Terrible place to live. If you have other options. Then go that route and avoid this place like the plague.Literally never any parking. So if you have a full time job. Forget coming home to a patking spot that's not a mile down the road. You have a total of 10 vistor spots. That will always be taken up by the residents. Management thinks they have special privileges over everyone else in the park. And will single you out if they don't like you. They would tell me they would tow my car for being parked in the visitor spot over night. But yet the same exact people will continue to park in the visitor spot every single night. I have also seen the managers kid park thier car in visitor parking. The owners and property managers are complete TRASH. Always telling you what's wrong with your place and what you need to fix. But never fixing the problems in the park. Like a pot hole that has popped multiple tires. Someone is throwing large shards of glass over my fence. So I always 3nd up having to pick up large pieces of broken glass. Oh the list goes on and on.Like i said. Avoid moving here if at all possible. The place is trash. The parking is trash. Management is trash. Owners are trash. And I'll be doing the same thing. - Ken Moore Services

Seabreeze Mobile Home Park Introduce

Introduction / Overview
Seabreeze Mobile Home Park is a long-established residential community situated in the scenic and highly desirable coastal city of Carpinteria, California. Located in Santa Barbara County, this mobile home park provides a form of homeownership that often serves as a crucial, more affordable housing option in a region marked by notoriously high real estate prices. As an all-age mobile home park, Seabreeze caters to a diverse population, including families, individuals, and retirees seeking the California coastal lifestyle without the burden of traditional property ownership costs.

The community consists of a specific number of spaces, housing manufactured homes and mobile homes that offer a variety of sizes, from approximately 700 sq ft to over 1,600 sq ft, with an average size around 1,232 sq ft. The age of homes in the park varies significantly, with some built as far back as 1970 and others as recently as 2012, indicating a mix of older, well-maintained residences and newer constructions. Residents own their home structure while leasing the land, which is a key factor in keeping the initial purchase prices relatively accessible for the area.

A significant characteristic of Seabreeze, like other mobile home parks in Carpinteria, is its inclusion under the City of Carpinteria’s Mobilehome Parks Rent Stabilization Disclosure chapter of the municipal code. This provides a layer of regulatory oversight regarding maximum permitted monthly space rents, which can offer residents a degree of financial predictability and stability, a major advantage in the expensive California housing market.

However, potential residents should be aware of a recurring theme in public feedback that highlights concerns regarding on-site operational management and community maintenance. Specifically, the availability of resident and visitor parking is noted as extremely limited, and some residents have expressed frustration with management’s responsiveness to community issues such as property maintenance (e.g., potholes) and general resident interaction.

Location and Accessibility
The geographic location of Seabreeze Mobile Home Park is one of its most compelling assets, placing residents in the heart of the charming coastal town of Carpinteria, California.

The official address is 4400 Carpinteria Ave, Carpinteria, CA 93013, USA.

The park is strategically located to offer easy access to essential local points of interest and regional transportation networks:

  • Coastal Proximity: Carpinteria is renowned for having "the world's safest beach." Seabreeze is located near the coast, allowing residents quick access to the beach, the charming downtown Linden Avenue area with its boutique shops and restaurants, and Carpinteria State Beach.
  • Transportation: The location on Carpinteria Avenue provides straightforward access to Highway 101, which is the main artery for commuting to Santa Barbara (a short drive north) or Ventura and Los Angeles County (to the south). The area is also reasonably close to public transit options.
  • Local Amenities: Residents are situated conveniently close to key city services and retail areas. Nearby establishments include various shopping centers and grocery options.
  • Education: The park is located within the attendance zones for excellent local schools, including Aliso Elementary, Canalino Elementary, Carpinteria Middle, and Carpinteria Senior High, making it an attractive location for families.

However, residents considering the location must factor in the acknowledged difficulty with on-site parking. With extremely limited visitor spots (reportedly around 10) and challenges with resident parking, this issue could impact the convenience of daily life, especially for households with multiple vehicles or those who frequently host guests.

Services Offered
As a conventional mobile home park, Seabreeze provides necessary land lease and community management services to its homeowners. These services are typically included in the monthly space rent paid by residents:

  • Space Leasing and Home Sales: The park manages the leasing of the land spaces on which residents' homes are permanently situated. It also facilitates the sale and resale of mobile and manufactured homes within the community.
  • Common Area Maintenance: Standard services include the maintenance and upkeep of the shared community grounds and infrastructure. However, public reviews indicate that the execution of this maintenance, particularly for issues like potholes, has been a source of resident complaint.
  • Community Utility Connections: The park provides the necessary hookups for utilities. The municipal regulation of space rents is a key service aspect, offering financial protection regarding the maximum allowable rent increases, which is a major advantage of living in a rent-controlled jurisdiction.
  • Property Management Oversight: A professional management company oversees the day-to-day operations, rule enforcement, and resident relations. This service, as noted in customer reviews, is an area where some residents have expressed dissatisfaction with consistency and responsiveness.

Features / Highlights
The primary highlights of Seabreeze Mobile Home Park revolve around its status as an affordable entry point into the exclusive Carpinteria real estate market, combined with the structural features of the residences.

  • Affordable Coastal Homeownership: The most significant highlight is the ability to own a home in a highly coveted coastal city like Carpinteria at a fraction of the cost of a stick-built home, offering a unique opportunity for many California residents.
  • Rent Stabilization Protection: Being subject to the City of Carpinteria’s Rent Stabilization Ordinance provides residents with protection against excessive space rent increases, offering greater financial security than parks without such regulation.
  • Home Variety: The park offers a good mix of home sizes and styles, including some larger 3-bedroom, 2-bath units, some of which feature desirable interior elements such as:
    • Open kitchen layouts.
    • High ceilings.
    • Fireplaces.
    • In-unit laundry rooms.
  • All-Age Community: The park welcomes residents of all ages, ensuring a broad and diverse community demographic, unlike 55+ restricted parks.
  • Proximity to Local Schools: Its location is highly convenient for families, with several excellent Carpinteria schools located nearby.

What is Worth Choosing
Seabreeze Mobile Home Park is an option for Californians seeking coastal living in Santa Barbara County under the mobile home ownership model. The decision to choose Seabreeze hinges on prioritizing the core benefit—location and price—over the potential challenges related to community management and parking.

You should consider Seabreeze if:

  • Your priority is affordable coastal access: The ability to own a property in Carpinteria, a highly sought-after seaside town, is the principal advantage. You are buying into a fantastic geographic location.
  • You value rent protection: Being located in a city with a mobile home park rent stabilization ordinance offers a measure of long-term financial security for the space rent, a critical component of manufactured home ownership.
  • Your lifestyle minimizes vehicle usage or guest visits: If you rely heavily on the local area and public transit, or have a single car, you may be less impacted by the significant parking issues reported by residents.

In conclusion, Seabreeze Mobile Home Park is best viewed as a prime piece of real estate in a challenging market, offering a pathway to homeownership by the sea. While the location is superb, prospective buyers must perform thorough due diligence regarding the current state of on-site management, community rule enforcement, and the severe limitations on both resident and visitor parking to ensure the daily living experience meets their expectations.
