- Taxes (potentially): One listing for a home in "Tall Pines Village" (a different community but showing similar context to Shady Lane) states lot rent includes "water and garbage pick up, taxes and sewer." While this isn't confirmed for Shady Lane, it's a common practice for manufactured home communities to include land taxes in the lot rent. Prospective residents should clarify this directly.
- Community Management: The community operates under the purview of management, responsible for enforcing park rules and regulations, and addressing certain community-wide concerns.
It is important for all prospective residents to confirm the exact utilities and services currently included in the lot rent directly with Shady Lane Community, Inc. management, as details can sometimes vary.

- Affordable Homeownership: A key feature of Shady Lane Community, Inc. is the opportunity for more affordable homeownership in the Central New York area. Manufactured homes often present a lower entry point into the housing market compared to traditional stick-built homes, making homeownership accessible to a broader range of individuals and families. Homes listed within the community often feature renovations and modern amenities.
- Included Utilities: The monthly lot rent typically covers essential utilities such as water, trash service, and brush pickup. This bundling of services can simplify budgeting for residents, as these costs are incorporated into one predictable payment.
- Specific Pet Policy: The community has a defined pet policy, allowing "1 small dog weighing 25 lbs or less or a maximum of 2 indoor cats." There is an annual registration fee for dogs and an additional monthly fee. This feature allows pet owners to find a home where their companions are welcome, albeit with specific restrictions.
- Community Approval Process: To ensure a consistent living environment, prospective buyers must undergo an approval process by Shady Lane Community, Inc. This typically involves a credit check (minimum 680 credit score required), proof of income (last four paystubs or equivalent), a background check, and a landlord reference. This process aims to ensure residents adhere to park rules and regulations.
- Variety of Homes: While specific inventory varies, listings indicate that homes within the community can feature modern updates such as renovated interiors, stainless steel appliances, spacious floor plans, sheds for outdoor storage, low-maintenance yards, and decks. This suggests a range of available homes that can cater to different preferences and needs.
- Access to Local Amenities: The community's location in Kirkville offers convenient access to local amenities, as noted in a property listing, providing residents with everyday necessities within reach.
It is important to acknowledge that some public reviews highlight areas of concern, such as road conditions, management interactions, and specific rules regarding vehicle maintenance and children's outdoor play. While these are aspects for prospective residents to consider and verify, the objective features listed above provide a foundational understanding of what the community offers.
When considering promotions or special offers at Shady Lane Community, Inc., it is important for prospective New York residents to understand that manufactured home communities typically operate differently from traditional rental properties or new home developments. Direct, temporary "discounts" on lot rent are less commonly advertised. Instead, the primary "promotion" is usually embedded in the inherent value proposition of manufactured home living and the services included in the lot rent.
For Shady Lane Community, Inc., this consistent value lies in the relatively affordable monthly lot rent (around $440-$420), which includes essential services such as water, trash service, and brush pickup. This bundling of utilities into a predictable monthly fee can represent a significant saving compared to separate utility bills and property taxes that traditional homeowners face in the Syracuse area. This inherent cost-effectiveness is a continuous "special offer" for those seeking a more budget-friendly path to homeownership.
While the community itself may not feature seasonal "sales" on lot rent, potential opportunities might arise in other ways related to home purchases:
- Competitively Priced Homes: Homes for sale within Shady Lane Community, Inc. are often marketed as "affordable" and "tastefully modernized," suggesting that the value is in the home purchase price itself relative to the market. Listings may highlight features like "newly renovated" interiors at competitive price points (e.g., a 3-bedroom, 1-bath home for $45,000).
- Virtual Open Houses: Some listings have offered "virtual open houses," which, while not a direct financial promotion, provide a convenient way for prospective buyers to view properties from a distance, streamlining the initial search process.

Shady Lane Community, Inc. Reviews
Horrible , owner of the park is nasty, mean ,unprofessional. She could care less about her tenants . Roads horrible , old rotten trees fall all the time . She told me to remove it myself or move out . She also drives around slowing down to inspect everyone's home , yard if the kids are playing outside She will tell them to go inside . Complaining about kids playing , riding bikes taken walks is horrible one time she followed me in her car and of course all the old people love to start trouble , be noisy , watch everyone you and your family make .
Mar 29, 2025 · DebTerrible place to live if you are anything but old and unable to drive. Don't allow you to do maintenance to your own vehicles, housing for rent is often in terrible condition, once an old trailer was haphazardly towed to the back of the property and left to rot. Roads are in terrible condition with pot holes being filled with gravel and plowing is never done on time or effectively. No salt is used which often leaves a nice sheet of ice for your children to fall on as they walk to the front of the park to board their school bus. Speaking of children, It it almost impossible to have a family with teenagers in the park as they do not allow you to have more than two cars in a driveway, no matter the size of the driveway or lot. They offer to let you park at the front, but there is insufficient parking space and often this means walking across a 1/4 mile of the aforementioned ice sheet in the winter to get the the front of the park, on which you will inevitably hurt yourself severely eventually and waste 15 minutes of your time each way daily. The management enjoys activities like driving around in their vans evicting younger couples and bending to the will of the few crotchety old men who live in the park who's wives have long since passed and have nothing better to do than to harass others, which the management not only facilitates but encourages. The woman who patrols the park must also think she has radar guns for eyeballs, as she will attempt to berate you for endangering lives and going a maddening speed if your windows are down as you pass even though you are going exactly the speed limit. PS. The back area where they make you store any boats campers etc. is not only full but infested with ants and possibly termites that will destroy anything wood and invest any camper if it has food in it. Terrible place to live.
