Sartell Mobile Home Park, operated by Gemstone Communities, publicly lists a range of services and amenities intended to provide a comfortable living environment for its residents. Based on information from their official sources and general practices in manufactured home communities, here are some of the services offered:
Lot Rental: Residents own their manufactured homes and lease the land on which their home is situated. The land lease amount has been reported at approximately $675, though this can vary.
Utility Hook-ups: Sites are equipped with essential utility connections. However, it's important to note that public records, including a class-action lawsuit, allege "illegal and excessively billed for residents' utility use" and "allegedly faulty water meter readings." Residents are reportedly charged a monthly "Meter Service Charge" fee. Prospective residents should thoroughly inquire about all utility billing practices and terms.
Community Management: The park is managed by Gemstone Communities. While management aims to oversee the community, a customer review indicates concerns about "management watches every move you make and sticks violation notices on your door" and that "retaliation is prominent and management controls tenants with fear and intimidation."
Modern Mail Center: The community provides a "modern mail center" to ensure "packages and letters are secure and easily accessible."
Off-Street Parking: Residents are guaranteed "off street parking" for their vehicles.
Outdoor Storage Solutions: The park states it offers "ample storage solutions" to help residents keep their homes "clutter clear."
Pet-Friendly Community: Sartell Mobile Home Park is marketed as a "pet friendly community," welcoming "furry friends." Prospective residents should confirm any specific pet policies or fees.
It is strongly advised that any prospective resident directly contact Sartell Mobile Home Park to clarify all services, fees, and to fully understand the terms of the lease agreement, especially in light of the publicly available legal concerns regarding utility billing and management practices.
Sartell Mobile Home Park highlights several features and amenities designed to create a desirable living environment. However, it's crucial to present these in context with publicly available resident feedback.
Community Size: The community reportedly has "163 home spaces," suggesting a moderately sized neighborhood.
Well-Maintained Playground: For families, a "well-maintained playground" is advertised as a "perfect spot for children to play and make friends."
Community Storm Shelter: In Minnesota, storm shelters are a crucial feature, and the park states it provides a "community storm shelter" for "peace of mind." (Note: Past reports indicate historical issues with storm shelter improvements, but current information from the park's management suggests they meet standards.)
Proximity to Local Attractions: The park is described as being "surrounded by local attractions," including "scenic beauty of nearby parks like Pinecone Central Park," and close to shopping, dining, schools, and healthcare facilities, offering a "convenient lifestyle."
All-Ages Community: Sartell Mobile Home Park is an "All Ages" community, meaning it accommodates residents of all demographics, including families with children, singles, and retirees.
Home Sales and Rentals: While the provided information does not specify if the park sells homes directly, manufactured homes often become available for purchase or rent within such communities, including remodeled units with features like stainless steel appliances and new flooring, as seen in property listings.
It's important for potential residents to be aware that while these features are advertised, a class-action lawsuit filed by residents against the current and previous owners alleges issues including "sewage issues," "water meter issues," and "lease agreement issues," claiming "hazardous living conditions and exploitative business practices." One review also states the park is "the scariest, dirtiest mobile park I've ever driven through." Another review from a resident moving out simply states "she is sad to go." This mixed feedback highlights the importance of conducting thorough personal due diligence.
Specific, ongoing promotions or special offers directly from Sartell Mobile Home Park are not consistently publicized through general searches. Manufactured home communities sometimes offer incentives to attract new residents or facilitate home sales, which may include:
Reduced Lot Rent for a Limited Period: A common tactic to attract new tenants.
Move-in Specials: These might cover initial costs such as application fees or security deposits.
Discounts on Home Purchases: If the park or an affiliated sales entity offers homes for sale, there might be special pricing or upgrade incentives on specific units.
Referral Programs: Existing residents might receive incentives for referring new residents who move into the community.
Given the ongoing legal matters and public concerns, it is especially critical for any interested parties to directly contact Sartell Mobile Home Park to inquire about any current promotions. Furthermore, it is highly advisable to obtain all terms in writing and seek independent legal counsel to review any lease agreements or purchase contracts. This will ensure full clarity on pricing, fees, and any offers, particularly in light of allegations of "overcharging of utilities" and "more restrictive leases" mentioned in public reports.

For Minnesotans considering this park, it is highly recommended to:
Conduct extensive due diligence beyond this article.
Request and carefully review all lease agreements and park rules with independent legal counsel experienced in manufactured housing law.
Inquire directly with current residents about their experiences regarding utility billing, maintenance, and management communication.
Verify the status of any alleged infrastructure issues and utility meter accuracy.
Ultimately, while manufactured home parks can offer an affordable housing solution, potential residents of Sartell Mobile Home Park should proceed with extreme caution and ensure they are fully informed of all aspects of the community, especially those highlighted in public complaints and legal proceedings, before making any commitments.

Sartell Mobile Home Park Reviews
Don't get entrapped into living here. You are welcome right up to the time you sign your lease. From then in you will be walking in egg shells as management watches every move you make and sticks violation notices on your door when you are conveniently away. The over charging of utilities is theft that can't be contested. If you do, you will be evicted. Retaliation is prominent and management controls tenants with fear and intimidation. This place is , in fact, under investigation and a class action lawsuit is underway against this evil organization. It's too bad, because there are a lot of good people that live in this community. But alot of them don't have the nerve to stand up for themselves or the rest of the community. I did. And I was eliminated. Stay away from this place and be Leary about other MHPs because they are all beginning to develop the same operating style which is based on greed and profits and has little or no concern about the people that live in these communities. It's sad but true.
Feb 23, 2025 · Mike ChirhartI helped a friend move out, and she is sad to go.
May 16, 2025 · Mike MayockCan't have kids toys in the yard or even a few leafs because "it looks trashy" and then there's no trailers allowed on your property yet here the "manager" of this trailer park be breaking the rules. Trashy yard and trailer.
Oct 23, 2022 · Raven GRIFFITHThe park is under New Ownership, read the agreement they want you to fill out. If you own your home, they have no right to take ownership of your home. They want to do a force of title so they can say it's theirs.
Jul 20, 2024 · HD SemperfiConnie is absolutely horrible, the management sucks. They take our money and use it on useless things making our rent payments higher, Connie and her mom (in law?) live rent free because we pay for it. They make our water bills higher because there is a water pipe leakage in the front of the park. I think the rules are unjust as Connie is a hypocrite.. "no bonfires" she had a bonfire,. "No fireworks on the 4th" her and her friend Tara had fireworks on the 4th.. "no unauthorized animals" she has/had unauthorized animals. "No weeds or things in your yard" Connie had boxes from things in her yard and weeds and uncut grass. If I could give this place a 0-5 I would. In the winters/springs the snow is plowed into our driveways, or pushed into the middle of the road making it impossible to get out of our driveways, and on multiple occasions the road wasn't even plowed, there was snow and ice making it impossible to even drive on the road. They would allow the snow to melt in the spring and then it would freeze up again into huge patches of ice. I would not recommend this place as a suitable living environment for anyone. You may as well be better off in an actual house rather than here, the prices are too high, and the whole management sucks. So please consider this review if you are a newcomer debating to live in such an environment as this. In all love - Valen
