Super friendly staff, both landlord and the office worker that is there are so friendly even the RV park looks nice with the trees; price is amazing, one of the best you can find even because it is right next to a Dollar Tree and Walmart; but there needs to be pest control even if you are living by the woods.We are clean freaks yet we still had gnats, flies, fleas, mosquitos, ants, beetles, spiders and termites going into our RV and to top it off there were cats laying feces on top of our RV. Pets need to be enclosed yet when I walked my mother’s small dog for a few minutes because she was visiting; other dogs came up to him unchained/ loose.There is no 10 year rule on RVs so expect old RVs next to a new RVs. There does need to be hygiene control for safety of children and elderly, some RVs leave their trash outside and don't clean up after themselves. I couldn't take my kids outside because of the excessive amount of mosquitos which lead to me staying indoors for a whole month while post-partum…Laundry machines took about $6 in coins and none of them are labeled ‘out of order’. Price of the Laundry machines is amazing, the best you will find in town but just beware of the coins getting ‘eaten’ by machines.The restrooms: homeless people go into the showers and don't clean after themselves. More gravel needs to be put down for future RVs that stay there.All this can be prevented by just having a few more rules and a bit more security. I will be honest, I dont want to hurt feelings because the manager/landlord and worker were the best and amazing people you can find but sadly there are small things that need to be fixed in this RV park.

There are 3 shower rooms in the laundry building, but beware, they charge you to wash yourself. Monthly rent is a real good deal and the wifi is usable. The manager is most of the time on site and reachable.

When you arrive the office is located in the rear of the RV park, the first building you will see is the laundry facility (clean and well kept for). Free Wifi. Hook up for antenna TV. Familys and travlers here. The water pressure is the strongest I've seen in a park. Fyi, AT&T cell service is below average if they are you're service provider. Quite park for the most part. Walking distance of a 24hr wal mart. Great location if you want to check out central Texas. 40 mins east of Austin were you can enjoy free capitol tours and mesuems or 40 mins west of Brian / College Station that has mesuems as well. Just south of Waco where you'll find the Texas Rangers hall of fame mesume.

Dec 15, 2024 · Charles KnoxMostly long term living with lower end living. Spaces are gravel and grass. Not good for larger rvs at all! Park needs ALOT of maintenance and upgrades. Huge potholes! Nearby Walmart would be a better stay if you have to stay in that town at all.
