Shadow Stone Adult Community Introduce
For many Pennsylvanians embarking on their next chapter, particularly those aged 55 and over, finding a community that offers peace, security, and a comfortable lifestyle is paramount. In the welcoming town of Palmyra, Pennsylvania, **Shadow Stone Adult Community** provides a focused living environment designed specifically for adults. This mobile home park is presented as a dedicated space where residents can enjoy a quieter pace of life, free from the bustling energy of younger families.
Shadow Stone Adult Community aims to offer a specific type of residential experience, emphasizing a safe and mature atmosphere. It’s a place where the expectation is a tranquil setting, allowing residents to relax and enjoy their surroundings. While it offers a distinct living arrangement, it’s important for prospective residents to understand the unique facets of this community to ensure it aligns with their expectations for adult living in Pennsylvania.

Shadow Stone Adult Community is conveniently situated at **12 W Cedar St, Palmyra, PA 17078, USA**. This address places the community in Palmyra, a borough in Lebanon County, Pennsylvania, that borders Dauphin County and is part of the Harrisburg–Carlisle Metropolitan Statistical Area. Palmyra offers a blend of small-town charm with practical accessibility to larger regional centers.
For Pennsylvania residents, the location of Shadow Stone provides good accessibility to a variety of services and attractions. Route 422, a major thoroughfare, runs directly through Palmyra, offering straightforward connections to Hershey to the west (known for Hershey’s Chocolate World and medical facilities) and Lebanon to the east. The proximity to these larger towns means residents have easy access to shopping centers, healthcare providers, dining options, and recreational facilities. Additionally, the capital city of Harrisburg is within a reasonable driving distance, providing further opportunities for cultural events, employment, and comprehensive services. The community's position on West Cedar Street offers local convenience within Palmyra itself, ensuring that daily errands and local engagements are easily manageable. While it is important to note the presence of nearby train tracks, leading to trains passing multiple times a day and night, the overall accessibility to regional amenities remains a significant advantage for residents of Shadow Stone Adult Community.

Shadow Stone Adult Community operates as a mobile home park primarily offering lot rentals for manufactured homes, catering specifically to an adult population aged 55 and over. It's crucial for prospective residents to understand what is covered by the monthly fee and what remains their responsibility:
**Lot Rentals for Manufactured Homes:** The core service is providing designated land lots where residents can place their manufactured homes for long-term residency.
**Main Road Snow Removal:** While residents are responsible for snow removal on their individual properties and driveways, the community does manage snow removal on the main roads within the park, ensuring general accessibility during winter months.
**Community Management:** There is on-site management available, which, according to one review, is "generally reasonable" in handling day-to-day issues. However, decisions from corporate leadership have been noted to sometimes override local management in specific situations.
**Utilities (Resident Responsibility):** It is explicitly stated that residents are responsible for a comprehensive list of utilities and services on top of their monthly fee, including:
Trash collection
Sewer services
Water services
Electric bills
Heat/gas bills
Property taxes on the land (despite not owning the land, residents are currently responsible for this, totaling approximately $2000 annually as per one review).
**Home Maintenance (Resident Responsibility):** Maintenance and repairs within the modular home are the sole responsibility of the homeowner, not the park management.
It is clear that the monthly fee primarily covers the land lease and limited common area maintenance, with a significant portion of living expenses and home upkeep falling to the resident. Thoroughly understanding these financial obligations is vital before considering residency.

Shadow Stone Adult Community offers specific features and highlights that define its living experience for Pennsylvania's 55+ population:
**55+ Adult Community:** This is a primary and defining feature. The community is restricted to residents aged 55 and older, ensuring a tranquil environment free from the noise and activity often associated with younger children. This "no kids running around" aspect is a significant positive for many prospective residents.
**Safe Community:** Residents consistently describe Shadow Stone as a "safe community." This sense of security is a critical factor for adult and senior living, providing peace of mind.
**Established Mobile Home Park:** As a long-standing mobile home park, it offers established lots and a community structure for manufactured home living. This means a known layout and a consistent residential setting.
**Quiet Environment (with caveats):** While the community aims for a quiet atmosphere due to its adult-only nature, prospective residents should be aware of the frequent train passages nearby (approximately five times a day and night), which can introduce noise.
**Pet-Friendly (with recent changes and concerns):** The community contractually states it is pet-friendly. However, recent resident feedback indicates significant challenges with this policy due to a single resident's complaints leading to strict enforcement by corporate management, resulting in nuisance notices and eviction threats for normal dog behavior (brief barking). This has reportedly changed the community's atmosphere, making it less welcoming for pet owners and their visitors with pets. Potential residents with dogs should be fully aware of these specific concerns and changes in the practical application of the pet policy.
**Proximity to Local Amenities:** The location in Palmyra provides convenient access to local shops, services, and the broader offerings of the Hershey-Lebanon area, including healthcare, dining, and entertainment, without the direct hustle and bustle.
It is evident that while the community offers key benefits for 55+ individuals seeking safety and quiet, the recent issues regarding the pet policy and external management interference are significant points of consideration that require thorough investigation by interested parties.
---
As a 55+ mobile home park primarily focused on long-term lot rentals, Shadow Stone Adult Community is unlikely to feature "promotions" in the same way a retail business or transient accommodation might. Instead, any "special offers" would typically relate to the terms of the lot lease or the availability of specific homes.
Prospective residents in Pennsylvania should directly inquire about:
**Current Lot Rent:** Confirm the current monthly lot fee, as one review mentions it being $535 per month, and understand if this rate is subject to change.
**Included vs. Excluded Services:** Get a crystal-clear breakdown of what the monthly fee covers (e.g., main road snow removal) and what residents are responsible for (trash, sewer, water, electric, heat, gas, and importantly, land taxes which are substantial). This is critical for understanding the true cost of living.
**Lease Terms:** Inquire about the length of lease agreements, policies on rent increases, and procedures for renewing leases.
**Available Homes:** If Shadow Stone or its affiliates have any manufactured homes for sale on-site, ask about pricing, financing options, or any incentives for purchasing a home within the community.
**Pet Policy Details:** Given the significant feedback, *it is paramount* to obtain a detailed, written copy of the current pet policy. Discuss specific concerns about dog barking and nuisance complaints, and understand how such issues are investigated and resolved by both on-site and corporate management. This proactive step can help manage expectations and prevent future misunderstandings.
Due to the strong feedback about corporate management and specific issues like the pet policy, it is highly recommended to get all agreed-upon terms in writing and to ask very specific questions about how complaints are handled and what protections residents have.

For Pennsylvanians specifically seeking a 55+ living environment, Shadow Stone Adult Community in Palmyra offers a distinct option that caters to particular needs and preferences. Its primary suitability lies in providing a dedicated space for adults who desire a quieter, more mature neighborhood, free from the dynamics of a multi-generational community. The "no kids running around" aspect is a significant draw for many retirees or empty-nesters looking for a peaceful next chapter. The established sense of safety within the community is also a crucial factor, providing residents with peace of mind.
The location in Palmyra is another advantage, offering a blend of small-town charm with practical accessibility to essential services, healthcare facilities in Hershey, and broader amenities in the Harrisburg-Carlisle area. This ensures residents can enjoy a relaxed pace of life without being isolated from necessary conveniences.
However, prospective residents must approach Shadow Stone with a clear understanding of its financial structure and community dynamics. The monthly fee covers only the lot rent and limited common area maintenance, with significant additional costs for all utilities and particularly the substantial land taxes that residents are responsible for. Furthermore, while contractually pet-friendly, the recent experiences of residents regarding the practical application of the pet policy, influenced by corporate management and specific complaints, highlight a critical area for investigation. Those with dogs, or those who value a lively, truly pet-inclusive atmosphere, should thoroughly discuss and obtain written clarification on current rules and enforcement.
In conclusion, Shadow Stone Adult Community is suitable for Pennsylvanians aged 55 and over who prioritize a safe, quiet, and adult-focused living environment, and who are prepared for the full financial responsibilities of manufactured home living. It is a community that offers a specific lifestyle for those seeking a tranquil retirement, provided they conduct thorough due diligence on all policies and fees before committing.

Shadow Stone Adult Community Reviews
**Not So Pet-Friendly After AllShadowstone Village claims to be a pet-friendly community, even stating it in their contracts. But if you’re a dog lover or simply enjoy a lively neighborhood, think twice. While on-site management is generally reasonable, corporate leadership routinely responds to baseless complaints from a single resident by issuing nuisance notices and even eviction threats—without proper investigation. For over a decade, this was a peaceful, welcoming place for pet owners. That changed when one new resident arrived and began filing constant complaints about dogs. As a result, residents no longer feel comfortable letting their dogs relax on porches, walking pets along certain streets, or welcoming visitors with dogs. What used to be a vibrant, friendly community is now silent and unwelcoming—all because of unchecked harassment from one person, fully supported by corporate management. It’s worth noting that the Borough of Palmyra clearly defines what qualifies as a nuisance under **Code §108-7 – Animal Noise Disturbance**. None of the targeted residents have violated this ordinance. Dogs bark briefly at walkers or delivery drivers—normal behavior for any pet-friendly environment. Yet, the enforced policy here has essentially become: *No noise allowed. Period.*If you want a peaceful, pet-friendly place to live, Shadowstone Village is no longer that community.-
May 13, 2025 · Maya JI live here. They charge $535 vper month as a fee. There are absolutely NO AMENITIES that this gets you. You pay for your own snow removal( except for main roads) you cut your own grass. You pay for trash, sewer, water, electric, heat, gas AND taxes on your land that you don't own( currently totaled approx. $2000 ) If u need Maintenance in your MODULAR HOME THEN you pay for it. It is a safe community and 55+ so no kids running around. That's the positives. Also make sure you can endure trains 5 times a day and night! Lol.
Sep 25, 2024 · Michele ArnoldWe have lived there about 8 years. Beautiful neighborhood. Well maintained by the staff. Homes are well kept and attractive. Sidewalks are lit. One of the few manufactured home communities that have garages built onto the homes. Very nice community building for residents' use. Conveniently located to everything. Only one down side, lot rents are a bit high but have seen them higher elsewhere.
Nov 19, 2020 · Brenda RineerThis is a very tight-knit adults-only community in a quiet corner of Palmyra that, some homes, over-look Hershey. The property has a "community room", which is a double-wide modular, for activities or to rent out for large functions for family members. A very nice place to live.
Jul 16, 2017 · Sue RyanI love my home and the people around in here. The lot rent goes up every year and dont see things getting better.... no lighting to walk at night, sidewalks all broken up and uneven. Not a full time regular maintance person on sight ( ex: m-f 9-5 ) . Not even a manager in the office since covid. Horrible stray cat problems. Some us still work and dont count on getting plowed out in the winter till between 11- 1 ...I just wish I would have know more before...
