★ 5★ 4★ 3★ 2★ 1I do Restoration and Remodel of Homes, Mobile Homes, Condo's, and Hotels. I have spent 3 weeks at Shadowbrook mobile Home Park. I couldn't believe the rent prices, $1,000.00 monthly. That only includes lot rent. Ever since Covid in March 2020, they haven't opened up the clubhouse or the pool. The property that I'm working on had water damage due to several major leaks with the shameful job someone did in order for this brother and sister who are in there mid 70's. For a 14' wide by 70' long, they paid $55,000.00, and I'm here to tell you that this 1985 mobile home isn't worth 5 thousand dollars! These people who own Shadowbrook are honestly thieves. I work for my son at: A & W Contracting, LLC.
October 30 · Dutch RebelShadowbrook reviews are dated here, and so I will offer a more recent description of this manufactured home park for folks over 55 on an increasingly busy highway with a small mall built right next to homes with a flimsy fence between the properties. The management has not improved (we have someone here two hours a day, 4 days a week), and issues we have as residents are thus not often if ever addressed; there was a helpful maintenance person now (one of about 6 or 7 changes of personnel since I moved in 6 years ago, but she and the manager left at the same time at the end of that renaissance; the pool and the activities room are, thanks to the last "manager" are fine now, but that changes as the managers leave; the road in our park has been repaired, so residents can walk in safety; and homes here are, generally speaking, kept in excellent repair. There are three serious issues with the park: (1) This is an extremely expensive place to live, that charges one of the highest monthly rates in the area with rare improvements and increasingly fewer amenities, to some extent because of Covid, but there have been no offers to lower rents, regardless; (2) there is an area of the park that is in serious need of overseeing by the county or state because the homes are within feet of a high precipice, over which homes could topple, that places residents in grave danger (long story, not being addressed except with changes on management's part with the new policy allowing THEM to rent the spaces in question; and (3) there is only one entrance/exit into and out of this park - onto an increasingly busy highway that no county or state agency wants to address and which is situated so that residents risk their lives every time they try to enter or leave. People are stuck here with homes (many not moveable) that they purchased in good faith, and so we endure, but in my opinion, the potential these places offer for seniors on fixed incomes is a myth because of the greed of owners who do not live in our state and have no reason to improve our situation as long as the money is there for them.

Only complaint is the annual raising of the space rent but then again ALL the parks do that whether it's needed by the owners or not. Pool is wonderful and clubhouse is top of the line. May 22 · John StilwellUnfortunately I have to change my review of Shadowbrook. Management has no respect for confidentiality of its residents. Last Sept 2017, their manager came by my yard asking my pet sitter (I was gone for the weekend) if I was growing marijuana in the yard. (?!?!) Not only did this manager not know what growing marijuana looked like, she asked both my pet sitter and her assistant ‘is this marijuana, is that marijuana’ as she pointed to several SHRUBS, she then felt compelled to tell her assistant about why she asked. (from a one time incident way back in 2013). She completely broke all confidential protocol in this incident.To this day, I completely resent that intrusion of my privacy and the fact that this manager should have asked ME about the plants I grow in my yard. Badly done, Shadowbrook...very badly done.
