Mobile home parks typically offer a foundational set of services to their residents, which often include:
- Lot Rental: The primary service offered is the rental of individual plots or "pads" where residents place their manufactured homes. This fee usually covers the use of the land.

Residents are typically responsible for connecting their homes to these hookups and managing their individual utility accounts, though some parks might include certain utilities in the lot rent.
- Waste Management: Most mobile home parks arrange for trash collection services for their residents, either through communal bins or curbside pickup.
- Common Area Maintenance: The park management is typically responsible for the upkeep and maintenance of common areas, such as roads within the park, street lighting, and shared green spaces.
- On-site Management/Office: Many mobile home parks have an on-site or easily accessible management office to handle inquiries, rent collection, and resident concerns.

Sandel Mobile Home Park Reviews
Slumlord scam. They'll get your deposit and a few months rent, then add BS fees. Once you take them to small claims court they will not honor their requirements.Go anywhere but here.
Jun 02, 2025 · Max MaximusI'd give this place minus points if I could. Nice place, quiet neighborhood but the owner is a slum lord. He'll wait until you've made substantial improvements then won't answer his phone or attempt to work with you when there's a problem. Files eviction a day early so he can jack the price higher for the next person stupid enough to do business with him.
Feb 27, 2023 · Jim EarnestI moved here recently. It is clean and quiet. Close to the highway for an easy commute. All lease to own. Sits on the Arkansas River. 1 mile from Keystone Lake Dam. ~3 miles from Keystone State Park. 20 minutes to downtown Tulsa.
