Shadow Mountain is closing down. People have to have their homes out of the park by October 2026. For the empty spaces the power that be are renting spaces to RV homes. When we When bought our home we were told that the park had a 99 year lease and there was 50 years left on the lease. So we bought a nice double wide with a car port and a sun room. We really liked the house and the park.It turns out that the lease was only a 50 year lease and we have to be out by October 2026. We had planned to die in this house. Well that won't happen. - Lawrence Baird

Shadow Mountain Village Mobile Home Community Introduce

Are you an RVer in Arizona seeking a convenient, affordable, and secure place to stay in the heart of the East Valley? Shadow Mountain Village, located in Scottsdale, AZ, is currently undergoing a significant transition, moving from primarily a mobile home community to an RV park. While this change has brought understandable emotions for long-term residents who previously called it home, it has opened up a valuable opportunity for RV enthusiasts looking for a well-located and functional spot for their temporary stays in the vibrant Phoenix metropolitan area.

Arizona is a popular destination for RVers, especially during the mild winter months, drawing visitors from across the country and locals looking to explore their own state. Shadow Mountain Village, despite its evolving status, is proving to be a highly practical option for those seeking an RV park experience. As one RVer enthusiastically shared, "from an RV park perspective, we couldn’t have asked for a better setup." This sentiment highlights the park's suitability for its current and future purpose, focusing on the needs of RV travelers.

For local Arizonans, the strategic location of Shadow Mountain Village is a major draw. Situated "right off the 101 with incredibly easy access to the 202 interchange," it provides unparalleled connectivity to Scottsdale, Mesa, and Tempe within minutes. This accessibility is crucial for anyone needing to commute for work, access urban amenities, or simply explore the diverse offerings of the East Valley. The park’s affordability, combined with its full hookups and gated environment, makes it a compelling choice for temporary RV living.

Imagine the convenience of having quick access to all that Scottsdale offers, from its renowned dining and shopping to its extensive outdoor activities, while returning to a secure and managed RV site. Despite its current transitional phase, the park maintains essential features that are highly valued by RVers. The presence of a "nice privacy wall" helps to separate the park from external foot traffic, contributing to a sense of security and peace within the community. The positive experiences shared by recent RV occupants underscore its potential as a reliable and enjoyable stop for short to medium-term stays.

The human element at Shadow Mountain Village also stands out. The security guard, Ed, is described as "an amazing person" who "drives around the park regularly and always made me feel safe." This dedication to resident safety and a visible, friendly presence is invaluable. Similarly, Linda from the office is commended for her exceptional kindness, patience, and compassion, especially during unexpected circumstances. Such positive interactions with staff significantly enhance the overall experience, turning a temporary stay into a genuinely pleasant one.

It's important for prospective RVers to understand the context of this park. While it was once a mobile home community with long-term leases, the land lease is expiring in October 2026, leading to its transition. This means that while it is currently operating as an RV park, primarily renting out empty spaces, it is a temporary solution leading up to its eventual closure for mobile home residents and likely a full closure for all by May 2026. However, for those seeking a highly functional and well-located RV spot for the interim period, especially through the winter season, Shadow Mountain Village offers a viable and often praised option.

This article will delve deeper into the current offerings of Shadow Mountain Village from an RV park perspective, outlining its advantageous location, the services provided, and the features that make it a suitable choice for RVers in Arizona looking for a convenient and managed space. We will provide factual information based on available public reviews, ensuring you have a clear understanding of what to expect.

Location and Accessibility

Shadow Mountain Village is strategically located at 8780 E McKellips Rd, Scottsdale, AZ 85257, USA. This prime address places it on the eastern edge of Scottsdale, a highly desirable area within the greater Phoenix metropolitan region. Its most significant advantage for RVers is its exceptional accessibility: it’s situated "right off the 101 with incredibly easy access to the 202 interchange." This connectivity allows for swift travel to major cities across the East Valley, including Scottsdale, Mesa, and Tempe, all reachable within minutes.

The location offers the best of both worlds for temporary residents. While you are "tucked right on the edge of Scottsdale," providing a sense of being within a managed community, you also have immediate access to the vibrant urban amenities of one of Arizona's most affluent cities. This includes upscale shopping centers like Scottsdale Fashion Square, a diverse array of dining options from casual eateries to fine dining, and numerous entertainment venues. For outdoor enthusiasts, the McDowell Sonoran Preserve, with its extensive hiking and biking trails, is just a short drive away.

McKellips Road itself is a significant thoroughfare, ensuring straightforward entry and exit from the park. Despite some external foot traffic due to its urban edge location, a "nice privacy wall" helps maintain a sense of separation and security within the park boundaries. For Arizonans, this means a convenient base for exploring various parts of the Valley, whether for work, leisure, or visiting family and friends. The ease of access to major freeways also makes it a practical stop for those traveling through Arizona or seeking a seasonal winter haven.
