I lived there at 7334 Kickapoo trail. It was a real dump! They make them look good enough to get u in and then things fall apart quickly. Not worth the money. Lots of drugs being sold in that community! Kids run wild with little or no supervision.!!!! Stray dogs try to bite people and when you call animal control they never show up! Lord forbid if your car tire is a little low cause they will tag it!!!! I would never recommend this to noone! They need to clean it up and stop ripping people off by selling them faulty homes for high prices.!!!!!! Very, bad experience - brenda whiteman

Shortridge Village Introduce

For many Hoosiers across Indiana, navigating the housing market, particularly in a vibrant and growing city like Indianapolis, can present various challenges when seeking an affordable and stable living situation. Traditional homeownership might feel financially out of reach, prompting individuals and families to explore alternative housing solutions. Among these alternatives, manufactured home communities, often referred to as mobile home parks, offer a distinct pathway to establishing a home base. These communities provide a unique structure for housing, where residents typically own their home while leasing the land it occupies. For those considering options on the east side of Indianapolis, Shortridge Village is a community that may come into view.

Manufactured homes have evolved significantly. Modern manufactured homes are built in a factory setting to federal safety and construction standards (the HUD Code), offering a range of durable and comfortable housing solutions. In Indiana, these communities operate under state regulations and local ordinances, which are designed to ensure certain standards of health, sanitation, and safety for residents. Residents typically engage in a lot lease agreement, which outlines the terms of their tenancy and access to community services.

Shortridge Village is a mobile home park situated in Indianapolis, offering a specific context for mobile home living within the city's eastside. This article aims to provide an overview of Shortridge Village based on publicly available information and resident insights, guiding prospective residents through its location, typical services, and important factors to consider when exploring this type of housing in Indiana.

Location and Accessibility

Shortridge Village is located at 7441 Chinook Cir, Indianapolis, IN 46219, USA. This address places it within an area of Indianapolis that offers a blend of residential living and convenient access to commercial amenities. While not directly on a major thoroughfare like Washington Street, its proximity ensures relatively easy access to key routes and services in the eastside of Indianapolis.

The location within the 46219 ZIP code means residents are connected to a well-established part of Indianapolis. Access to major roads such as US 40 (East Washington Street) and Interstate 70 is convenient, facilitating commutes to downtown Indianapolis, employment centers, and other parts of the city. For those relying on public transportation, there are IndyGo bus stops around the corner on Washington Street, as noted by a resident, providing a practical option for getting around the city.

The surrounding area offers various conveniences, including supermarkets, fast-food establishments, and local businesses, making daily errands manageable. Additionally, residents can find recreational opportunities with various parks in the broader eastside area, such as Ellenberger Park and other community green spaces. The location in Eastside Indianapolis allows residents to be part of a diverse community with access to schools and other essential services that contribute to daily life in Marion County.

Services Offered

Mobile home parks like Shortridge Village typically offer a core set of services that facilitate the living arrangements for their residents. These services are generally tied to the lot lease agreement and the overall management of the community. Based on common practices in manufactured home communities, you can expect the following:

  • Lot Leasing: The primary service is providing individual land plots (lots) for residents to place their manufactured or mobile homes. Residents own their homes but lease the land from the park.
  • Utility Connections: Home sites are generally equipped with hookups for essential utilities such as water, sewer, and electricity. Residents are typically responsible for setting up their individual accounts with utility providers and paying for their consumption. It is crucial to verify which utilities are included in the lot rent and which are separate.
  • Community Management: The park has a management team responsible for overseeing the daily operations, enforcing community rules, and addressing resident concerns. The effectiveness and responsiveness of management can significantly influence the resident experience.
  • Maintenance of Common Areas: Management is usually responsible for the upkeep of shared spaces within the park, which may include internal roads, lighting, and any communal facilities.

It is important to acknowledge that reviews from past residents of Shortridge Village indicate significant concerns regarding the quality of maintenance and management, including issues with "faulty homes," "streets are trash huge pot holes," and a perceived lack of adequate attention to residents' concerns. Prospective residents should thoroughly investigate these aspects.

Features / Highlights

When considering Shortridge Village, certain aspects stand out based on its nature as a mobile home community and insights from resident feedback. It's important to approach these features with the understanding that experiences can vary significantly.

  • Affordable Housing Potential: Mobile home parks generally represent a more affordable pathway to homeownership compared to traditional site-built homes. This can be a key highlight for individuals and families seeking cost-effective housing solutions in the Indianapolis market.
  • Established Community: Shortridge Village is an established mobile home park, indicating a long-standing presence in the area.
  • Convenient Location: Its position in Eastside Indianapolis provides access to local amenities and a reasonable commute to downtown via major roads and public transportation.

However, it is crucial to address significant concerns raised in public reviews, which paint a challenging picture of the living experience for some residents:

  • Maintenance Issues: Reviews describe homes as "faulty" and "not worth the money," with specific complaints about rapid deterioration after move-in. Road conditions are also heavily criticized, with "huge pot holes" and poor street quality mentioned.
  • Safety and Security Concerns: There are serious allegations of "lots of drugs being sold" within the community and issues with "kids run wild with little or no supervision." Reports of "stray dogs try to bite people" and inadequate response from animal control also raise safety concerns.
  • Management Issues: Residents express strong dissatisfaction with management, describing the experience as "very, bad" and accusing them of "ripping people off." Issues with excessive and seemingly arbitrary property rules (e.g., "car tire is a little low cause they will tag it") are also cited.
  • Lack of Professionalism: The reviews suggest a significant lack of professionalism and responsiveness from the park's management or ownership, indicating a potentially difficult living environment.

Promotions or Special Offers

Information regarding specific, ongoing promotions or special offers at Shortridge Village is not readily available through general public searches. Mobile home communities may occasionally offer incentives such as reduced lot rents for a specified period, discounts on home purchases, or move-in bonuses. However, given the nature of the public reviews provided, it is not possible to confirm any such positive offers.

To obtain the most accurate and up-to-date information on any potential offers or available homes at Shortridge Village, it is strongly recommended that prospective residents contact the park directly. This direct communication is essential for discussing current pricing for lot rentals, availability, and any specific terms or conditions that apply. Given the significant negative feedback, it would also be prudent to directly inquire about how the park addresses resident concerns regarding maintenance, safety, and management practices.

Conclusion: Why this place is suitable for locals

Shortridge Village in Indianapolis, Indiana, presents a specific type of housing option within the local market for Hoosiers seeking manufactured home living. Its location in Eastside Indianapolis offers some fundamental conveniences, including access to local amenities, shopping, and relatively straightforward commuting routes to downtown Indianapolis via major roads and public transportation. For individuals and families across Indiana who are exploring manufactured home living as a potentially more affordable alternative to traditional homeownership, the existence of communities like Shortridge Village can be a consideration, as manufactured homes typically offer a lower entry cost into homeownership.

However, it is absolutely critical for any local considering Shortridge Village to proceed with extreme caution and conduct extensive, in-depth due diligence. The overwhelming negative feedback from multiple public reviews raises severe concerns regarding the quality of living within this community. Reports of "dump" conditions, "faulty homes," significant issues with property maintenance (potholes, street conditions), and serious allegations related to safety, drug activity, lack of supervision for children, and unresponsive or problematic management are highly concerning.

While the appeal of an affordable housing option in Indianapolis is understandable, the consistent and severe nature of the reported issues suggests that the living experience at Shortridge Village may fall far short of acceptable standards for many. Therefore, before considering this park, any prospective resident should:

  • Visit the park multiple times at different hours to observe conditions firsthand.
  • Attempt to speak with current residents to gather unfiltered perspectives.
  • Thoroughly inspect any prospective home for structural and maintenance issues.
  • Obtain and meticulously review all lease agreements, community rules, and any related documentation.
  • Inquire directly with management about how the reported issues are being addressed and what tangible improvements have been made.

Without comprehensive and verifiable evidence of significant improvements to the reported conditions and management practices, Shortridge Village may not be suitable for locals seeking a safe, well-maintained, and problem-free living environment. The decision to move into any community should always be an informed one, and in this case, a high level of scrutiny is strongly advised.
