. This is partially supported by the community rules, such as the enforcement of no street parking after 10 p.m. for security reasons, suggesting a proactive approach to maintaining a safe environment for all residents.

### Services Offered

- Lot Rental Management: Leasing of the specific parcels of land (lots) upon which the residents' mobile homes are situated.

 - Community Amenities Access: Provision and maintenance of communal facilities for resident use (e.g., the swimming pool).
 - Security Protocols: Enforcement of community rules like the no street parking after 10 p.m. policy, intended to enhance resident security.
 - General Property Maintenance: Oversight of common areas, though residents are responsible for maintaining their individual lots, including watering their lawns, raking leaves, and shoveling snow from their own sidewalks and driveways.
 - Utility Sub-metering: It is noted that the community charges residents separately for water, meaning this utility is not included in the monthly lot rent.

### What is Worth Choosing
The choice to move to Skyline Mobile Home Park is often driven by a few key factors that resonate with the needs of the Colorado senior population. Primarily, the affordability of homeownership in a city like Fort Collins is a significant draw. The mobile home park model makes owning a physical home attainable while managing a separate, typically lower-cost, monthly land lease.
Secondly, the atmosphere of a dedicated 55+ community offers a valuable social and lifestyle benefit. For those seeking a quieter life, friendly neighbors, and a community framework that organizes activities, Skyline provides that foundation. The collective sense of security and neighborly support mentioned in resident testimonials highlights a strong internal community dynamic that is appealing. The proactive snow plowing service also stands out as a practical, high-value amenity for residents navigating the often-harsh Northern Colorado winters.
However, it is crucial for interested individuals to approach the decision with a clear understanding of the corporate ownership and management structure under SunCommunities. Potential residents should conduct thorough research on the current state of management stability, recent trends in lot rent increases, and the specifics of the lease agreement, including individual responsibilities for water usage and lot maintenance. This due diligence ensures that the positive community features align with a realistic expectation of the financial and management aspects of living in a corporate-owned mobile home park in Colorado.
Ultimately, Skyline offers a unique opportunity for age-restricted community living in a highly desirable Colorado city, combining the benefits of homeownership with community-provided amenities and a supportive social structure.

★ 5★ 4★ 3★ 2★ 1When I first bought my home there the fall of 2016, I would've said what others said. Nice, quiet, nice pool. However, they have serious management issues. No longer owned by a nice person, it is now owned by SunCommunities and they are a huge Int'l corporation who could care less about the residents. They keep raising the monthly lot rent fee, keep adding more "rules", and keep taking away the reasons for high lot rent, and even charged me monthly for my 2 cats, even though they're indoor cats living in the home I owned, not using the dog park or anything outside MY home. They no longer include water and you pay your own water; they want your lawn watered regularly by you, without any help on the cost of water for that, they want your leaves raked, your sidewalks and driveway shoveled of snow (and this is a 55 and older community), and the worst part is they can't keep a manager. I had enough of the place and the raising of the lot rent and decided to sell. I went to the manager to broker my house sale and she quit (happens frequently there) right after I signed the contract. After the previous manager quit after 2 months to work nearby at another place similar, it took SunCommunities 3 months to find a replacement manager for this one who quit, and for 3 months there was nobody handling the sale of my home and I lost out on those 3 months of possibly selling it. After numerous calls and emails to the SunCommunities headquarters, they wouldn't even reply or respond. I was totally ignored, with them as my broker. It doesn't get much worse than that. Now even the pool can't be trusted. The previous maintenance person quit, and the replacement had never been around a pool or trained, so he messed up on the chemicals and they had to close the pool with a sign "closed for safety reasons". Thank God I hired a new real estate agent, sold my place and I'm free. That truly is how it feels to get away from SunCommunities. Free!!!!
September 04 · Louise BrownePeople are very friendly and helpful. It is a quiet neighborhood with activities to participate in all the time. There is a swimming pool onsite, and they plow the road right in front of our driveways to make it easier to get out of the park. There is no street parking after 10 p.m. for security reasons. It's a quiet, calm neighborhood and I don't ever feel nervous or worry about my safety. I love it here!
February 28 · Amy PereaTHEY INCREASED THE LOT RENT IN MAY, DURING A PANDEMIC! They say they increase the lot rent according to the local market value. I wonder if they will lower the lot rent this year since the market is heading downwards? When they bought the park they took away free water. The people that can't afford the extra expense (a lot of people living on a fixed income here), don't water. There are a lot of dry, pitiful yards. They also added a pet fee—$10 per cat or dog. They can't explain to me why I get charged when my cats never touch their property. This is the most expensive park in Norther Colorado. It is quiet, has beautiful trees and the people that live are wonderful. It is the best park in town, just do not expect financial compassion.
July 02 · Deanna EstesStaff is nice when it's convenient and you don't need anything, amenities stated are not always available and overpriced for what you receive.Rent goes up every year sometimes you are notified sometimes not.The huge fantastic trees are getting cut down more and more, gets a little less nice everytime. Most of the residents are great.
November 16 · BRENDA MCGOVERNGreat retirement place. Friendly place to be with everyone being extremely nice. Definitely if you have a problem in the park call ABA mobile home parts and service. He is friendly and does the job right the first time.
