Shade Tree Village Mobile Home Park Introduce
The name suggests a community sheltered by mature foliage, creating a potentially comfortable and more appealing environment for manufactured housing. The park is documented as containing approximately 62 mobile home pads, indicating a relatively modest and manageable community size. This size can often foster a closer-knit residential experience. The primary offering here is the rental of a lot—a space—to place a mobile or manufactured home, giving residents the benefits of home ownership while renting the land beneath, a common and valued housing model across Nevada.
While the experience of any mobile home park is deeply tied to the specific management and lot-level conditions, the park’s long-standing operation in a prime Reno location suggests that it fills an important role in providing affordable lot availability in an area where traditional housing can be prohibitively expensive. Those seeking to own their home and lease their land in a highly accessible part of the Biggest Little City often look to communities like Shade Tree Village. Prospective residents should aim to contact the office directly for the most current information regarding lot availability, home purchasing opportunities, and specific community guidelines.
Its location on Gentry Way ensures excellent access to the surrounding city. Residents are situated near key intersections, including Kietzke Lane, Moana Lane, and S Virginia Street, making quick travel throughout Reno convenient. This strategic positioning means:
- Easy access to a variety of retail centers, shopping districts, and dining options along S Virginia Street and Kietzke Lane.
- Proximity to major city amenities, including local schools, medical facilities, and job centers.
- Swift travel to key areas of interest, such as the nearby Reno-Tahoe International Airport and the bustling downtown Reno area.
For those who require universal access, the property has demonstrated an adherence to key accessibility standards. The available public data confirms the following features designed to accommodate all residents and visitors:
- Wheelchair accessible entrance.
- Wheelchair accessible parking lot.
The centralized location and attention to accessibility further bolster its appeal as a viable and practical residential option for many Northern Nevada families and individuals.
- **Affordable Lot Rentals:** The primary service is providing competitive-priced lots for residents to place and own their mobile or manufactured homes, often including options for RVs.
- **On-Site Management:** A dedicated management team is typically in place to handle leasing, collect lot rent, enforce community rules, and address resident concerns.
- **Essential Infrastructure:** The provision and maintenance of the lot’s utility connections (water, sewer, electric, gas), which residents then connect to their individual homes.
- **Common Area Maintenance:** Routine upkeep of shared spaces, streets, and perimeter areas to ensure a neat and organized appearance. This often includes street repairs, lighting maintenance, and general landscaping of the community grounds.
- **Accessibility Features:** Maintaining the wheelchair-accessible entrances and parking spaces as a core part of its community offering.
- **Community Safety Guidelines:** Implementing and enforcing rules of conduct, noise restrictions, and pet policies (if applicable) to maintain a peaceful living environment for all tenants.
- **Central Reno Location:** The park's address in the 89502 ZIP code is a major highlight, placing residents in a convenient urban setting close to everything Reno has to offer, from entertainment to employment centers.
- **Established Housing Type:** The community offers a popular pathway to homeownership through manufactured housing, a viable option for many Nevadans seeking to build equity without the high cost of purchasing real estate land.
- **Potential for Strong Community:** Many residents have attested to the potential for a positive living experience, with some reviews describing it as an "awesome place" with an "extraordinary" management team, suggesting a highly desirable living situation for those who are accepted.
- **Mature Landscaping:** The "Shade Tree" name implies the presence of mature trees and landscaping that can provide a more aesthetically pleasing, cooler, and welcoming feel than a stark, newly developed park.
- **In-Demand Living:** The park is frequently noted as being "filled to the brim," which indicates high demand for the lot spaces available, underscoring its general desirability and affordability within the Reno market.
- **Proximity to Services:** Being near major arteries like Gentry Way means residents benefit from immediate access to surrounding retail, service, and dining establishments, minimizing travel time for daily errands.
- **Address:** 800 Gentry Wy, Reno, NV 89502, USA
- **Phone:** (775) 829-1441
- **Mobile Phone:** +1 775-829-1441
The opportunity to own a home and secure a lot in a prime area of Reno is a major draw. However, due diligence is crucial; the highly polarized customer feedback—some praising the management and community highly, while others report significant maintenance and safety concerns—underscores the need for prospective residents to visit the property, speak with current residents, and review all community rules and maintenance agreements thoroughly before committing. For the right person or family who values the central location and manages to secure one of the in-demand spots, Shade Tree Village offers a potentially rewarding and economical path to homeownership in Northern Nevada.

Shade Tree Village Mobile Home Park Reviews
- Horrible place. Dumped their garbage behind the thrift store. The trailer park (I lived in the only house in the park)manager and her husband are always strung out. Took a month to fix a leak that flooded under the house. Fixed my sink themselves (wish I could include a photo) then after I gave notice, refused to give me another 24 hours to get my stuff out. Terrible place. A shooting 1 month after I left. Mamager was attacked by dogs in the park but redused to call the police because 'she doesn't do that.' Nevermind their are kids in the park. Glad I got out. August 06 · April O
